This place deserves a great review. I booked it because it's just 5 minutes from the Muay Thai gym I came to Chiang Mai for.
It's a place that has everything you need for a stay. Don’t expect anything extraordinary or luxurious; you’re paying fairly for what you get. The room is old but very clean. There’s a small minibar, which is a nice touch. The air conditioning works well, there are hooks for hanging your clothes, and a small table with a chair if you want to work or study. The bed is quite basic, so don’t expect great lumbar support. The pillows are soft, which helps a bit, and the sheets are clean and soft. I haven’t woken up with back pain (unlike some other places where the bed is excessively cheap). They clean regularly, so you can ask at the reception for housekeeping if needed. Every day, they provide two bottles of water and toilet paper, which is appreciated.
The staff speaks very good English. The guy at the reception is extremely friendly and attentive, ready to help with anything you need. The reception is open from 7 AM to midnight. There’s a small café with affordable prices (see attached). They also have some cold snacks in a refrigerator, along with water, juices, beer, sodas, and more.
THE MOST IMPORTANT THING:
If you’re a traveler who needs strong internet for work, studying, or video calls, this is the perfect location. I’m a designer, so sending large files can be tedious with poor internet. The speed and quality here have been impressive, and I’ve been very happy.
Another highlight is the beautiful orange kitten at the reception who is there all the time.
And the REALITY:
The location is literally next to the night market, so there will be constant noise at night. If you value peace and quiet, be aware that there will be activity until around 11:30 PM. But as someone mentioned here, earplugs can solve the issue, or if you go to bed a bit later, you shouldn’t have trouble falling asleep.

Read moreI have stayed here many times in the past, but this last stay was the pits. I booked a Queen bed room and got a twin because a woman in the room that I should have got refused to leave. I should have put a bomb under her door. She would have no choice but to leave. TH place is run down and no customer service what so ever. The short man in the evenings and the lady in the mornings are total morons and have no idea what they are doing. I got my Queen bed room from the second night. The word information should be removed from the front of the reception, like the sign for taxi service because it is always a "No: can't do because they are lazy. I asked for a taxi to be booked and they said it is to early in morning to get, yellow and green taxis run all night, they are controlled by a company and there is a number to call. They both told me to go down the road at the corner of Macdonald and get something from there.Luckily I am a savvy traveler and the night before I went down there as suggested and booked one to pick me up at 430am, my flight was 630am. What is the point of having receptionist at hotels if they can't help you. The rooms are run down and one morning woke up to no hot water to have a shower, so it was cold one.The two receptionist spend most of their time on the mobile or smart phone instead of trying to find ways to better themselves in their jobs, enhance the front desk workings and giving excellent customer service or good, because the latter could not be achieved. I will never go there again. You get what you pay for in life, it's a cheap place and cheap you shall get. All you got was free water. The bed clothes were not that clean. There were tiny holes in the sheets and also bugs were killed on them leaving marks, I don't think I need to explain more....

I have two main issues: First, the beds. I've lived in Thailand nearly three years, so I understand that Thais like hard beds. But these are over the top. Sleep was miserable. I'm leaving with a sore back and splitting headache. For a hotel that caters to tourists, I'm surprised the beds aren't a bit softer like other area hotels. Second issue, hot water. It was reasonably cool during my visit, certainly no need for AC. The first day I had warm-ish water but as I was getting ready to check out, the water in the shower was ice cold.
