TL;DR: Mostly cosmetic issues that could be fixed; overall a nice stay. Would stay again, but wouldn't be my first choice.
Checking in/out and the valet were great. The process was simple and straightforward, and the employees were fast and friendly.
I had a party of three and opted for a room upgrade to a two-bedroom suite, instead of just two beds. This had a bedroom with a full sized bed and a balcony that stuck out about two feet. The other bedroom had a queen bed and a large walk-in closet with a washer and dryer. The bathroom had a walk-in shower, and the kitchen included a full-sized refrigerator, stove, and dishwasher. The living room had a sofa and two chairs, and a desk with a chair to work at. Both bedrooms and the living room had TVs.
The balcony is big enough for 2, maybe 3, adults to stand on. It offered a nice view, but don't expect to lounge or even sit on it. The lock also didn't work to the balcony. As we were on the 17th floor I wasn't expecting anyone to get in it, but it would have been nice to know it was secure.
I also didn't think to check the bed sizes when selecting the suite upgrade, which is my fault, but the full bed was fine for one person. If we had two couples it may have been an issue.
The fitted sheet on the queen sized bed was barely big enough to cover the pillowtop and most of the mattress was showing. Not a big deal, but worth noting.
The TVs had cable but didn’t seem to offer Video on Demand or any casting functionality. A channel listing for the suite would have been nice, but after going through all the channels I found channel 2 had the guide on it. They have a QR code in the room for various amenities, and adding a link to a channel listing would be nice. VOD would be nice too, but isn't necessary, and the networking infrastructure may not be possible with the building's age.
There were a lot of light switches in the rooms. In the master bedroom, there were four switches and we discovered that some of the switches controlled the power to the wall outlets, but didn't actually control the lights in the room. The four lights on the walls were all controlled by switches on them.
The most noticeable issue with the room was the flooring. There were lots of spaces and gaps where the flooring has shifted over time, and even a couple pieces that were sticking up and could have been a tripping hazard.
We were unlucky in that the day we checked in, Atlanta was doing a large event with multiple roads blocked off. Not knowing the city, we were unable to get to the hotel when we first arrived. It's possible that locals would know the right backroads to get to it, but we did not and were just following our GPS. We opted instead to just go to the event we had tickets for, but I would have felt better having all our luggage in the room instead of unattended in my vehicle for over five hours.
While this isn't the hotel's fault, it was an annoyance that I received two separate text messages asking me to verify my email address, after already verifying it when I received the first text, but received no warning that guests may have difficulty getting to the hotel at check in. For an event to have multiple roads blocked off and cops dedicated to directing traffic, there was surely some notice to the affected businesses that traffic would be impeded. If nothing else, they would have known when it was being setup before check-in hours started.
All that being said, the room was nice, just needs some TLC. The staff were friendly and the hotel is beautiful. I wouldn't mind staying at the Georgian again, but there are other hotels that I have stayed at that I will...

I wanted to share my appreciation for Jada, who helped us move to a new room early in the morning. Despite clearly handling multiple tasks and guests at once, she stayed professional, friendly, and efficient. 01:05 AM We’ve been moved to a third floor room with two bed rooms and an outdated kitchen that is locked behind a door. Jada at the front desk has been SO helpful, she’s been trouble shooting all night , and correcting others mistakes all night.

A series of unfortunate events
I am beyond frustrated with my stay at the Georgian Terrace. This is our third day here, and we’ve had issues every single day.
Today, our unit flooded. We went downstairs immediately, and while the staff quickly assigned us a new room, the situation only got worse. When we packed up all our belongings and opened the door to our “new” room, we found a man in his boxers lying in bed — because the room was already occupied!
This is an outrageous breach of privacy and security. Now we’re stuck waiting on the 9th floor with no room at all.
After multiple problems during this stay, I’ve completely lost faith in this hotel’s management and operations. Guests deserve far better than this chaos and negligence.

The manager on site today was very pleasant and immediately offered to give us credit for one night and cut our parking cost in half. She was very polite and pleasant to speak too. Great service and much appreciated!
Extremely Disappointing Experience – Not Worth the Money
Date of arrival 07/09/2025 recently stayed at this facility, and my experience was truly unacceptable, especially considering I paid over $2,000 for what was supposed to be a one-bedroom apartment.
When I arrived, I was given a studio instead of the one-bedroom I had booked. On top of that, the room was in horrible condition. The floors had visible stains, resembling that of semen. The walls were dirty and dented, and the kitchen was filthy, with crumbs all over the stove and outdated appliances that were yellowed and stained.
I was shocked that the hotel would try to charge $75 for incidentals and potential damages when the room itself was given to us in such poor condition. It felt like they were trying to pull a fast one by downgrading my room and hoping I wouldn’t notice or complain.
After I raised my concerns, the staff did eventually move us to the correct one-bedroom apartment, but the entire experience left a terrible impression. For the amount of money I spent, I expected far better quality, cleanliness, and honesty from this property.
I would not recommend staying here, and I suggest future guests be vigilant about ensuring they receive the room type they booked and inspect the room thoroughly upon arrival.

First, I would like to begin with the 10-star staff — whatever the highest rating possible is, they deserve it! Every team member we encountered was kind, patient, and exceptionally professional!!! I would like to personally thank Thembela, Jeremy, Darrah, Jada, Forjan, Trevor, Kendall, and the wonderful housekeeping woman who consistently brought us fresh towels with a smile. Your warmth and hospitality are unmatched — you all went above and beyond to care for me and my family. Thank you! The remainder of this review in no way reflects your service, but rather the condition of the hotel itself.
We arrived on Friday, October 10th and checked out on Monday, October 13th. Unfortunately, we had to change rooms three times within just a few hours of checking in.
Room 1: The moment we entered, there was an overwhelming odor of mold, mildew, and sewage. The walls had stains and holes, and the shower showed clear signs of mildew and dirt.
Room 2: We were moved graciously by staff, but this room had dirty sheets, visible mildew on the shower ceiling, and no comforters — only thin sheets on the beds. The overall cleanliness was unacceptable, and we didn’t feel comfortable showering after our long travel day.
Room 3: Although not perfect, we were exhausted and decided to settle in. However, the closet doors were falling off the hinges, the toilet flushed itself repeatedly, and the shower contained long black hairs. When we reached for towels, they smelled of urine and had visible stains. We had to call for fresh blankets and towels around midnight.
Throughout our stay, we noticed several troubling maintenance and sanitation issues:
The elevators were not clean, the fixtures were dated and the paint was chipping
Stained and torn carpets both inside and outside the rooms, carrying a strong, unpleasant odor.
Cracks in the ceilings and walls throughout the hotel.
Unsecured additional hotel door locks that did not feel safe.
Window glass near the elevators appeared shattered, extending down several floors.
The washer and dryer units were rusted and outdated.
The parking garage was poorly lit, unclean, and contained garbage that remained for multiple days — creating a strong stench and an overall unsafe atmosphere.
As we checked out, we were unfortunately greeted by a large cockroach in the lobby, which felt like an unfortunate symbol of our overall experience.
Despite these serious concerns, I cannot emphasize enough that the staff was extraordinary and did everything within their power to assist us. The location of the hotel is fantastic and truly one of Atlanta’s best. However, it’s clear that the property itself has not been properly maintained or renovated in decades, and it desperately needs an overhaul to match the excellence of its team.
We came for a once-in-a-lifetime family celebration, and while we deeply appreciated the staff’s kindness, the conditions of the hotel were disappointing and unworthy of its reputation or price point.
