Five10 Orange Hotel - Hot Springs You can tell this building and everything in it has character. (I appreciate that). No one here to check you in. I had no one to greet me or assist me. Everything is done through email and or phone. Exterior building definitely looks like it’s part of Hot Springs history. Floors are old, some of the walls are old, including a large square hole on the wall. Nonetheless, it shows the owners put some effort renovating it, before making it accessible for the guests. In the email before your arrival they will send you instructions on where to park, (limited availability), how to get in the building and your room. FRONT ENTRANCE: You have options between the two large orange doors - requires you to unlock the key box to get the key out and unlock the doors. I tried it several times, I could not get it to unlock. Or, you can go to the other door, to the right of the two doors. This door, you type in the keypad and it will unlock it. No issues for me. ROOM: Once you find one of 14 rooms, you will have another keypad to enter your access code, you will receive in your welcome email. (Email is very lengthy, but lots of helpful info). When I opened my door, my king room suite looked cozy, inviting and the bed was very comfortable. Bathroom was good too, with upgraded features. The large shower-head is misleading as water pressure was very low. My bathtub faucet kept leaking throughout the entire stay. MESSAGE BEFORE CHECK-OUT: “Before you leave, please remember not to accidentally leave with any inventory (towels, keys, tv remote, etc.) as our cleaners are instructed to let us know if anything is missing from most recent guest.“ It’s not exactly professional way to send off your guests. However, I do understand being an owner, you have to put some rules with guests. I can see how many reviews stated that owners accuse guests of theft, at check out. At least, owners are transparent with guests. Changing wording may help avert bad assumptions. Overall the room wasn’t bad. Very minimalistic and no additional amenities for this hotel. I wouldn’t even qualify this as a boutique hotel. Some things they put effort into it, others cheap materials that is already seeing wear and tear. In the middle of the night power went out in entire building and we were without power and A/C for few hours. I would still consider staying here. Price was good and honestly, you can’t beat being close to downtown Hot Springs.

I would not rent here again. Upon arrival, we were greeted with an array of disappointing conditions. The bedsheets had holes in them, the towels were damp, and the duvet cover was stained and dirty. It was incredibly disheartening to find the room in such a poor state. Cleanliness is a fundamental expectation for any accommodation, and it was evident that this property was not adequately maintained. The lack of attention to basic hygiene and upkeep was unacceptable. The holes in the bedsheets suggested long-term neglect, and the damp towels indicated either improper laundering or inadequate drying facilities. The stained and dirty duvet cover was particularly unsettling, as it highlighted a significant lapse in the cleaning process. It felt as though no care or effort had been put into preparing the room for our stay. To make matters worse, after checkout, the host sent a message implying we might steal something, assuring us his staff would report any missing items. This was both insulting and unwarranted. The accusatory tone of the message added to our dissatisfaction with the overall experience. Instead of addressing the real issues, the host chose to cast unwarranted suspicion on us, further exacerbating our frustration. Given the state of the room, which was far from clean, it was absurd to suggest we would want to take anything from it. The lack of respect for guests and the poor maintenance of the property made our stay extremely unpleasant. The experience fell far short of what we expected and what was promised. We had no interest in taking anything from such a poorly maintained space and would certainly not consider staying here again. In summary, the combination of inadequate cleanliness, poor maintenance, and the host’s accusatory behavior created an overall negative experience. We were deeply disappointed by the condition of the accommodation and the treatment we received. It is crucial for hosts to prioritize cleanliness and hospitality to ensure a positive experience for their guests. Unfortunately, this property failed on both counts, and I cannot recommend it to anyone seeking a comfortable and respectful stay.

My two-night stay at Five10 Orange Street Hotel began promisingly but ended in frustration, with issues that disrupted my carefully planned trip. The management’s dismissal of my feedback, despite soliciting it, left me feeling disrespected. The first night was pleasant—quiet, comfortable, with decent internet. But the second night unraveled. After showering, I discovered there was no hairdryer in the room, forcing me to spend an hour drying my hair with towels to avoid sleeping with wet hair, which derailed my evening routine. The AC, set to 74°F on heat mode, blew only cold air, leaving the room too chilly for comfort after a long day in Hot Springs. Thin walls allowed loud snoring from the next room to keep me awake past 2 a.m., wrecking my sleep schedule and forcing me to overhaul my travel plans for the next city. Finally, the internet was painfully slow throughout the entire second evening, at 3–4 Mbps, making it impossible to manage online tasks critical to my itinerary. At the property manager David’s request, I shared these concerns in a detailed email, hoping for a constructive response. Instead, I got a generic reply promoting their booking site, completely ignoring every issue I raised. It felt like they didn’t give a damn, which was a slap in the face after I took time to provide feedback they asked for. Each issue—hairdryer, AC, noise, internet—disrupted my long-planned trip, costing me time, comfort, and peace of mind. Stay here at your own risk.
