This is a difficult review because there are multiple businesses involved. Our unit itself was clean and basically in order. The complex itself However is tired and worn out. The grounds keeper and staff do an excellent job and was very friendly and respectful. The laundry room was clean and in good repair. The garbage and recycle sorting area was very clean and organized. However the problem is the capital improvements have been neglected. We booked the place seeing pictures that are quite different that the 17 pics I am about to post. If these pics are removed by the establishment just know the lawn is mostly green outdoor carpet covering the neglected maintenance issues. In one corner there is caution tape because the concrete patio is broken and hollow beneath due to erosion (dangerous). In one pic It appears Pool chairs were stacked to keep people away from other similar danger. Another pic shows an orange caution cone sitting in a hole. We were contacted days before our stay advising of the potential the lawn and pool would be inaccessible due to construction and heavy equipment to repair the sea wall. While construction did not fully commence beyond materials being delivered, trust me when I say the area was already near unusable. The management company sold us something very different than the reality we found. At the same time the management company did make an effort by replacing the broken cooler, coffee maker and small microwave on the third of our 10 day stay. So what’s good?: The complex is so close to the ocean the white noise of crashing waves will lull you to sleep. Our unit had no AC and it wasn’t needed with exception of late afternoon. It cooled during the night especially with the help of plenty of fans. The large sliding Lanai door stayed open (screen door closed) our entire visit. We often kept the front door open to help cool it off in the afternoon. My apologies for the excessively long post. I wanted to be thorough but fair. Buyer beware. Have stayed in 309 and 209 and loved our amazing views from the lanai being right on the ocean. We watched whales from our lanai in January and sea turtles swim just past the seawall everyday. Each unit is individually owned so some are really updated and modern just got to pick the right units. Love the feel of the property. Good mix of owners, repeat guests, and new guests make the pool and common areas a real melting pot. Lots of new people coming to kulakane and it’s more family friendly then before. There is a small pool, lots of chairs and loungers to lay out and small beaches on each side of property. Great beach just down the road. Grocery store, restaurants and coffee shop within 1/4 mile. On site Managers Tony and Debbie are the best. These units Do not have ac but you don’t need it being ocean front with all the sliders and windows open 24/7 I wanted to feel the ocean breeze, lots of indoor / outdoor space from the living room to the lanai. Nothing like falling asleep to the sound of the ocean 40 feet away. Washer and dryers down stairs, free parking and high speed Internet. Feels safe and comfortable here for me and my family.

I believe these units are all privately owned and rented, so this review may be slightly invalid for rooms other than 305. For all the units though, the view is amazing. You can see both Moloka'i and Lanai right from your porch. Sea turtles, dolphins and whales (during season) can be swimming in between these islands too. Absolutely gorgeous. The unit itself wasn't nearly as great; don't get me wrong, it is by no means bad, it's just meh. The beds and decor were fine, there were tons of essentials that you would expect at a condo and some. However, there were some drawbacks. The microwave and other small appliances barely warmed your food. There were only enough towels for 4 people to have one each, which wouldn't be a problem if there were washers and dryers in the units. There is a pay laundromat at the office, but its closed at 7, so we never could make it down there in time. Overall, nothing was a deal breaker, and we had a lovely stay. Oh! The beach access for these condos is not super family friendly, but you can walk just down the road for a sandy beach to enjoy.

I believe these units are all privately owned and rented, so this review may be slightly invalid for rooms other than 305. For all the units though, the view is amazing. This condo is quite old but functional and has no air conditioning. This is basic lodging with a kitchen but absolutely no hint of luxury. The last five years in Maui have been hotter than ever from May through August, so be prepared to sweat a lot in this condo. You will want to eat outside to take advantage of any breeze. The manager is a chain smoker - she sits in the parking lot by the office and smokes a lot after work and at night. You will smell cigarette smoke in your condo if the wind is blowing from the east and sometimes from an undetermined direction, even though it is supposed to be a non-smoking complex. Some of the units need major remodeling. Expect lots of noise through the paper-thin walls (including traffic noise, kids, and banging sounds from the neighbors). Expect to get awakened by a rooster at 4 am every day. The sound of the waves and the morning sunrise is fantastic, however. The site has 2 excellent gas grills. If you want any hint of luxury or peace or cool, avoid this place, but if saving money is your priority, this fits the bill. The bed was ok, but extremely hard, It was almost impossible to sleep due to the lack of air conditioning and noises coming from outside through the necessarily-open windows for the 7 days we stayed. It is right on the beach with a great ocean view, but the reef is tiny, so snorkeling isn't good here due to sandy churn. Pool is tiny, shallow, and unswimmable - only for small kids. No jacuzzi. There is a laundromat - it's $2.50 per load. There is a weekly pupu get-together. The unit that I rented had sticky, 30 year old master bedroom carpet. The site manager is very nice...

I thought long and had before doing this review. We stayed here last week for 5 days. the issue isn't with the condo but more so the cleaning staff. It was clear that the place hadn't been clean good in awhile. There was dust build up on the stove top, stains on the wall in the bedroom and bathroom that i was able to easily remove with a wet towel. The first thing i saw when i walked into the bedroom was a candy wrapper and what appeared to be a vitamin on the floor. My husband found long strands of hair in the bed that did not belong to me nor him. The shower floor was sticky, the glass in the shower clearly hadn't been clean in awhile. This was our first time staying here, we normally stay at the condos up the street but everyone was book aside from this location. I informed the manager of my concerns and sent the cleaning crew to come clean again but i had already cleaned up most of the errors due to the fact that i did not trust them to do much seeing as how they missed simple things the first go around. All they did this time was make the bed ( not change the sheets) and run the dishwasher. Keep in mind i had already ran it before we left so they just re washed the dishes i already washed because the ones in the cabinet were not clean. I normally just call it a lost when i have bad experience and never write a review but for the amount of money spent to stay here the lease they can do is clean properly. The manger seemed very sweet but the cleaning crew failed! lets not mention the two roaches we saw in the kitchen on day 2. Very...
