Do not book here. I have stayed at backpacking hotels all over the world. I am not high maintenance and I did not have high expectations when I came here. I was not in Sacramento for leisure so I did not want to spend a lot of money. But the condition of this hotel shocked me. First, I had to wait 15-minutes for the front desk attendant to finish a personal call - I didn’t say anything about it bc I wasn’t in a rush. This gave me enough time to really notice the broken window, door that’s been duck-taped back together, and the fact that the attendant was in pajamas. When I was finally given a room I carried my bags up stairs to find a scary scene. First, the door looked like it had been kicked in because the lock and the deadbolt had been ripped off. Next, the curtains had been ripped off the ceiling and wouldn’t close all the way (kind of an issue when you can’t even lock the door). Additionally, those curtains had holes in them for god knows what reason. Both lamps were broken in different ways. Every amenity that the website claimed the room offered was gone (iron, hairdryer, etc..). When I opened the bathroom I immediately noticed that the ceiling was covered in mold. Next step was to check the bed. I pulled back the stained comforter and the bed did not look clean. It wasn’t even made properly. So obviously I walk my stuff back downstairs immediately to ask for a different room. At this point I had the pleasure of waiting behind a very cute couple that was demanding a refund for bed bugs. Sounds like they had been completely bitten up and the front desk attendant made the refund process sound very uncertain. She spoke with the “supervisor” in front of us all, describing the bed bug situation openly. She told them they should receive a refund in 3-5 days. No documentation was provided to them. Then it was my turn. I asked if there was a different room and was immediately told no before she ever referenced a computer or book. So then I asked for a refund and was told the same thing that she told the couple. It has been several days and I’m yet to hear from the property. I was in the room for less than 10 minutes and currently still have a charge for two nights on my card and the deposit for damages (what else could be damaged in that room?!). You’d be better off camping on the sidewalk than staying in this hotel. I wish the photos did this place justice but they really don’t reflect how bad it was.

Bad experience upon first time arrival as the initail room given hit us with the punggent smell of piss. Given another room and once ettled and final relaxed enough to car nap, suddenly I was awaken to the god awful siren of the smoke detector, that for reasons still unknown to me, began to go off. I had to call the office to alert them of it's current ongoing siren, which was a difficult task, as it had an ear deafening tone that lasted hours past it's final disarming. Although, I am a smoker, I had not smoked in our non smoking room. I explained to the manager that no one, including myself even passed by the room smoking. I was irritated that he persisted to asked me, the same question several more times 4as though my answer would change. I the room had no smoke or smokey smell nor did it smell of perfumed spray in an attempt to mask such a scent. After about 10 to 15min of that horrible siren the manager as finally able to make the ringing stop. Unfortunately, once reattached it began to sound off again... When I asked to go get another one, he polietly abliged. 2 Management has a natural sweet and kind disposition but lacking the professional "what can we do for you to make now your visit a pleasurable experience here with us." As changing the room and smoke detectors would be expected. Curb side appeal needs updating General cleanliness of room was ok The end Updated as for returned to. Smooth sailing stay... Laid back, quiet stay. No hassle with booking online each day and for the most part, left alone. Love the staff and security.

Convienantly located off the freeway. Got a really good deal on priceline. Unfortunately, the site needs to be updated. I am a diabetic that travels with insulin and we were notified upon check in there are no fridges or microwaves even though the website states otherwise. But finding places that are bug free are always hard to find and I was glad we didn't have any issues. Maybe because all you have is a bed tv and shower there's not much risk of bringing such things in. I was ok with going without my life saving meds but it would of been nice to know ahead of time so I didn't have to waste my $1500 medicine due to no fridge accessibility . Other than that it is worth the value. Only had neighbors blasting music for about 20 minutes. I wasn't nosey enough to see if security made them turn it off or they went to sleep. Also want to add the security presence and cameras do give a better sense of security since other reviews have stated issues with homelessness in the area. There is an issue in most of downtown area but it looks like they keep the area pretty safe with security present. Last but not lest I just want to add I really would have gave 5 stars but I feel they need to work with priceline to update the website to give a full disclosure of the amenities offered (NONE). I am happy with a clean bed and shower available for the price however I feel I would have spent a few bucks more to have a fridge and Wi-Fi available

xxBED BUGS××× UPDATE××× ROY INN IS MANIPULATING MY REVIEW AND VIEWING PHOTOS OVER AND OVER SO YOU DONT SEE CERTAIN PHOTOS. February 14th 2020 we rented a room for 3 days. Room number 209 to be exact my 4 year old son and my wife slept on one bed The other Was for me. We wake up the next morning. I notice a few bites on my wife's arm. Not many. Maybe fleas or something. We also noticed multiple bites. 37 to be exact on my son you may look at the pictures to prove it. And notice the hospital band on his wrist. Because that's where it led us to I was told by the doctor Those are bed bugs bites So we come back to the motel ask for refund and this told the owner will be in the next morning. So the next morning without any argument. All of her money was returned. No problem. I didn't know too much about bed bugs and what happens and what they do and all that. So I started doing my research. Come to find out if it's a big mess. So I contact the motel and I talk to a manager. For two days. We negotiated a price. And all I wanted was our house to be exterminated And all the other measures you have to take when coming in contact with bed bugs. So at the end of all this relaying messages back and forth between the manager the owner at the end of it. I was told $50. Take it or leave it. So, of course I left it. I had already talked to an attorney. That was more than happy to take my case. And I know just could take you up to my 8 months. Of course. Out of our own pocket, I would be spending a lot of money. And I don't have eight months to wait. So that's why I wanted to settle out of court. The last night I was contacted by one of the managers. And I had emailed them. After I was insulted by the $50 offer and I told them I will post reviews and I will call code enforcement. Being busy throughout the week. I didn't have time for this here leaving reviews anyway I was told by that manager that the owner is an attorney himself. And now he wants to offer me $200. So at the end of our conversation, he said he'll talk to me today. In the morning, So what I did last night I emailed them again. Explain to them that I have no more time to wait. And either we come to an agreement or I'm just going to go ahead and go with an attorney. So I never got a phone call back from them. I told him I just wanted an exterminator to come out my carpets cleaned Basically, it was coming out to about $1,400. I got no phone call back. I just called in. The manager tells me that's too much. Too bad. It's Saturday and code enforcement is not open. But I'll be talking to them Monday morning. Obviously this place is infested and like the manager had mentioned other people that have stayed in that room and just has not happened to them. Well, I also stayed in that room and it did not happen to me. So I will agree with him on that. Now, I don't know why they chose my son or if it was just that bed. But he's never had nothing like that and did not have it today before we went. And I'm going to leave that for the courts to decide. I even added a picture. Of a cockroach I noticed going across the wall. As I was on the phone with the hospital. And if you look at my history, I have no history of making reviews because that's just not my thing. But this has to be known. And the owner has to know he's not going to get away with this and insulting me with what he's offering. I mean think about what my son is have to experience it and I told him in more detail, which I'm not going to put out here publicly. But I guarantee you he would not put his family up in...

This is more of a zero star hotel rather than a 3 star.

The front desk clerk told me that I needed to provide paperwork proving my dog is a service dog otherwise they would charge me a $15 pet fee. I informed the staff that it is against ADA laws to request to see proof that my dog is a service dog to which the clerk said it is their policy. I requested that policy in writing, which he was unable to provide. He said that guests always just show proof when he asks for it. Sir, just because other guest engage you in your ILLEGAL practices, does NOT mean that I have to join along. I informed him that I will be notifying the ADA if I am charged a pet fee. And believe me I will be reporting this incident to the ADA and filing a complaint, especially if I see a pet fee for a service dog on my check out receipt. I have taken pictures/video of the condition of the room, so if you attempt to charge me for any damages that my party did not cause, I have proof and we will be before a judge.

The elevator was broken and we had to climb up the stairs late at night when we were exhausted.

The entire building is absolutely dilapidated and it needs to be torn down and rebuilt.

The room was absolutely dirty. There was a large brown spot on the bathroom sink that clearly was not cleaned since I was able to wipe it right up with a wet towel.

The bathtub had black marks all on the bottom of it.

The floors were gritty and dirty as I wiped it with a paper towel.

The outlets didn't work properly

The location is next to an IHOP, which is great for eating out but quite loud at night due to the delivery trucks which inhibits sleeping.

The staff is rude

The carpets are dark green and visibly filthy. I was afraid to walk on them even with shoes.

My previous experiences with The Red Lion Sequim, WA and Tempe, AZ were great. This Sacramento-Midtown location beyond fails in comparison. I am utterly disgusted with the customer service (actually the lack thereof), the location, the condition of the building, and the filthiness of the room.

I just completed driving for 15 hours straight. All I wanted was a good night's rest. Yet, I'm here writing a review at 1:30 in the morning because I can't sleep in this disgusting room. I can't wait for the morning to check out and find another hotel in hopes to just get at least a nap without the eebie jeebies feeling. What a terrible way to start my vacation off in California.

Signed,

One disheartened and...
