I stayed at AC Hotel Phoenix Tempe/Downtown recently, and overall, it did not live up to its four-star status. My experience had several issues, ranging from billing to comfort, and unfortunately, I can’t recommend this property in its current condition.
Unjustified Parking Charges (Most Frustrating) The hotel automatically charged me for two nights of parking even though I didn’t have a car. The front desk never asked if I needed parking during check-in, nor was there any license plate recorded. I discovered the charge myself while reviewing the final bill. When I brought it up, they removed it without an apology or proper explanation. This lack of transparency and professionalism was unacceptable.
Indoor Air Quality & Allergic Reactions Both I and my friend experienced congestion and itchy noses whenever we returned to the room. It seemed like a reaction to the cleaning products used, and given the closed nature of the room, it made things worse.
Poor Ventilation System – From an HVAC Professional’s Perspective As someone who works in the HVAC industry, I paid special attention to the room’s ventilation, and frankly, it was very poor. The windows were completely sealed shut, which meant there was no access to fresh air. The air in the room felt stale, and the fan system was extremely noisy at night—an indication that the unit likely hasn’t been properly maintained in a long time. In a hotel where disinfectants and cleaning agents are frequently used, having a reliable source of fresh air is not a luxury—it’s essential. Unfortunately, this was completely lacking.
Noise Levels Soundproofing was disappointing. I could hear airplanes flying overhead starting at 5 AM, which made it hard to get proper rest. For a hotel in this category, I expected better acoustic insulation.
Disappointing Food & Design – Not Truly “European” The brand promotes an authentic European experience, but this wasn’t reflected in the design or food. The style felt more like generic modern minimalism than anything distinctly European. The breakfast selection was extremely limited and average in quality—more like something from a supermarket than a curated culinary experience. Nothing stood out.
Overall Value – Feels Like a 3-Star Hotel Considering all of the above, this property felt more like a three-star hotel. From service quality to comfort, and from amenities to atmosphere, the experience fell far short of the four-star promise.
Conclusion There’s a clear gap between what this hotel advertises and what it actually delivers. Without serious improvements in ventilation, service, and attention to detail, I wouldn’t consider returning. There are better, more honest...

I stayed at the Tempe location recently for the second time and remain impressed with the overall experience. The hotel is in a good central location being a 5-minute walk or $5 Uber from the main bustle of Mill St. It is also in close proximity to ASU and Sun Devil Stadium.
Staying true to the European model, their standard rooms are smaller than what you'll see at most other Marriotts. The desk was just enough space to fit my laptop and mouse. To their saving grace, the lobby provided an inviting workspace aside from the loud background music. I appreciated the artwork and attention to detail invested into the public areas. The bathroom features duel shower heads which is a unique touch I like.
Generally, the staff was positive and genuinely interested in making my stay pleasant. The only exception to that was during my last visit when the front desk clerk projected an indifferent attitude. Not a good look for a guests' first impression.
I am a fan of the rooftop lounge/pool area. It is a great place to chill after hours complete with limited sweeping views over Rio Salado Blvd. The only downside is that there isn't a hot tub. The gym is also located on the sixth floor and provides a good view while working out.
They serve breakfast in the form of a European style continental buffet. Having eaten there a few times, I was very happy with what they had to offer. Personally, I like making prosciutto & swiss stuffed croissants, accompanied by spinach quiche and coffee; which is good stuff. You get a lot of fine options for $15. If that's not your taste or you're looking for old fashioned pancakes with eggs & bacon, go down the street to "Matt's Big Breakfast"--you can thank me later
A couple downside are: that parking is located in a shared/adjoining structure which costs $14/day; and the hotel no longer offers enhanced high-speed internet. While you'll be hard-pressed to catch up on Netflix episodes, I found it fast enough for my work needs.
Overall, I recommend the AC Hotel Tempe if you're looking for a modern/moderate luxury or unique stay in the Tempe area for a moderate price: 4.5 (rounded to 5)...
Read moreA nice hotel with a rooftop terrace with excellent views. It’s close to places you might want to go outside Tempe, and there are lots of restaurants nearby if you don’t want to head to Scottsdale. But the hotel could use some improvements.
At check-in, the guy at the desk did not acknowledge that a guest was waiting to be attended. I’m a patient person and would not have minded a wait given he was on the phone, but a nod or “someone will be with you in a minute” is not much of a distraction from his phone conversation. Britney who walked over after a few minutes was pleasant.
I reserved a room with a lake view, but got a second floor room with barely a view. I saw more of the hotel dumpster and the pool of the apartment building across the street than the lake itself. I went down and requested a different room, but was told none was available. I don’t know if all the “lake view” rooms are this way (it would seem so given the location of the hotel with respect to nearby buildings with an actual lake view), but they really should stop marketing the rooms in that corner of the hotel or the lower floors this way. Partial lake view is a more honest marketing.
The room itself was generally clean, but on closer look, found that some sockets were dusty, the coffee maker was dusty, and the glass cups in the mini fridge had soap scum on them. The bed sheet had a small stain and two holes in it that housekeeping should have seen when they made the bed. I requested the sheet be changed, which was promptly done. There was also a small puncture hole in the leather sofa bed.
It was my first time in Arizona, so I don’t know if this is the norm here, but other than Britney, I found everyone who manned the reception desk cool at best. I stayed three nights, and other than again Britney, no one said hello even when they made eye contact as I walked by. When I checked out at 5:30 am, the lady could not muster “good morning” and only said hello after I did. No “thank you for staying with us”, or “safe travels to your destination.” Granted she may have worked overnight and was exhausted, but small courtesies like this go a long way in making your guests feel welcome.
The hotel seems catered to business guests and maybe that explains these issues. I would not stay here again, but I wouldn’t discourage others from doing so. Just be cognizant of these issues and manage your...
