Going into my third year with an insane price jump to boot, I can finally put to words what I think about this place.
Amenities:
At first glance, the property appears to have everything a regular complex would. Just dial your expectations down. Thank goodness the neighborhood has a handful of gyms nearby -- otherwise, you couldn’t get a complete workout done. The apartment’s gym has the bare necessities, albeit outdated. Sticking to the “clubhouse,” it’s nice to have but limited in room. The pool is fine. Go early to avoid crowds.
One very unfortunate thing is a severe lack of anything to do for the money. Sure, the leasing team will say “the neighborhood the neighborhood yada yada yada” but for upwards of $2,000 per month, that argument becomes moot. Fast.
Front Office:
On one hand, a couple of people are very kind and willing to listen to issues. They can be direct in a way where tenants understand what can or can’t be done. On the other hand, a select few can be so hostile to a point where it’s easier to just send an email, hoping it’s answered by someone a bit more understanding.
Maintenance:
They’re good. They do the best with the tools they’re given. I’ve had a few issues with my apartment and they’ve always been able to fix it. A couple of things had to go unfixed but they’re either so negligible they don’t matter or something I can work around such as my bathtub faucet not extending past the lip of my tub or my microwave door handle breaking within months of me moving in. My air is constantly not working though. At this point, I’d rather have my AC unit replaced than to have someone constantly coming and going to fix it. It’s hot. It sucks.
Living:
While the apartments aren’t necessarily old, they’re not necessarily new - which plays into the property’s favor. Newer buildings are made so fast now, which can lead to so many issues rearing their ugly heads. With that said, the lack of newer amenities is made apparent when simply Googling complexes across the street. But you have to ask yourself, do you need such frivolities? At least I can sleep at night without hearing my neighbor’s music. Unless they play it too loud or place the speaker by the wall. Because the walls aren’t THAT thick.
Neighborhood:
Inman Park, Old Fourth Ward, Reynoldstown, Midtown, Grant Park and others are within your grasp. They’re all largely the same. It’s a shame residents who used to make up the neighborhoods are being priced out. Some businesses are still run by locals. Give them as much support as you can before you head to your favorite local chain or pub made up of frat boys still carrying a torch for their college years even after graduating a decade ago. One thing I’d like to make clear: if you’re coming down from the suburbs because you thought you’d give city living a shot, be prepared to experience a different sect of what you’re used to. We’re diverse. Get used to it.
Worth:
Is Highland Walk worth it? Yes, with caveats. The neighborhood is good if not packed. The building is well constructed though not perfect. Amenities are basic. Bring a roommate to split the obscene costs. We’re charged for every little thing, par for the course obviously, but more so here. Package delivery, trash pick up (that doesn’t show up when they’re supposed to), community electricity, this, that, the other. Good Lord. It makes a $1700 apartment $1900 before utilities. It’s not like the complex is getting better either; you’re just paying more. There aren’t any improvements year over year. In fact, they had the audacity to offer ONE free maid cleaning for anyone who renewed. My rent went up 17% and all I got was ONE free maid cleaning? God forbid I complain because I’d probably just get one giant eye roll. If you can catch a deal, Highland Walk is worth it. However, two years later, I’m finding myself not enjoying my time as much...

• They’re a super dog friendly apartment! Lots of areas for your dog to play and the pet fees aren’t anything crazy. If you have a dog its the perfect place to live • I’ve signed 3 leases here and the increases in rent have been super reasonable! Most apartments increase your rent a ridiculous amount depending on when you resign but I haven’t experienced that here. Their fees have also always been way cheaper than other complex’s in the area that I have compared it to. I don’t feel like I’m over paying for any of the fees/services (trash, package service, etc.) • The parking is FREE for you and any guest which is so convenient! There is also always plenty of parking in the parking garages so you’re not hunting for a spot. Every other apartment I've looked into in the area has paid parking so this was a big plus for me • The location is amazing. Beltline access is right outside the main entrance/exit! 5 minute walk to Ladybird and Krog. Also walkable to Ponce City Market and Piedmont. Del Bar, Barcelona, Bar Taco, BeetleCat (and many more) are all great restaurants and all a 5 minute walk. There’s 2 nail salons 5 minute walk away (so reasonably priced I was shocked the first time I went). The area is really growing with so many fun businesses! If you like to workout there’s a pure barre 5 minute walk away and there is a yonder yoga and bodyrok opening across the street (literally across the street lol). • Amaris and Monet in the office are amazing! Read moreThe apartments are nice and updated, and the complex even has a dog park. During the day, this seems like the perfect apartment complex -- in a trendy neighborhood and walking distance to the BeltLine and dozens of shops and restaurants. However, I visited in the evening twice this past week and the noise was unheard of for an otherwise upscale and peaceful area. First, the bar/pizza restaurant directly across the street from Highland Walk draws rambunctious nighttime crowd. People gathered in their parking lot, blasting music and bass from their parked cars for hours. I could clearly hear it from inside the sushi restaurant that's on the bottom of Highland Walk, so I can only imagine trying to sleep through it...And this was a Monday. On a different occasion, cars were street racing and doing donuts on Highland Avenue. People were blocking the roads, preventing other vehicles from passing. Both unsafe and disturbing.
