I've lived here for three years, and at first, I loved it. The community was great, management was swift in communication and easy to get along with. Any problems were solved immediately, and they were understanding of their tenants. I used to recommend this building to the other students at my school, because it really was a great place to live. However, management has since changed to Peak Management (2015), and everything is AWFUL. The property manager is ridiculous, rude, and arrogant. Since new management has come, living in this place has been hell. They've gotten rid of any and all perks (some of which were removed for "aesthetic"), maintenance is nonexistent and they are terrible at getting back to tenants. Instead of issuing formal notifications like a normal professional business, this management seems to prefer leaving passive aggressive pieces of tape around the building as "official notice", giving less than the required 24 hour notice before important changes, entering apartments under false pretenses, or waiting until after hours to slip notes under doors so no one can protest. I've had my bicycle THROWN AWAY for having a partially flat tire WITHOUT any warning, aside from a piece of blue tape on the underside of my blue bicycle that I did not see, and only became aware because I saw the tape on other bicycles that had not yet been thrown out. (And yes, it was in the correct bike area.) When I confronted management about the bike issue, I was told bikes not in peak (no pun intended) riding condition would be thrown away.
In addition to this, they have changed rules to the building AFTER sending out releasing contracts. Slimy. On the topic of releasing contracts, we were given a grand 2 weeks to decide whether or not we would be releasing for the FALL OF 2016! My 12 month lease was only 3 months in at the time (having started in the end August, the notice being in November), when releasing was in March prior to this. Completely reasonable.
At this point, I'm afraid of asking management for any sort of help regarding my apartment in fear of some sort of unjustified action against me. I will be leaving as soon as my lease is up, and never look back.
In short: Management makes living here not worth the price. Rent has been upped, tenant property has been damaged, perks have been removed, pet restrictions have been intensified, and the manager seems to think it's professional to act like a pretentious, passive-aggressive snot to tenants and their families.
My recommendation to incoming students looking for a place to live would be to live somewhere else. These people are less than understanding, and will not help you with anything at all, but make living here a countdown to the day you can...
Read moreLived here for a year, incredibly frustrated and disappointed by the way this place was run. I never leave reviews on anything (negative or positive) but this place was unpleasant enough to warrant it. You pay luxury prices (Average at about $850 a month PER person in a 2-bedroom apartment) for a poorly ventilated, glorified concrete dorm. Rent was never consistent and my roommate was paying significantly lower prices than me because I had a window in my room. This window, if opened at all, would let in bits of cut grass and mulch from the lawnmowers that would absolutely cover my window frame and bed. In the winters it would get so freezing that we had to cover the entire thing with plastic to prevent frost. The wall outlets were broken and would often let air inside that you could feel and hear. Since we were in the bottom floor people would often lean themselves against our windows to smoke, and it would make our entire place smell like cigarettes or weed. We didn’t have access to our mailbox for three months because they continuously forgot to make a key for us until we bugged one of the owners enough to do it. The managers were never consistent there and nobody ever knew who to go to for anything (if they were even IN the office.) Our microwave handle fell off twice (which they made us pay for) and whenever folks came into the apartment to install or fix things (like when they replaced the mattresses early on or when they randomly brought another table in) it was incredibly jarring and improperly for-warned.
Also a huge ant problem once summer rolled around because they started coming out of the cracks in the floor. Almost every person i have spoken to here has had a bad experience. The only good thing about it was Dasha at the front desk. She was amazingly helpful at all times and deserves to work...
Read moreI currently live at the Abigail in a 3-bedroom apt. I feel the atmosphere of the apartments is great for any college student. It has a very artsy and urban decor throughout the building. The rooms are very spacious equipped with a fridge, oven, microwave, AND your own washer and dryer. The bathrooms have more than enough room for yourself and other roommates. With any new management comes everyone's fair share of hiccups and confusion when it comes to bills and accounts. That being said, Peak Property Group has done a great job at making the transition to a new management virtually painless. They are currently re-vamping the lobby such as adding a front desk and making it easier for new tenants to learn about the building. The downside to the Abigail is that depending on which room you live in will determine how strong that complementary Wifi is. My roommates and I eventually had to get our own internet because we could never connect to the Wifi. The floors in the apartments are painted concrete that gives the rooms that lofty-industrial feel. I have noticed that if you walk around barefoot or fresh out of the shower some on the paint will stick to your feet and peel off. Not a deal breaker but a bit of an annoyance. Another thing you have to be aware of is sound travels very well in these apartments. I can hear my neighbors clear as day. I can even hear the tenants above me and down the hall pretty clearly, especially on weekends. I wouldn't recommend this for people who are light sleepers or for people who go to bed early.
