I've lived at AMLI Fountain Place for almost three years now, and in my time here I've had two separate units. The building is obviously beautiful from the outside, and it's one of the "nicer" apartments in Dallas.
The staff is largely great, maintenance team, concierge desk, cafe and bar as well.
However you should be cognizant that the units themselves in my experience are not built to the highest standards. My first unit here had several doors where they would not lock, because the mechanism and the hole drilled for the lock were misaligned.
Moving forward to my new unit (which was a larger upgrade) and there is the same issue where my bedroom door cannot lock as the holes were not drilled in line with the mechanism. Even worse, there is no internet cabling ran to my unit. This was reported several times to AMLI however there has been no remedy. Spectrum/AT&T did diagnostic work over a few days with me and it turns out they never ran the cable for my unit's internet to the IT room where it actually connects to the internet. Imagine a 4k+/mo apartment, and you can't even get a normal internet provider. I've been stuck using a 5G cube which is not optimal for WFH.
Our refrigerator has also been incapable of producing ice for about a year now. We had several service calls to "fix" the issue but unfortunately there was no resolution and it has since been ignored. Not the largest issue in the world... but really no fix for ice functionality in a "luxury" building?
We then move onto my first issue where I actually needed service from the AMLI team. One of my shower doors spontaneously imploded when not in use, heard from a few rooms over. Upon inspection the hinges were drilled at a crooked angle, putting pressure on the glass pane. Common sense says that based on the other flaws in build quality mentioned above, that this is par for the course.
The issue however is that after repairing my door, with no provided quote, estimate, or conveyance that "I" was at fault for this spontaneous explosion of glass, a mystery bill for $1600 was added to my rent portal with no receipts, invoices, or explanation. Furthermore, I couldn't even pay my rent separately to inquire further or dispute the charge. AMLI's portal aggregates all owed money and forces a single "pay total balance" style. The issue here is that you are coerced into paying up front, as to "not, not pay rent."
This can be chalked up to honest mistakes and miscommunications, but after speaking with the property manager Shanda today, it's clear that the building has 0 clue on how things are supposed to go. At her insistence I now will have to work directly with AMLI's legal team for any remedy to this. The worst part is that I was lied to by Shanda blatantly about my own communications with the maintenance team (who themselves are awesome!) so now I'm left with a completely sour feeling about the building, and instead of upgrading again when my lease is up as I intended, I'll be departing as there are plenty of other nice buildings downtown. It would have been easier to admit a lapse in communication as mistakes happen, but to me lying to a resident of 3 years and escalating what shouldn't be a major issue is pretty disgusting.
I'd say live here if you want to experience it for a while, but realize that in my opinion it is more veneer than substance. And know that management will try to gaslight you, should issues arise. The other residents are great, the bar is fun to hangout at, and the concierge and maintenance staff are very friendly and helpful, but all good things come to an end.
PS AMLI staff - I'm still waiting for internet cable to be ran to my unit, almost two years later :) (its 2025!)
PSS AMLI corporate - it took one conversation with your best saleswoman (property manager Shanda) to decide I won't be renewing my lease, nor upgrading as planned after 3 years of being here. Should probably re-evaluate how she is trained to handle...

Cons: Many of the amenities promised upon move in have been reversed, are broken or never provided
This is a nice building. Not a perfect one. Hence 3*. I hope before I leave some of these issues will be fixed and that we can have our skylounge access back but c’est la vie.
(Also.. as much as I appreciate the staff, I think it’s slightly misleading to incentivize leasing agents who don’t live here to leave 5* reviews… but that’s above...
Read moreLast weekend, my partner and I toured downtown Dallas luxury apartment AMLI Fountain Place with Senior Leasing Professional Jerry B. The luxury residence is incredible -- beautiful, well-maintained (clean which is rare even with luxury apartments, as I've experienced), has fantastic amenities, great floor plans with high-quality buildouts, low-priced guest suites, a beautiful pool and deck, incredible gym and studio, and secured parking for residences and guests (guest parking in downtown Dallas?? Unheard of!). The pricing was competitive and better than the other luxury residences we have toured, which was a lovely surprise considering it is far nicer with better layouts and buildouts.
The views are incredible. Having lived in high rises with several close friends doing the same, this building has the best views.
With our tour taking place on a Saturday, we ran into numerous residents, all of whom were pleasant and sophisticated. Meaning, I felt safe and had no concerns with regard to disturbances, disrespect, or unwanted advances in common areas.
Jerry also shared with us a previous incident of a former resident violating property rules/policies by throwing a party, with a DJ, in a common area without permission ... AMLI took immediate action making the then-resident a former resident. Far too many times, at our previous homes, we have experienced other residents violating rules with no to little consequence until issues were escalated to building ownership (e.g., smoking in a non-smoking building, but not just smoking occasionally. Instead, it was a situation where the hallway smelled like the Golden Nugget in Vegas.). The point is that residents agree to follow and respect rules when signing a lease. Being business professionals with busy work and travel schedules who need privacy (e.g., a limited number of random non-residents in the building) and minimal disturbances (e.g., music, loud neighbors, etc.), it is important that the building enforces those rules.
Side note: Jerry knew each resident’s name and even a resident’s family member’s name who recently visited. Impressive.
Jerry was wonderful! His energy, kindness, and knowledge of the facility, not to mention his style and interior design ideas that helped us envision while brainstorming during the tour, are beyond unmatched as compared to the other agents we have met with over the past two months (7+). He was very accommodating when our schedule was delayed, forcing us to push our tour 15 minutes. Most importantly, he showed us that we could have confidence in his team.
