I've been a resident here since February 2021. For the past 2 years and change management has refused to issue a new lease. The property has gone through several managers and an ownership changes we (residents) have experienced poor security with both homeless people using our stairwells for temporary drug hangouts, toilets, and prostitution services. Time was when we only worried about managers taking our rents and stealing it then disappearing without it being recorded- (which happened at least 3 times that i know about), paying for pest control services without having an exterminator on staff, not to mention not having a secure entrance (missing lock or opened doors) for over a year (2022 to mid 2024) and dirty halls. With the changes in management these issues have mainly disappeared- save for the presence of drug dealers hanging out, had at least 3 shootings and a SWAT action. But new and more insidious issues arose. Due to property wide issues with bed bugs and roaches, they heat treated the whole property and claimed it came with a 90 warranty in case of recurring infestations. After treatment most bugs were gone but bedbugs are aggressive and go dormant for a time and as remaining bugs emerge new breakouts occur. Before the 90 warranty period passed I notified management of bedbugs and was told no further treatments will take place until next year. Management tried to represent themselves as HUD representatives to force residents to sign up with them (I'm on HUD) and knew better as this was a ploy to force residents to complete tax credit applications. Tried to con me into signing a application for a 61% rent increase when I don't set the rates -it would have obligated me to pay the increase if HUD failed to approve the increase out of my own pocket. They did a remodel program to upgrade all units claiming that they would pay for storage cost, provide motel rooms and a food allowance none of this happened. They did supply new stoves, refrigerator, ceiling fans and repainted the walls and move us to unoccupied units on site until or upgraded units were ready. This was made possible via a government program fueled most likely by the forced tax credit applications. What we got was shoddy workmanship, constant water interruptions without adequate prior notification, a workforce that worked well past 8pm, 7 days a week. No notices posted anywhere on site, indicating work hours, no building inspections and few and most times non English-speaking employees. When corrective repairs were made, most times the refuse was left for residents to dispose of or remove. I ended up with sliding closet doors that were mismatched, less storage space with the new configuration, lost the medicine cabinet for my bathroom an emerging bed bug and roach infestation. For the past 3 weeks management failed to provide requests for exterminator services which I pay for every month along with rent, and slow maintenance support. I had to wait 2 months for a requests to replace 4 screws to fix a cabinet door. When I inquired about moving to a handicap accessible unit these jokers wanted me to fill out a request to HUD to move before applying for a better fit as I'm disabled and + 65 resident. Meaning that they could and most likely would force me out as they're not required to accept the transfer leaving me homeless until I could find a handicap accessible apartment (it's about a 6 month wait or longer in the DFW). So we've got liars, thieves and cheats running what could have been a good place to live. I've got a bug riddled apartment with poor maintenance services, a predatory management team that will misrepresent intentions, no building inspections and unscrupulous construction schedules, unsafe and at times dangerous conditions in common areas I can only pray that I'll find something better sooner...

They lie, deceive, threaten, DISCRIMINATE, harass, target, force entry into units, donât ever fix anything, power outages are literally once a month , water at the location they Manage at Paradise Gardens in Dallas TX was out for most of the day yesterday⊠so you had no waterâŠ. The horrid smell and look of the complex is literally disgusting, there is a rat, roach, gnats, mice, pest infestation issue, also BED BUGS, the office staff over steps their boundaries, threatens you with evictions when you speak up for yourselfâŠ. Abigail VP of corporate doesnât acknowledge anything you say she literally just sides with the office staff that hasnât been consistent for a year straight đ in 4 months is been 3/4 different management in the office Samanthaâs the offices corporate manager whose supervisor is Ellen make it their business to neglect the property and the issues that arise due to their negligence. Will berate you and talk to you very unprofessionally as if theyâre proving a point doing so. Will literally not direct the issues youâre having with the office staff and behind to antagonize you about if youâre late on rent instead of handling it professionally. Then will threaten you and mistreat you and target you if you are a little late. Even if youâre experiencing domestic violence issues theyâre aware of but choose to ignore and still attempt to antagonize you as if youâre their child and not a renting tenant whose not on housing etc. majority of the complex are sec 8 and HUD and elderly and the complex barely receives those payments but will allow those tenants to not be harassed when theyâre late on payments as well. There is ONE working elevator in the ENTIRE building and idt thatâll last much longer. So one side of the building has to go alll the way to the other side just to try to get some where or in instances when the buildings powers out and there are elderly ppl stuck in the building because there is no safe way for them to exit there nothing but stair wells so no ramps in case of emergency for them to get out safely. Other tenants are literally risking themselves trying to save those residents⊠there was a potential fire about a month or so ago and literally if that was real many tenants wouldâve parishad in the building sad to say. Iâve tried to contact corporate regarding the many issues Iâve had to endure while being here a short 3m but have been met with nothing but threats, discrimination, and being hung up on and told theyâre not going to listen or help. Again I am a domĂ©stica violence survivor and upon expressing this to them the office chose to share my personal information to laugh at me and tell other tenants my personal business. Rainey property management is literally the WORSE management company you couldâve partnered with but they must be cheaper and due to the fact the owner of the building doesnât care about the building he/she also seems to not care what the property management team does either. It doesnât even deserve one star but I had to to be able to write the review. Iâm sure after this they will purposely target me and come up with a lie to get me out In other words evict or whatever⊠but for the record I have proof and documentation of a lot of the absurd living conditions and behaviors of staff. They abuse their authority they have and seeming ly theyâve been on this business of all theyâve accomplished for 20+ years and still donât know how tp treat people yet they work with people.    Read moreIf I could give this place negative stars I would. I lived here for a full lease term. I went 8 of the 12 months without an actual air conditioner. They provided a mobile unit with barely cooled one room of the apartment, which I had to put in my bedroom so that I was even able to sleep at night. This left my living room/dining room and kitchen areas almost unable to be used because it was almost always 78 degrees or higher in there. I was unable to use my stove or oven as it would add extra heat to the already hot apartment. They never once cleaned the the middle stairwell by north end glass doors of the building even though residents pets or homeless people (which were commonly found sleeping on every open surface inside the building at night because for 10 months the glass door didn't lock at night) liked to pee in there. I complained at least 4 times that the stairwell smelled AWFUL and it was never taken care of. The same issue occurred in the elevators , they did clean those a couple times a week though. Speaking of which, the elevators are terrifying. They rattle and shake and pause for long times before opening. They claim to have 24 hour emergency maintenance however they never turn over the phones at night and for about 6 months in the beginning they were forwarding calls to a previous worker that hadn't been there in months. I spoke to them about the wrong person being on the forwarding and they claimed to have fixed it but instead just stopped forwarding calls at all. They just let the phone ring and ring and ring with no voicemail or anything to leave important messages. On top of that they are almost never in the office for you to go talk to after trying to call over and over with no answer. The fire alarm goes off at LEAST 5 times a month at ungodly hours usually. So frequently in fact that most residents don't even leave their apartments anymore. Most apartment doors don't even have a deadbolt which is terrifying considering the glass doors don't always lock at night and the only thing keeping a homeless person or complete stranger from getting into your apartment is a doorknob lock.
