CAUTION BEWARE READ BEFORE RENTING First of all, location. It is down the street of a fire station, literally half a mile away. Lawrence St is a one way so EVERY single firetruck will drive right by you at least once an hour.
This area is notorious for shootings. Look up the 6 people shot just in front of the Marquis Theatre in 2022 literally one block over, Look up the 10 people shot during the Nuggets celebration at the Market and 20th celebration 2023, countless homeless people found dead throughout 2021/2022.
Theres a homeless shelter down the street. Management sent out a memo to all residents stating that if we let homeless people access the building so they can use the restroom or get some water, we will be held responsible for any possible damages. But wait, this giant highrise that charges so much for rent, surely has security for the building and the garage right? Nope, not once did I ever see a guard after hours or patrolling the garage. This is a big issue since they CONSTANTLY are working on the garage door so anyone can just walk in. And they did, I had my bike stolen, randoms parking in my RESERVED parking spot that I paid $150 a month for. And if someone does park in your spot, good luck getting someone to come tow it. The business that they use for towing went out of business years ago. You literally have to put in a maintenance request to get someone to help you. In the meantime, go park outside, pay $20, to then get your car stolen. Yes, that happened.
Now let's talk about what the management is like. I've lived in many different apartments and this, this has got to be the WORST management team I've EVER experienced. Nathan Cretti, Katie Finch are the two that I am referring to. If you are reading this Nate and Katie I hope you guys finally got better at your jobs.
You have an issue with your mail? Nope not our problem, call UPS or USPS and talk to them. Someone stole your package? Yeah no they will not show you the footage even if you have an exact time frame. You want to get another FOB for the garage door for your partner? Yeah you are going to have to re-do the entire leasing process, get approved and everything again. But relax, its a simple process, how bad can it be. Well Nate managed to stretch this whole process out to a span of two months. And when I complained, Katie proceeds to tell me that they have to prioritize incoming tenants, not the people who are already paying to live here. On top of that, BEFORE I even finished signing the new lease, which was the whole point they were trying to make with getting a new FOB that you needed another name on the lease attached to that FOB...THEY GAVE IT TO ME without finishing the process. Which only goes to show that they CAN, but they WON'T.
On the same but different note, turns out there was tons of litigation over the poor construction when the building was originally built. A major one being that the entire buildings Heating Ventilation and Air Conditioning was not performing to where it should. This led to a giant lawsuit and finally they pulled the trigger on fixing it. If you go back far enough in these reviews you can see one couple was part of this process and long story short, they were getting the run-around from Katie, they spoke out about it, AND THEY GOT EVICTED!
Essentially what was happening was that the repairs to the AC meant they had to shut it off for weeks. This led to our STELLAR management coming up with the great idea of letting us borrow AC units that go on the window. They did not get right size so this led to all that lovely, crisp, fresh city air coming in to your apartment 24/7. When I complained, Nate gave me the solution of having their maintenance team coming and removing the unit, therefore leaving me with NO AC.
Look, there is more I can say about this place but the point is, if you are going to pay downtown rent prices, go live somewhere that won't charge the most while offering the BARE MINIMUM.

Read moreUpdate 4/22: If I could give them a negative review, I would. After move out and inspection etc, they sent me the itemised list of what I would be getting back from my deposit. They sent me $108.00 less. I called and emailed several times and they wouldn't respond until I threatened to take legal action. Then they sent me a list of new BS charges. There was no damage to my unit, no mess etc and I received less than 40% of my $750 deposit.

I've been here for a year and will not be renewing my lease.
I'll start with the good things: The apartment life team, Shay & Benjamin have gone above and beyond to make this place feel like a small family. I have met so many amazing residents here. Rudy and the maintenance team are so kind and great at what they do. They are so quick to respond to requests and so friendly. It's by far the best maintenance team I have ever experienced at an apartment complex.
Now for the bad: Management is HORRIBLE! The worst I have ever experienced at any apartment complex. They couldn't care any less for the community or its residents! When it came time to renew my lease, they increased it over $150.00 per month yet 5 days before my lease renewal, another resident moved into my same floor plan for almost $200 less than what I was paying. They would not negotiate with me. I turned in my notice to vacate and 5 days later my exact unit was listed for $175.00 less than my base rent currently. I reached out to voice my frustration that they raised my rent and then went and listed my exact unit for drastically less than my renewal letter and asked to renew at the same rate they had listed online. They refused. I have done noting to be pushed out of this community! I was baffled.
The parking garage is NOT SAFE!!! People break in and steal from the garage on a daily basis! The residents have asked for cameras in the garage for safety but the company refuses and says it's not their responsibility.
The elevators are down weekly. I cant tell you how many times I've been stuck in an elevator, or they have all been down at once, or they have literally dropped a floor while myself and other residents are in them. Lets just say I don't get in the elevators without my cell phone in case I need to call for help.
The dog park on the roof is extremely nice to have, but its often filthy. This has been a chance in the past 3 months. It use to be spotless and well maintained. Now it seems its rare for people to pick up after their dog. There is poop all over and it makes letting your dogs out to play a pretty horrible experience. I have talked to the office about this as have other residents and we were assured an email would go out and residents would be charged for not cleaning up after their pets. That never happened.
The area is pretty unsafe. There are shelters a few blocks away so there are always camps close by and homeless using the bathroom in front of the building. There have also been several shootings since I've been here.
It's pretty darn noisy. There is a fire station one block away so you frequently hear the sirens.
For the price, go somewhere else. There are so many nice communities in the area that offer better amenities and take community...
Read moreI spent 1 year at 2020 Lawrence (Oct. 2022-Oct. 2023). I moved from New York to Denver, sight unseen, and was incredibly impressed by this apartment building/staff/community as a whole. The ONLY reason I did not renew my lease (and I was beyond tempted to do so) is due to working remotely and electing to move to the state of Florida. You would be seriously troubled to find a higher value place in all of downtown Denver.
Highlights include but are not limited to: I felt safe & secure in my apartment all 365 days of my stay. Berkshire management/maintenance staff were incredible. Specific shout outs to Kyra Blackstock, Katie Kappeler, & Nathan Cretti on mgmt end. For Maintenance - All were great and helpful but I can only remember the name of Rudy. I specifically remember two other faces who were also great, but simply forget their names. Only had 1 small issue in my entire time & this was in first 7 days (fridge drip tray needed to be cleaned), and this was resolved instantly. Both my move-in and move-out were seamless. This was huge for me, on each end, at each time of my life. Parcel Pending service/locker system in lobby was super convenient. Anything ordered through Amazon, FedEx, etc will be securely delivered to locker system in lobby, if they don't bring it up to your door. I utilized Grocery/Food Delivery quite a bit (Amazon's Whole Foods, DoorDash, UberEats, etc.) and the front door PA system (ButterFlyMX) allowed me to have delivery persons come directly up to my DOOR in a secure fashion. Had view of Rocky Mountains from my apartment balcony, and all can see wide range view from accessible rooftop. Food: MAX Market downstairs was a huge go-to for me. La Popular & 20th Street Mexican Cafe were also great (Especially for breakfast burritos). Brother's Market was my go-to Bodega. Larimer between 20th-22nd and blocks extending towards Coors Field have some good food as well (Marco's Coal Fired, Aloy Thai, Biker Jim's, HUMMUS, etc.). Do not sleep on close proximity to Wide Right (Buffalo NY owner + real Buffalo NY chicken wings) & Yazoo BBQ Company as well!
Cons (Only ONE, kind of): 3-5 Shootings minimum within a few blocks while there. ALL were after 9-10pm at night (on weekends, only) it seemed, but I don't go out past then generally. Sketchiest were Denver Nuggets Championship night 'mass shooting' (targeted & drug related based on Police Reports, no casualties unrelated to procuring cause) & another random night close to then, where many of us went up to Rooftop looking at 21st/Lawrence parking lot seeing what had happened, after hearing it. MOST IMPORTANT* - ZERO of these were random based on police reports, but still semi-noteworthy to me. I still felt beyond safe during this while within the walls of 2020 Lawrence!
11/10 Overall. If I ever wanted to move back to Downtown Denver, I would contact 2020 Lawrence immediately. Thank you, Berkshire management!
