This is lengthy, but if you are considering this place, you need to read. The condos are individually owned, we stayed in unit 209, called Bear Pause Retreat. Great reviews, supposed to be great location, all you need in a vacation to make it a good experience, right? NOT! I will be attaching pictures and video to back this up. At first entry, what stands out is the Filthy carpet in every room. The unit smelled clean, but the carpet alone was a big turn off, we could not take our shoes off the whole time. Walls banged up, dead bug on kitchen wall, cobwebs and dust on chandelier, blinds held together with tape, mold in bathroom, lousy water pressure, shower head needs replacing, water pouring in through the front door with a bad rain we had. Light from neighboring complex comes into bedroom through the glass doors, really needs black out curtains. I will say that the bed was comfortable, but as I’ll maintained as this unit is, who knows what’s in the mattress. We left a day early and went home sick, probably mold in this place from the water coming in every time it rains. I contacted Nick, the owner of the unit and made him aware of all of these issues, even sent him pictures. If I were the owner, I would want to know, but it became very clear to us that he is just in this for the money. He didn’t care if we were comfortable or not. He did ask if we wanted to find other accommodations, but everyone knows we weren’t going to be able to find a room on the main drag in Gatlinburg last minute. This was booked since June. I am confused about all of these great reviews, clearly others are blind to this filth. Nick was responsive until I asked for a refund for the day we left early, then nothing. No apology or empathetic response for the conditions of this place. I’m embarrassed that we stayed as long as we did. See for yourself. Will never go back to this place. The location was “ok”, but it was a long walk to the places we were interested in. And I really have to mention that prior to this stay we were in Burnsville NC for 3 days, at a pristine property. Read moreIndividual units vary in decor and other attributes. Our unit had a solid 1985 vibe, but was functional. It was very, VERY dusty. The carpeting looked ok but felt gross. There was significant mildew on the HVAC vents. The bedding was old and very slightly stained. TVs had basic cable and HDMI inputs. WiFi offered a strong signal, but speeds were very bad some of the time. BTW, completely unrelated to the unit's WiFi, my family's T-Mobile phones had almost no cellular data signal throughout Gatlinburg.
West side units catch the morning sun on their east-facing balconies. The digital door locks worked perfectly and made me feel secure. Good parking on site. The outdoor pool was not open as of 4/3/23, which is probably sensible.
The HVAC units are on the balconies, and are understandably noisy. Given the architecture of the building, the noise of any single HVAC unit will bounce around like an amphitheater. There's a lot of noise from passing motorcycles and gigantic diesel trucks, the latter of which are inexplicably used as family vehicles by some folks. Be careful with little kids in the parking lot, as there is no physical barrier between the lot and the streets.
The location is terrific for folks who prefer to walk. I estimate that 90% of Gatlinburg is within a 20 minute walk from these units.
If I were to come back to this property, I would bring my own bedding, my Roku, my yoga mat (for the balcony), my own large-ish coffee mug, and my own...
Read moreThe building is older but is fine and the location on River Rd in Gatlinburg, walking distance to everything is awesome. I will say that this condo is all the way down at the far end of the parkway/strip right before you head up into the mountains but you can still easily walk to everything or take the trolley. Check in was easy and there is free parking. That’s the good, the rest, not so good. Condo 311 I do not at all recommend. These condos are very very small which we knew but this particular one was so dirty looking it just needs to be gutted and redone. There are other condos in the building that are redone and look very nice from their photos but this one was pretty gross. The tile floor was very dirty. The carpet was a dark red but I’m sure it’s dirty too. The decor looks like it came from the Goodwill. The mattress on the sofa bed was awful. We didn’t expect it to be great but you would be better off sleeping on the floor if it weren’t so dirty. The wallpaper was peeling on the walls all over the bedroom. The bathroom is tiny and I kept hitting my arm on the wall when putting in my contacts. So if you choose to rent here just don’t stay in 311. It’s pretty awful.
