Horrible! We signed a lease without being able to see the unit as we were coming from out of state and it was not ready when we visited. When moving in the place was dirty. I was wiping food residue out of cabinets and off the counters. The apartment reeked of curry for a month. (I love curry, just not an ongoing smell of it.) The carpet was old and thread barren in several places and had several stains. I filled out the move in sheet listing all my complaints and asked for somethings to be fixed (numerous broken blinds, ect.). They told me the smell would dissipate. They asked if I wanted the carpet replaced and I explained that I have a child with special needs that is very sensitive to smells, especially the chemical smells of new paint or new carpet and that we could make it work.
We like the neighborhood, however we had two bikes and several packages stolen.
The quality of the apartment is bottom line for top dollar. We paid $1850 for a 3 bedroom. Our upstairs neighbors paid $1650 for the same floor plan. The dishwasher constantly broke down and was replaced with a similar one that while was not broken, it did not work well. The broil on the oven never got very hot. The apartment had no airflow and had ongoing mold despite my having windows cracked in every room and cleaning with bleach. In the summer it is hotter inside than out due to the lack of air flow. The laundry room always had an odor. Light bulbs were constantly blowing, so I think it has major electrical issues. They would replace the bulbs, but it took a few days.
We decided not to renew our lease. We rented a house in the neighborhood and had a 3 week overlap allowing for time to move and clean the apartment. I cleaned the walls, bathrooms, inside cabinets, fridge, over, absolutely everything! I knew the carpet would need to be replaced as it needed to be replaced before we moved in and my kids added numerous new stains. We had hung pictures on the wall leaving nail holes that needed to be patched.
We received our final move out letter from Orenco more than a month after move out. I was livid.

I called immediately and was told that they would talk to the director. I explained the charges I agreed to and those that I did not. I was told that they would get back to me. A week later I receive a call that the only change they are willing to make is to half the cleaning fee. Nope still not paying for the carpet or any cleaning. Orenco needs to take responsibility for the dirty damaged property that we moved into and understand that we were not going to eat the cost of their needed repairs. Orenco needs to use their increased profits to fix their units and stop trying to pass along the cost to tenants.

Cons: (from worst to mild) Ceiling fan noise: the ceiling fan from the apartment downstairs made my bedroom vibrate all night long (impossible to sleep). They first acknowledged the problem (multiple people on multiple occasions); then tried to fix it but made it worse; then fixed it again to the original noise level; finally, they said that there was no problem in their opinion. This took 5 months, over which I had to sleep in the living room (paying for two bedrooms). They rejected my application for reduced rent. Rudeness: when dealing with the ceiling fan noise problem, my wife was harassed by property management, who insisted that the ceiling fan was operating normally and that the problem should be with her (my wife). Washing machine oil: the washing machine was very old. It failed and ruined a batch of new clothes. They replaced the machine but did not pay for the damaged clothes. Bicycle racks: we used to have bike racks, but they removed it to make room for more parking spots. Even after we begged, they did not provide a new bike rack anywhere else - and ignored all my follow-up emails - so, we had to carry our bikes on our shoulders two stories up. What's the point in living near the train station when your mobility is harmed like this? Also, it's a downgrade in service with no compensation. Dishwasher: leaking when we moved in, which tells me that their inspection is suboptimal. It took them 3 attempts to finally fix it. About a month in. Trash compressor: they have the garbage disposal company retrieve the trash compressor at 5 am every Wednesday, and bring it back at 6 am. These operations are extremely loud, so we were forced to wake up very early once a week. Leaking roof: during the rainy season, there was a leak inside the closet. They gave me a bucket to contain the water and hired some people to fix the leak. The contractors came but did not solve the problem. First of all, property management did not follow-up with either me or the contractors. Then, after I told them that the problem persisted, they simply ignored it. Parcel theft: I had parcel stolen from my doorstep on a couple occasions. Upon notification, they did not seem to have any interest in installing cameras in the property. Blinds: I asked them to fix the blinds, they said they would but never came. I had already decided to leave, so I simply let it go. Deposit: long delay in returning the deposit. I want to start by saying that I’ve truly loved living at Avery at Orenco Station. This place has felt like home—my neighbors are wonderful, the building itself is comfortable, and for the most part, it’s been a good experience. The only issue prior to this summer was some disorganization from management, which I was willing to overlook because I enjoyed living here.
However, everything changed around July 16, when a severe elm seed bug infestation began. We had noticed Asian lady beetles earlier before, but what followed was far worse. These elm seed bugs are coming in through construction cracks, electrical panels, light fixtures, and other structural entry points. They fall from the ceiling, cluster in windows, and have made our kitchen and other areas of our apartment unsafe and unusable.
We were sold an apartment that had an active bug infestation, and despite reaching out to management multiple times—submitting maintenance requests, sending emails, and leaving a voicemail for Avenue5 corporate on July 23—we have received no response at all.
The exterminator who visited confirmed that these are elm seed bugs and stated that management has known about this recurring issue for at least four years. He also explained that the bugs are likely living in the attic. In response, management simply told us the bugs were “seasonal,” which doesn’t justify the ongoing infestation or the total lack of follow-up.
Seasonal or not, we are paying over $2,200 a month for a two-bedroom apartment where we can’t safely prepare food, have to quarantine ourselves in certain rooms, and where both myself and my cat have developed rashes from the number of bugs and their dead carcasses that we can’t keep up with.
I’ve genuinely loved living here. But now I no longer feel safe in my own home. This whole process have had a dramatic effect on our mental and physical health. If this is not addressed properly and immediately, I will continue to escalate this legally and publicly if needed. The situation deserves to be taken seriously.
Additionally, on the night of July 16, when the infestation dramatically worsened, we called the emergency maintenance line—but no one ever answered, and to this day, no one has acknowledged or followed up on that urgent call. That alone is something future tenants should be aware of.
It also appears that this problem is especially affecting third-story units, particularly those located near the elm trees out front(and south facing windows)If you are considering renting here, be cautious of top-floor units in that area, as this may be an ongoing, unaddressed structural problem.
