Overall a decent apartment in the Orenco area. Close to the max station, nearby to shopping and restaurants.
Don’t expect a deposit when you move out. This is actually the first apartment we have never gotten anything back. A number of charges were from back charged for bills (they were months behind in billing) but we were still charged over $400 for cleaning which I was told is their standard (based on unit size). We spent hours cleaning when we moved. I'd assume that basic unit/carpet cleaning should be automatically done as part of the turnover process before any new tenant moves in (like painting is) and included in the costs of running an apartment complex (unless of course it's left in bad condition). I guess we felt shocked because this is the first time we have been charged such fees from any apartment and if we had known we honestly would not have put in the time/effort to clean as we did. So to others moving out don't worry about deep cleaning your place as you'll be charged the "standard" fee regardless. Just leave it empty and in good condition.
Units have a farmhouse sink which was a nice upgraded touch, kitchen appliances were basic.
The vinyl wood style flooring we liked, however the carpet we did not. It's industrial carpet, so hard and scratchy.
Office staff has high turn over. We were the first or second people to move in when these apartments first opened, so went through numerous changes with staff (which I know is normal). Only difficulty with this was there was occasions when previous staff would say/implement something and the new team would come in and know nothing about it. Office staff changed again right before we moved so can't speak on how the new staff operates.
You pay for valet trash, which was another thing that kept changing. First we were told they weren't going to do valet trash. A couple months later were told that they were going to start it, but it would be included. The next year it changed to having to pay an extra monthly fee with no option to opt out. Originally we had asked about all this prior to lease signing, but there's a clause in the lease that allows them to add new fees like this at anytime, so they can implement new programs and require you to pay for it regardless of what was in your lease originally.
You are billed for a portion of the community gas/electric/water (not just your own personal usage but whatever the community uses up such as the office building, pool, grills, etc). They bill you based on unit size so even though it was just me and my husband living there, since we had a larger unit we payed the highest amount for the community usage. Seemed unfair that just because we opted for a larger unit (with less people) we would have to pay more when we were using them less then others who had more people in a smaller unit.
Maintenance would usually take awhile to address issues. I would have to call a few times to get things moving along. Things would always get done, but I noticed it wasn't as quick or responsive as in previous places.
There's a pool and workout room as well as community kitchen for events. Unfortunately due to Covid these closed. I know amenities aren't "included" in the price of a unit but it's something a lot of people take into consideration when deciding what they'll pay for an apartment so I'd check to see their timeline for reopening these if you're wanting to move in and consider these important.
Parking you now need a pass (originally didn't). You get one guest pass so if you plan on having a few people over the only option is to hope they find street parking, which we found difficult due to how little street parking there is.
Buildings A-B have a pest problem in the warmer months. It's elder beetles that I was told come from the trees lining the community with the one next door. They get all over the unit. They did start to spray but regardless the beetles find their way in, I was constantly killing them.

   Read moreHello! When I was looking for a place to live I came across Haven. I liked the smaller community than some of the others I looked at. This was my first experience living in an apartment. I do like the setup of the apt and the appliances. Matt was the person that I had contact with, and I was told I would have a covered parking space, this did not happen for the first few months. Parking here is terrible. When you live in Apt B area on the second floor and have to park on the far side of the Common area seems like something could be done about that. I have heard others talk about parking and that they have had issues as well. I have not had the best experience living here. I live on the second floor and the occupant above was so loud and I did contact management about this many many times and I was told that I had to get used to living in an Apt and that I was going to hear noise. Really, I knew this and expected some noise. I'm an older individual and I work from home mostly so I retire somewhat early around 9. I know that there are quiet hours but the noise continued and I was sleeping about 4 hours a night as the noise sometimes continued until 1 am. and I had a couple of friends that came to visit and experienced the same thing on the two occasions that they came. One asked how I was able to sleep and now understood what I was talking about. I didn't want to complain but not being able to rest was affecting my health. A single man moved in upstairs and I thought great it will be much better but turned out to be much worse. I didnt say anything for a couple weeks until I was working one day and it was so loud I had to call . on another occasion Andrea came in and sat and did hear the noise and agreed it was not acceptable and went to have a conversation with the "single man" upstairs. turned out there was more than him living there than were supposed to be. I felt safe going outside with my dog in the dark and didn't expect to have an altercation with a person who was hiding in the garbage area. It was frightening and pretty scary that this person pushed me and I fell and hit my head on the concrete wall. I thought we had security and so I called them and they told me that coverage only started at 10 pm. This happened at 830 pm when it was still dark out. Thank goodness I had my dog as he protected me. I called and reported this to the police to have it on record. They did not come out as I said I was doing okay. if I needed to get to the hospital I would go. I reported this to the management. The story is much longer. I filled out an incident report and have to this day did not hear a word from Conam Corporation regarding this incident and did not see where Managment sent an email warning residents about this incident and to be vigilant when being outside. While the prices here for a home are ridiculously high and they want to raise rents over 200 to a 1000.00 and have, now a 1 bedroom apt is 2000 or more. to me that is "cashing in" on Conam's part. While I did receive a "deal" if I want to change to a downstairs apt, it will cost me so much more. My lease is 16 months. I pay my lease pmt on time every month as well as the extra charges that I was not told about. While the valet trash service is fine, we should not be charged an extra amount for garbage. Over the last two months apt homes have come down in price. And yes, do check it out. for less than I pay now for the 1-bed that I have now I can get a beautiful 2-bedroom 2 bath, in the gated area with all the same amenities, plus a beautiful, fenced dog park, but am stuck due to the lease. In Orenco prices are higher. My amazon packages have been stolen twice. I love the area and it is close to my employer and Camp Bow Bow for my dog. Gustavo, the Maintenace person is amazing and always on top of things. I appreciate him. As far as management, they are okay, but I feel they want to do more but their hands are tied.    Read moreI am updating my rating 2 years later as I’ve had no other issues with Haven and have been happy here! Current staff, Jessica and Gustavo, are both very helpful, kind, and prompt to respond to any issues. Common areas are well-maintained and clean.

Our apartment here is fine - it's definitely overpriced but most are these days, and if it weren't for the following situation I'd probably give it four stars. Before moving in, I checked out reviews online and saw one from 2018 mentioning frequent garage break-ins. I brushed that off, assuming if there was an issue with security it would have been addressed by now (four years later!), but that was a mistake.
Our garage (along with at least one other) got broken into recently after just two months here. We had numerous items stolen, many with mostly sentimental value, like photos and family possessions that can never be recouped with an insurance claim. Some items contained very personal info, so now I get to worry about possible identity theft attempts too. At this point I learned that Haven is lacking in common-sense security measures, like security cameras or a nightly patrol of any kind, which to me is unthinkable for a community where the least expensive apartment is over $2000 a month. Additionally, it seems that the locks were known to be inadequate but this was not previously addressed.
I've been assured by current on-site management (relatively new staff) that changes are being made to ensure better security going forward, but that doesn't justify why something that was an issue back in 2018 still hasn't been properly addressed. We were not issued any form of compensation for this, and my message to ConAm's corporate office, sent through their website over a week ago, still has not been responded to.
Additionally, NO notice was given to the community at large about the incident, effectively leaving everyone in the dark. I know at least one other garage was broken into at the same time ours was, but I have no way to know if there were more, or if this has happened already since moving in and we just weren't made aware. Every other apartment I've lived in has sent out notices after significant incidents on the premises, so to me this seems like a bizarre practice that I can only assume is in place to prevent residents from seeing a pattern and pointing out that ConAm should be making appropriate changes after a single incident that indicates a lapse in security.
The current on-site management seems decent and willing to make changes to prevent this going forward, and they are newer so I certainly don't hold them responsible for any lack of action before their time here, but I would have expected ConAm to make this right before now. The whole situation has left me feeling on edge and uneasy for the past couple of weeks. It leaves a bad taste in my mouth that there have been any similar situations in the past and that this wasn't addressed sooner. Again, everyone here is paying at least $2000 a month in rent - it would've taken a very small portion of those funds to increase security proactively after the first incident of this sort occurred.
