Do not rent at the Shipyards or any Applied Co property. We are in the process of having to file a small claims summon to get our security deposit back (which is already late) and for unfair/unjustified moving out expenses (DM for details). Management is unresponsive and will only respond if they are threatened that you will talk to city/state officials or the landlords. With rents increases every year, the Shipyards is no long a good value as there are many luxury apartment buildings on the same block and area. The Sovereign (the newest building) was horribly constructed (windows don't open, walls are bowed and wavy) and poorly maintained. There were always broken elevators and alarms going off; sometimes going on for days. Broken appliances are only replaced with less broken ones, if replaced at all. At no time during the years of being a resident there did I have a good working AC unit. There is zero building security. Exterior doors are often broken, left unlocked, or just left wide open allowing anyone to come in. And there were many instances of people just wandering around (especially weekend nights) the hallways, mostly looking for bathrooms. Plus some instances of people actually relieving themselves in the hallways. The gym is a great size and equipment is great, through there are personal trainers (sometimes multiple trainers at the same time) there during busy hours that take up a lot of space and equipment. The head trainer will make inappropriate and borderline harassing comments to women to try and shame them into being clients. This was brought up to management, but they were unresponsive. The pool is nice, but is absolutely disgusting within the first few weeks of the season, and is only cleaned once a season. The only positive about living in the Sovereign is that most of the front desk are very friendly and will get to know your name and give your dog treats.

As a response to the response below: If you actually did your research, you would have seen that I lived there for almost 7 years. Maintenance may show up promptly, but they never actually fixed anything properly. Cleaning an air filter isn't always the solution to fixing an AC unit. Complaints were submitted through the portal, so that's your issue if your system doesn't record them properly. Instead of "diligently performed our responsibilities toward mitigating your financial obligations", and relisting my apartment quickly (after normal wear and tear fixes), management listed it as available about a month after I vacated to do extensive remodeling; above and beyond normal wear and tear fixes. I had to pay rent for this remodel period. The same thing happened to another tenant on the same floor that was in the same situation. All of these issues were shared with the Hoboken Housing Authority who said they have heard similar stories about Applied building. So maybe you should be taking a closer look at...

We have been at the Sovreign for 2 years now and don't plan on moving anytime soon. We as a family love living here! The location and views of NYC is spectacular and SIMPLY CANNOT BE BEAT! We are minutes away from NYC by ferry or bus, playground all around us for our toddler, the on-site pools are amazing for the summer time, and there are restaurants, coffee shops UPS & USPS all within walking distance.

I see others complaining about the staff and maintenance, and I understand where they are coming from, but for the most part Sovreign do a good job and the staff really try their best...they have like what, 8 buildings with thousands of residents? If I have to wait 2 days for them to fix something minor, I think I'll survive..and for requests where it was an actual emergency (like our washing machine breaking, or the time when the A/C broke during August) they were here next day to repair.

Yes, the appliances and finishes here are NOT "condo quality," but this is not a condo, it is a rental, and it is finished with rental treatment in mind. Ie: it has to turn over probably every 12-24 months, and repaint, refurnish, re this re that... And people generally don't treat rentals the same way they treat condos that they own (the same goes for leased cars vs cars you own), so the company has to keep that in mind which is probably the reason why there are "cheap" appliances made to be mistreated. And keep in mind these buildings are not the brand new rentals they are building in JC, as age in itself puts the Shipyard at a disadvantage in both design and functionality.

We've enjoyed living here and interacting with the staff, from the concierge to the cleaning people to the maintenance guys...as long as you are kind and say "hi" they are always quite to reciprocate a friendly gesture. It's like the golden rule "Do unto others as you would have them...

Lived in Sovereign Apt 602 for three years. Pros: Great location. Hoboken is a lovely town and the commute into the city is super easy, especially if you are able to catch the ferry which leaves from right outside the building. Ferry cost is pretty steep though. Good space. You definitely get more size for your money in Hoboken compared with the city. Swimming pool in summer. Be aware that the swimming pool in this building isn't open to children on the weekend, which is kind of ridiculous. Cons: Staff attitude. This comments excludes the doormen and hard working cleaning staff. The office staff were unfriendly and unhelpful. Dealing with them was consistently unpleasant. Fittings, fixtures etc. Let me be clear here; everything is finished cheaply. The appliances are cheap. Paint job is cheap. Blinds are almost useless. Everything is cheap. You will no doubt need the maintenance people to visit frequently, and have to be careful because they often try to charge you for repairs that are a result of their cheapness. Shuttle bus service. Infrequent and often reaches capacity and leaves people stranded. Pool season. Memorial Day to Labor Day. Totally ridiculous. Weather can still be hot in late September. Another sign of their cheapness. Noise on south side of the building. While Pier 13 is open, you can expect rowdiness late at night as the drunk people roll home. Management does nothing to address this and look after their residents. Noise during garbage collections a few times per week. Particularly when recycling is collected. Trucks sit out the front at 1am for 15-30 minutes making a stupid amount of noise. Anyway...please go in with eyes wide...
