IF I COULD GIVE THIS APARTMENT COMPLEX NEGATIVE STARS... I 1000% WOULD DO! My roommate and I moved in August 2020 and moved out in less than a year. Where do I even begin...
First off, ROACHES! LOTS AND LOTS OF THEM! Just see the pictures I've attached. They are EVERYWHERE! In the bedroom, kitchen cabinets, bathroom showers, hallway and pantries, the list could go on! We had called the building manager to see if there was anything we could do and all he did was LOOK AROUND, SAID TO USE THE EXTERMINATOR (which we have been doing and it did NOT work) and then gave an attitude and left. We tried sealing the walls and taping the vents, but somehow these ROACHES found a way in. DO NOT keep food in the pantry. We had an unopened pasta box in the pantry and when we went to go open it, it was INFESTED WITH ROACHES. These ROACHES live in the compactor room, which is on every floor. At night, we would be terrified to see these ROACHES fly and all over the place.
Second, the FIRE ALARM! Let me tell you, this FIRE ALARM goes off EVERY WEEK. In the mornings (3 OR 4 AM), in the afternoon, in the evening, when you're sleeping! That is NOT an exaggeration! It is so bad, that even the fire department would take their time coming to the building. Probably, because they know its not an actual emergency. And to top it all off, the building does not give updates on why the FIRE ALARM goes off.
Third, the HOT WATER and BOILER. There is barely any HOT WATER available after 7:00PM. Most Fridays, the boiler would have problems and there wouldn't even be any hot water available until hours later! Imagine coming back home from a hard day of work and not being able to shower in comfort.
Fourth, the AIR CONDITIONING. The AIR CONDITIONING did not start until mid-summer. You could possibly be dying in the heat.
Lastly, RUDE STAFF. When we were moving out, we scheduled a move out date with the building complex. We had my roommates brother help out and let me tell you, the STAFF IS RUDE! As my roommates brother was helping us carry one box out of the building lobby, one of the buildings staff member had made a comment "it doesn't look good that you keep walking in and out", basically in our business! They had the audacity to say they would charge us for moving out our own boxes.. goes to show how up to date and mannered this place is.
As per the location, yes the location is wonderful. It's very close to the PATH station/New York. There are many restaurants and rent is cheaper than usual for this place, however please take in account EVERYTHING I said above: ROACHES, FIRE ALARMS GOING OFF, NO HOT WATER/BOILER, NO AIR...
Read moreA very good place to live if you are working in Manhattan and looking for a cheaper place with good access to trains and restaurants! You might see many not so good reviews here, but I would advice against going completely just by the reviews. I would suggest visiting in person, talking to the management, getting to know the location and how accessible it is and then consider moving in. I would give this place a 4.5 rating to be honest, since I adjusted to a few things (read below) in exchange for the location and cheap rent.
I lived here on the 4th floor in building 280 for 2.5 years and loved it. Only moved out for a job elsewhere. The Grove Street Path station is right across the building (very comfortable on rainy and cold days), the cross way is always busy even late at nights (as a single woman I never once felt unsafe returning home late at night), there is someone at the reception 24x7 which adds to the safety, there are coffee shops, restaurants and grocery stories all within a 5 min walk, there is even a tiny convenience store (mostly Indian) just below the building near the management office for emergencies. There is even a cafe called Short Grain right across the street that has a printer for last minute travel documents.
My unit was a studio (renovated) with a huge walk in closet, an island and a wall filled with windows (providing lots of natural light). It was $1500 when I moved in, very cheap (including water and all utilities) compared to other nearby apartments in the area and the rent increased only by $120/month in the second year. My unit did not have W/D but the building's laundromat is very good! My unit did not have a thermostat but the building had centralized temperature control and change the air temperature for the summer and winter months, and I could control the speed on the vent. It worked fine for me. The staff is very friendly if you are also equally friendly and have a good rapport. The building might look and feel a bit old (sometimes the elevators are a bit slow) but given the rent and location it is a very good place. Yes, I did have some trouble with roaches in my unit when I moved in but I was able to control and slowly exterminate them. I kept my house clean, never left food open at nights, cleaned the stove almost every other night and killed any roach I saw. It might even be easier and quicker if you don't mind calling the pest control for a visit.
In all, I loved my stay and wouldn't hesitate to move in again if I move back to Jersey City someday (given the rent rates these days). Thanks a lot for all the...
Read moreI live in 280 Marin (Building 1) and I am counting down the days until my lease is over. I have lived in this building for about 8 months now. There are several things about the building that are incredible including the proximity to the path, utilities included in rent, extremely friendly front-desk staff, large closet space, large balconies, amazing views from the balconies, low rent compared to other buildings in the area (but I've learned the hard way that you truly do get what you pay for).
Every dollar in additional rent that I will pay when I move out will be worth it.
This building has a large Indian population. Prepare yourself to smell Indian food 24/7. All the time. All day every day. In the elevators and hallways. It is incredibly strong. And it NEVER goes away. And if you do not enjoy the smell of Indian food, it is actually quite terrible.
This building is mice and bug infested. Read the other reviews. I did not read them before I moved in, and I paid the price. As I write this, in the last 3 weeks I have caught TWELVE MICE in my apartment. I'm sure there will be more as I seem to be catching them in traps every day. I have had roaches crawling in my kitchen drawers and cabinets every day despite the building exterminator treating the apartment multiple times. Part of the problem is the fact that the neighbors are complete a-holes who leave their bags of garbage on the floor in the garbage room (or in the hallways sometimes, which is lovely) instead of putting them down the garbage chute like a normal, sanitary person would do.
They do not deposit rent checks until about 2 weeks into the month, when rent is due on the first. Then they proceed to charge $50 "late fees" several days after rent check is deposited and cleared. Then you spend several days trying to get in touch with management to get your "late fee" waived when the money has in fact been removed from your bank account days before the fee was even issued. This has happened to me multiple times when my rent has ALWAYS been paid on time.
