What I don't like about this building :
The property management is inhuman. I used to live in a building of Liberty Harbor community and they were so much nicer! With Vantage, they only try to sell you a lease. I decided to move there because I had to lower my monthly expenses, the father of my son lives here (and he would receive a referral award) and I wanted my son to go to PS16. Unfortunately I figured out that he will be in PS3 (I have nothing against PS3 but walking there from Vantage is a big detour). When I requested a tour, they never showed me the apartment in person (I can understand with the covid situation). But they didn't even wanted to do a virtual visit or send me a video or pictures. I only saw some model apartments. So when I moved in, I was very disappointed by the layout with windows facing another building (so not much privacy) and the trashes and by the size (1BD with a kid, I share the bedroom and I can barely walk with the furniture). I wanted to change right away. When I called the management, they told me I can't before 6 months and they told me I will not have any fee to pay because of my specific situation and I can even move to the new tower. I asked how I can make sure they will honor this no fee transfer, they told me to not worry as everybody will remember me and my situation. Ok fine I will wait... But here we go, 8 months later... Surprisingly nobody remembers telling me that. Why would they care as I signed a 2y contract! I am stuck here except if I want to pay almost 4k to transfer to another apartment... And be careful! For some weird reasons, moving from one tower to another is not a transfer! You are supposedly breaking your lease! It would cost me 9k if I want to do that! Fist time I see that. All others communities include all their buildings for the transfer even if they are not on the same block (Liberty Harbor, Equity Apartments...). If I had to break my lease, why would I stay in the same buildings? And for the referral award, it was the same story... They didn't write down any note on my file or my ex's and tried to avoid paying it until I found an email with the proof. So make sure you have everything written with you!
There is always an issue with the elevators. Sometimes I have to wait for 10 minutes.
Because of the towers, the winds are crazy on the street, so the walk to get to the main entrance is not very pleasant, to say the least, above all in winter.
I just saw cockroaches in the building and I can never open the windows to ventilate my apartment without having flies.
Yes the building looks nice and new but when you have to deal with people like that... I don't know why I signed for 2y... I had the exact same deal for a 1y contract, but I've never had such bad experience in...
Read moreUpdated: Management treats you like just another number. Rent increases in the last year and a half have equated to over 32% (22% last year and another 10%+ this year).
The reasons below on why this building is not worth it still reign true and now that I'm commuting into the city I realize the location is also inconvenient and you can find something better near the train fro the same price.
I have lived in the 33 building for almost 3 years and wanted to share my very honest review...
Marvin at the front desk and maintenance are the ones that truly deserve 5 stars.
The pros are the views, apartment size, and amenities… Unfortunately, that's not enough to warrant more than 2 stars.
Over the last year or so the overwhelming majority of residents have seen a 20%+ rent increase with some claiming up to 50% (including incentives). A simple google search of Buzzuto and Hoboken will confirm what I’m saying. So if you plan on staying longer than 1 lease term it’s something to strongly consider.
Security is a problem at 33. The stairwell connecting the building to the parking garage is open to the public. I came home a couple of months ago at around 10pm and encountered a naked homeless man in the stairwell, alone. The front desk was aware but because there is no security or maintenance staff after hours, he had to leave the man unattended to be able to call the police department. I reached out to management about adding security for nights and was met with “safety is our top priority,” yet no corrective action.
Our lobby constantly smells like garbage or dog urine on weekends...
Our doors to go out to the roof deck are not only broken but unlocked at all times. BUT good luck trying to access the bathroom at 1 Park if you’re using that pool, you’ll be stuck inside because our fobs don't work to let us out on the rooftop from that building.
We have at least one elevator down weekly and sometimes they're down for weeks at a time. Cause 10 and up to 20 min wait times. So that should be a concern if you’re on a top floor.
Needless to say, the “luxury” aspect of 33 quickly fades. Word of advice if you’re going to go with the Vantage maybe try the 1 park building because 33 is not...
Read moreI unfortunately cannot recommend Vantage Collection or any Bozzuto managed property. When tragedy struck, they chose to make things worse. I rented at Vantage for two years, always paying rent on time and looking out for the building and its residents, even risking my safety to help stop break-ins. But when disaster hit my home, Vantage showed no empathy.
An unexpected event forced me to break my lease and move out of state. The property manager made the process difficult and was unkind. While preparing to move out, I had a kitchen fire, and I was hospitalized for smoke inhalation. My apartment was left covered in soot. Though they claimed it was safe to return, it was not. The insurance company ordered me not to touch anything until the investigation and restoration could be completed. They confirmed that it was very unsafe to be there, and I immediately left with just the clothes on my back.
While facing these challenges—including being hit by a tractor-trailer, losing my car, and nearly losing my life—Vantage pressured me to move my stuff out immediately, even while I was hospitalized. They showed no concern for my safety, began charging huge fees and additional rent, and threatened legal action. I lost over $30,000 worth of property because they wouldn't wait for restoration. I did everything I could to arrange restoration when the investigation was complete, so that I could move out. But I was repeatedly stood up by restoration companies. I later learned they prioritized larger jobs and preferred working on houses, leaving me in an impossible situation I had no way of anticipating.
In the midst of my worst year, they treated me like an inconvenience rather than a human being. To add insult to injury, after I lost everything and dealt with financial struggles, they sent me a massive bill, ignoring my requests for grace. Months later, I'm still recovering, trying to get on my feet, and Vantage sent a massive bill to collections. They have yet to show even a shred...
