WHAT YOU NEED TO KNOW ABOUT LIVING HERE:
Been here almost 2.5 yrs minding my business- ready to leave. Hereâs the 411: These are all one bdrm apts & theyâre all cut the same. Some apts have the âold schoolâ wooden cabinets, but once they upgrade that basic amenity to white plastic, theyâll be boosting the rent on the apt. They donât encourage upgrades if youâre already an existing tenant- they just upgrade when you leave the apt. Iâm sure as a new tenant youâll be paying at least $100 more than me just for those cabinets.
If you have anxieties or traumas around housing, and donât have the money to save yourself pending life has its natural ebbs and flows, this may not be the place for you. If you pay your rent late, they tackle on the standard late fees, however, the corporation itself will eventually audit your payment history and threaten eviction, or âlease terminationâ as they call it, if you reflect a continued pattern of late payments. They donât care about the people who live in their complexes, as you are truly just a monthly check for them. It seems as though they think that people with a Summerlin type budget would live in a place like this, as they are actively searching for that ideal tenant with absolutely no troubles or emergencies EVER in life.. If you are too late on your rent (5-6 days late) they will also tape a note on your door, like a Scarlet letter, threatening eviction and Marshals changing the locks on your doors within 24 hours, if you donât pay by the date provided.
There are absolutely, pimps, ho-s, junkies, & drug dealers surrounding the perimeter of the complex DAILY. You can get to know them better than your neighbors. They leave messes and trash on the sidewalks and streets often(no needles or pipes though). The complex cleans up their mess when they want to, so it builds up terribly, and it bonds up often..
The pool is available when itâs open. Definitely not all year though.. that took me a year to find out, as I just thought it was under construction like it was for an entire summer when I first moved here. Make sure you get your pool key when you move in too so they donât run you $50 for it later. Set low expectations for that jacuzzi.
The laundromat is accommodating and on property, but youâll have to experiment with finding a sweet time to go, as all of the machines never work at the same time. 1 or 2 are always giving McDonalds ice cream machine.. not detrimental, but annoying. (And make sure you have your own quarters if the machines arenât popping up on the laundry app..the office doesnât give change)
The elevator is down semi often.
The complex is generally quiet and people keep to themselves.
Staff is generally communicative and responsive.
Maintenance is generally a cool and does their job well to service the apartments when needed.
Mail theft is rampant so make sure Amazon puts it inside the third party locker youâre forced to pay $5 a month extra for here, even with a mailbox system already in the complex.
Get used to paying for renters insurance for this apartment, if youâre not already..(Iâm from the east coast where thatâs not a requirement for renting)
The small UNcovered parking lot for your car, will run you a whopping $75 a month (as of now) for its daily Vegas bake. Street parking is just fine..lock that car up though.
What bothers me the most is the lack of empathy for peopleâs livelihood, urgent changes, and life happenings. The willingness for corporations to put you out on the streets so quickly if youâre not monetarily living up to their standards, as if Nevada isnât one of the poorest states in the country in an ever bashing economy. I'm going to give you a completely bias review based on my own experiences.
First of all the managing company that owns this property is from Southern California, you'll know what this means if you ever have to deal with them on any issues involving the property. Basically they will never take accountability ( FOR ANYTHING) which means that should anything happen to you or your apartment you wont garner much sympathy. The techs are quick to fix basic things and all that but that's it.
Most of these reviews you see on here are either from management begging people touring these apartments to leave a review based on their experiences or trying to bribe tenants with a 5 dollar starbucks card for a good review.
They lie about how long the pool is open and are lackluster in their maintenance of it. It's not the worst management company by far but their mannerisms/ethics are definitely something that will just leave a bad taste in your mouth.
The place itself is nice but small, 1 br hotel small. You can do a lot better for places in Vegas but outside of the gates its THE GHETTO. You'll consistently see heroin/meth addicts on the side which while they are people and all that presents an eyesore that when exposed to 365 days out of the year will leave a weight on you that is really unnecessary when having to deal with all the other things that go on in Vegas.
Now while all of these things are subjective and you might be able to deal with them the reason for my 1 star review is because when I left for better pastures they tried taking half of my deposit in illegal fees as shown in the pictures I've uploaded. I was smart enough to take pictures of the agreement signed of the date of exiting the apartment and videos of the place of how I left it (clean) and as a Las Vegas realtor used my knowledge to inform them of such illegalities.
They eventually ended up giving me my full deposit but what if I wasn't aware of my rights as a tenant like your typical Las Vegas resident. I'm posting this review as a warning to anyone who might decide to live in these apartments and to those who plan on moving and will also be faced with these dubious actions thinking it's ok for them to do this. It isn't.
In Las Vegas and generally in the state of Nevada you can not be charged for unnecessary clean up fees that come from natural wear and tear (such as painting and carpet cleaning) they also can't take any non refundable cleaning fees out of your deposit, it would have to be a separate charge. Don't let this company Georgia you fellow reader.

Office staff seem nice at first, but become hostile at any situation between them and tenants. Especially after move-out, staff was rude and unaccomodating, and almost hateful. They will tell you that you can't keep items outside your apartment, but will fully allow your neighbors to do so with no warning. Roach infested apartments will ruin all your electronics, and their pest control is inconsistent and ineffective. Parking spots cost $75 each just to park in their dingy backlot where homeless stay the night. Washers and dryers in the laundry room are constantly down, and only a few machines work through the advertised app, and sometimes don't even fully work. Considering each machine is $2.00 to operate, ($4.00 for one load) it's absolutely ridiculous there's not more maintenance. Elevators are constantly down, so good luck if you live on the second and third floor and have plenty of groceries with you. Outside of the apartments, the 7-Eleven next door frequently gets robbed, while sirens and church events will keep you up at night. Any notices placed on doors are stuck on with unsecure masking tape, and water is always being shut-off for more than half of the apartment complex. Walls are thin, and noise complaints are never investigated before they're put on file."Security" call responses are a joke, and emergency numbers are just there for decoration.
I could excuse all of this however, but the tipping point was during move-out, we had left a few items in our dishwasher on accident. We had signed the release form, which had space for someone to acknowledge what has been left behind in the apartment. We put down our microwave as the sole item, as the apartment complex had given it to us and it was full of roaches. A week later we realized a few pots and pans were missing, and I knew I had missed checking the dishwasher. We contacted staff through email and phone with no response. When we asked a few days later about it politely in person, they ignored the question and aggressively told us to get out. While sure, it was a few pots and pans that I could just buy back, its the principle. It was a wedding gift from my in-laws, and I shouldn't have had to buy it back and am of the firm belief it was thrown out by staff. Even if they had told us they checked and there was nothing in the dishwasher, it would have been better than staff choosing to not acknowledge the question and becoming hostile. Their response was unprofessional and completely rude, and have no respect for past or current tenants, only future tenants.
If you choose to rent with these people, be prepared. You may lose hope for kindness, a lot of money, and you might feel like more of a prisoner...
