On 2/14/25, Hollywood Off-Vine maintenance staff entered my apartment with a pest control "technician" who are the men in this video and photos. They entered my unit and this said "technician" purposely knocked over my Ring security camera. My Ring camera captured this unknown man looking at the camera, inspecting the area behind it with the flashlight on his phone, then using his phone to knock over the camera. After knocking it over, he can still be seen in the background looking behind some of my other belongings inside my unit. I believe he did this so he would not be surveilled by my camera. I am not certain that these two men did not steal or plant anything in my apartment.
I was not provided with a 24-hour notice from my landlord/property management to enter my unit, which is a violation of CA landlord/tenant law. I contacted management reminding them of the agreed upon pest control services the day before, which they had already previously cancelled several times last minute, and I did not hear from them until I reached out again via email the next morning. However, I did not receive any required notice informing me that they were entering the unit. One was never posted, nor mailed to me.
I informed the maintenance team and management via email that I would have a Ring camera positioned in my unit that would inform me of their arrival. Upon entering my unit, this man shown in the video, accompanied by the maintenance staff at Hollywood Off Vine, immediately walked over to my camera positioned in the corner of my unit, stood directly in front of it, and knocked it over.
I promptly reported this incident to both on-site managers, Rosa Leyvas and Luca Michetti, who both were combative/hostile, failed to provide any formal resolution, and dismissed this incident as an "accident".
I am writing this as a public safety notice to inform other potential tenants of the shady and unsafe practices of some of the maintenance staff at HOV. It also raises concerns of the type of people they hire as help to...
Read moreResponding to your response: I should have been informed about the ESA letter, but instead he told me I had 3 days to get rid of my dog. I did feel singled out (since there are other pitbull owners in the complex along with huskies, dobermans, german shepherds), and I don't think it was appropriate for him at ask me what other tenants also have pitbulls.
I lived at HOV for 7 or more years and haven't had any issues, until recently. Everyone including Kenny, Rosa and the rest of the staff were always very respectful and accommodating. But I recently got a 3 day notice stating that my pitbull was lunging at another smaller dog and that I needed to get rid of him within 3 days without given any other options by office employee Nate Ramirez. When I tried explaining that the older woman who reported this was on the other side of the gate and already at least 15 feet down the sidewalk when we walked out (going the oppisite direction of them), I was told by Nate "Well, we have it on camera!"... It's normal for dogs to rush to the door or gate in the morning because they have to go to the bathroom, it happens everyday. Too much drama was made for what actually happened, and not given any other option besides getting rid of my dog within 3 days didn't seem right or even legal. I did my best as a tenant, but I don't think pitbulls are monsters that people make them out to be, I think they're a beautiful breed and he's also still learning since he's a puppy, so I was more than happy to leave with my dog, I just don't think the way it was handled by Nate was correct or...
