Alarming Security Breach and Poor Maintenance at Zen Hollywood
As a resident of Zen Hollywood, paying a substantial monthly rent of $5500, I am compelled to share a deeply concerning incident: someone broke into my third-floor apartment, highlighting severe deficiencies in the building's maintenance and security efficiency. I moved into this building on February 15, 2024, and due to these issues, I moved out the first week of May 2024.
On March 30, around 1 AM, my apartment was forcibly entered. Despite my absence, a sleeping occupant was present, unaware of the danger. The intruder brazenly traversed through the occupied rooms, including the one where the sleeping occupant was located. Astonishingly, the individual remained undisturbed and unaware until the following morning.
Upon my return at 4 AM and subsequent discovery of the break-in at 10 AM, I promptly alerted building management. Despite my explicit notification of the breach and the potential threat to residents' safety, management failed to conduct even the most cursory welfare check on the affected occupant or enact immediate security measures.
Compounding this negligence is the method in which the intruder gained access—climbing the building to reach my third-floor apartment. Additionally, I have proof that the intruder also entered another apartment on the second floor, underscoring the severity and extent of the security breach. My surveillance system captured the intrusion, highlighting the urgent need for heightened security measures.
Adding insult to injury, it wasn't until April 3 that residents received a belated email from management acknowledging the breach, stating, "It has been brought to our attention that an intruder entered our community and climbed onto balconies in attempt to enter apartments over the weekend." This tardy communication demonstrates a gross oversight in prioritizing resident safety and underscores the urgent need for accountability and transparency from management.
In light of these distressing events, I strongly advise potential tenants to exercise caution before considering Zen Hollywood as their residence. The blatant disregard for resident well-being and the abysmal response from management highlight systemic flaws that cannot be overlooked.
In conclusion, my harrowing experience serves as a stark reminder of the paramount importance of robust security measures and proactive management engagement in safeguarding the lives and tranquility of all residents within our community.

Read moreDo yourself a favor and never move in this building, it does look good from outside, but inside its the cheapest building you can live in, the walls and floors are made out of paper, literally there is nothing in between to hold out any kind of sound., when your neighbors on your sides and specially on top are walking, your whole apartment shakes, its like someone is knocking you in the head everytime they’re taking the steps. And the management even knows this problem themselves and there is nothing they can do about it! They know how cheaply this building is made. Even when you walk in your own apartment you can literally hear all your stuff shaking. You cant play any music in your apartment, you cant watch tv peacefully for yourself because you get nonstop noise complains. On top of that, with the amount of money you pay here, other than the gym and the pool you get no amenities! You go to other complexes like this in same price level, you at least get a coffee machine in the common areas, every now and then you get a community event for neighbors to get together… here, nothing! You live here and after a while you’ll regret it cuz you’ll understand how cheap the building and the ownership is! + if you live on the side of highland ave, your balcony after a week is filled with dirt and smoke all over it, imagine if you have your windows open! Read moreI lived at Zen for a little over a year. While I do believe the building is expensive, it lives up to the hype with how nice the units and amenities are. As well, the staff is amazing and helps assist tenants with whatever they need and are very easy to work with and always accommodating. Complementary valet is a plus for guest, and the gym rarely has more than 1 or 2 people in it. Grills are never used and always clean. Always feel safe with the building security.
A few caveats to be aware of before signing a lease at Zen:
Golf Simulator: Don't be fooled by the golf simulator when they sell you on it, cause it doesn't work and the building owner refuses to pay to fix it. I spent countless hours on the phone with TruGolf to try and get it fixed, but when it came time for Zen to pay for their representatives to come out, they refused to pay for it.
Deposit return: I moved out April 3rd, and am writing this May 22nd. 49 days after moving out, I have still not received my security deposit in the mail. In CA, landlords have 21 days to return it. Unbelievable. Unfortunately, from the other google reviews, it doesn't seem like this is the first time this has happened. (Have received deposit since, just extremely late)
