If this was a year and a half ago I’d give solitair an easy 5 stars. When first moving here my experience was great as the leasing consultant I had (Jovens) was awesome to work with. In fact Jovens is by far the best employee I’ve dealt with at this building. I will give an honest review as to why I can no longer give solitair 5 stars, and honestly they barely deserve 3 at this point. Pros: great view, modern units, nice pool area, fairly young crowd, location is phenomenal Cons: Pricing - when I first moved to solitair in 2022 my 2BR 2BA unit was about $3700, the following year it increased to $4300 and now it is up about $4600 with the renewal they sent me. This is nearly A $1k increase in the matter of 2 years. To add insult to this, the leasing office sent me my renewal and asked for a response within 2 Weeks. I replied back with concerns and did not receive any feedback until 2 days before an answer was required if I am accepting their terms or not. Now see below for reasons I don’t feel any increases are warranted in the slightest: Building/property management - Hot water outage - there was an extended period of time end of 2023 where we did not have hot water for nearly a month, yes that is right one month. We were given the run around until it was fixed. In the end we were given a one week pass to equinox to take a showers. This was after 3 weeks go no hot water. A few months later it seemed like enough residents complained and the. They gave us one moth of $250 reduction in rent. If you don’t believe me I have all emails and screenshots of the communications - ELEVATORS - the reason that is capitalized because it has become ridiculous. To the point where I have had to take the stairs down from the 35th floor. We have 4 elevators, they are never all working at the same time. They were for maybe a week then we were back down to 3 then 2. Then one worked again, it’s honestly a crap shoot and there’s always at least 1-2 elevators down in a building that has 50 floors - Parking - now I dont have a vehicle here but the building management has had our parking gate open for at least the last 4-5 months. My issue with this is random people get access to resident only parking and use levels in the unit they shouldn’t have access to. This creates longer elevator wait times and also less safety with random unauthorized people in the building - most recently we had our trash compactors down for a week or so and residents needed to take smelly trash down by themselves in the elevator Overall I really wish property management did better with what I outlined. Solitair is undoubtedly a nice building in a great location. For me normally those things aren’t a huge issue but if you feel the need to increase my rent 30%, then I can’t really tolerate those issues.

So I’m open to change my review… Building has a lot of potential, good quality - considering what I saw in Brickel - and good location. Amenities are also good, but not well kept. People at leasing office are very nice, especially Jamie, and they try their best… too bad that the decisions are made by owners, not by them, so the property management is very limited. This is not a safe condo now… one single person at the lobby who’s responsible for everything: deliveries, ID checks, packages, etc Most of the people working at the lobby are not polite , spend most of their time on their phones for personal reasons, don’t greet resident coming in or leaving. They give access to the elevators to external people so easily… zero check, no control…. Fobs allow to enter every floor of the building (!!!) , we are in 2022 and we can’t have a fob limiting each of the resident to go to their own floor?! Very few cameras, loading dock with a homeless sleeping inside (photos attached), and so many other unbelievable situations… (a big dog at the pool deck, against all the sanitary rules… but there’s no control, right?) Clearly the owners want to save money and maximize the return… With such a low level of security , obviously, the consequences are clear: short term (aka sub-leading) is not allowed but you can easily see vacationers with their luggages that are never questioned when they arrive (who would do it?!), damaged cars in the parking garage, many external people in and out, especially on weekends, wild pool parties on weekends (stay away from pool on we!!!) , noise and much much other… You don’t feel safe! I’ve never seen something like this in brickell… It’s so sad because this building has all the qualities to be a very good one. EDIT: I was able to meet up with management and they took my comments very seriously. It seems the new ownership is willing to improve the building in many ways, including some of the issues I have pointed out. I’ll wait for the results and I’ll be open to update my review and - hopefully - give 4 or 5 starts.

The solitair Brickell has been mine and my dogs home for 5 years. I truly cherish the memories we have here. The 50th floor pool is amazing, the gym is above par & the staff always goes above and beyond to take care of the residents (Jamie, Gaby, Jovan). The maintenance is great, as well. You won’t find a better location in Brickell, by BCC, moxies and all the high end restaurants. The dog park is great for your furry friends, mine are below. As with any mega high rise, you’ll have great neighbors that turn into life long friends. I truly enjoyed the last 5 years living at the solitair. If you’re choosing between the Icon, 1010, SLS; I’d take the Solitair. The management team really does put people 1st and the location is unbelievable. My fury guys love it.

The solitair Brickell has been mine and my dogs home for 5 years. I truly cherish the memories we have here. The 50th floor pool is amazing, the gym is above par & the staff always goes above and beyond to take care of the residents (Jamie, Gaby, Jovan). The maintenance is great, as well. You won’t find a better location in Brickell, by BCC, moxies and all the high end restaurants. The dog park is great for your furry friends, mine are below. As with any mega high rise, you’ll have great neighbors that turn into life long friends. I truly enjoyed the last 5 years living at the solitair. If you’re choosing between the Icon, 1010, SLS; I’d take the Solitair. The management team really does put people 1st and the location is unbelievable. My fury guys love it.

New management, rude and unresponsive staff, cheap appliances. Save yourself the headache and pick a different place. A new company bought this property a few months ago and service and quality has plummeted since then. There are so many options in Brickell, and this company does not deserve your money.

The people at the front desk are rude and unresponsive. They seems offended when you ask them about a package or anything else in their job description. The leasing office puts on a good face, with smiles and promises, but never follows through. Two quick examples on that point. First, I had booked the guest apartment in the building for my parents' visit in mid-January. I never heard back from the leasing office confirming the booking, despite multiple calls and emails. When I went down to the office, I was told the new management company had gotten rid of the guest apartment (even though it was still advertised on the resident portal months after they took over). I explained the situation, and the woman I spoke with at the leasing office apologized and promised to get back to me within 24 hours about an alternative accommodation or credit for my trouble, since my parents were coming to Miami in 3 days at that point and had nowhere to stay. I never heard anything. Second, several people on my floor began setting out door mats recently. The other day, maintenance came without warning and just took all the mats. They've apparently locked them up somewhere. I went down to the leasing office to figure out what happened, and I was informed the apartment had sent out a notice in July (I moved in in September), that door mats were not allowed. The adult way to handle that situation would be to either send an email or letter warning residents that the apartment would be taking people's door mats on a certain date, or when the maintenance guy went around stealing people's mats, he could have instead just knocked on my door and told me door mats weren't allowed. I would've gladly taken the mat inside. The leasing office again apologized and assured me they'd get back to me within 24 hours about the location of my door mat. Still nothing.

Maintenance is hesitant to engage in anything but the simplest of tasks. My microwave has been on the fritz since I moved in (working some days and not others). I sent in a request to get it fixed. When maintenance came up, it was working again. I showed them a video I had taken of it not working and explained it worked sometimes and not other times. He said there was nothing he could do if it was working now. I showed him the video again and said I wasn't just making this up to get a new microwave, and that my apartment deserved to have a microwave that didn't just work sometimes. Eventually, after much back and forth, he agreed to put in an order for a new microwave, but said it would take a couple weeks. It's been 5 months. Still haven't heard back.

Elevators are dangerous and slow. There are 4 elevators for the building, but 1 is almost always reserved for moves, and another is usually out of order. That means there are 2 elevators for a 50 floor building! Oh, and the certificates of inspection for the elevators expired in July 2021!!! Always fun riding on an uninspected elevator that breaks down regularly and adds 10-15 minutes to your commute on a daily basis.

Appliances are cheap. My microwave only works some days (as noted above). My stove hood fan barely functions. I put in a maintenance request for that, the guy came up and said that's what it's supposed to do and he assured me it worked. I have to open my windows any time I cook. The washer and dryer stop working from time to time with no rhyme or reason. And the grills on the roof are often turned off or broken.

Overall, I urge you to consider a different building. There are so many options in Brickell, and this company does not deserve your money. Save yourself the headaches and move...

I want to give an honest review after living in this building.

PROS Location / proximity to Brickell City Centre

CONS

BUILDING: Incompetent management that is incapable of solving a single issue in the building The building had NO HOT WATER for 3+ weeks; meaning residents were left to take ice cold showers for almost a month. The management kept saying it was fixed and the next day they would send an email that it was broken again. They continued to claim that they would take care of the residents but they never did anything for anyone. Zero compensation despite not providing BASIC necessities. They threw a building party in the common areas in hopes that would make up for everyone’s stress, it was an absolute and total joke. If you email management, expect a response no sooner than in 2-4 weeks. On top of that, I often would never receive a response and would only get one after several follow up emails. To make matters worse, the responses are often that ā€œthis is out of our control and we have to defer to the corporate property managementā€. The management staff present in the building are simply for show. Dog park is DISGUSTING; residents never pick up their dogs poop, there is no consequence for doing so, and taking your dog here is an atrocious minefield of dog waste Elevators are hands down the SLOWEST AND THE WORST. They are constantly broken. It can take 20 minutes before the elevator arrives, and often when it does it is already packed like sardines and you have to sit and wait for an elevator you can squeeze into (90% of the time there are only TWO elevators working for all 50 floors of residents). There is one elevator that was down for the entirety of my time living here. The elevators are also out of code. There are plaques in each elevator showing the Miami-Dade County elevator certificate of compliance, and every elevator has a certificate that expired months ago. This is seriously concerning considering the risk to residents and elevator safety. You are charged extra ā€˜amenity fees’ when all of the amenities are horrible or not functioning. The grills were broken for months as well as the sauna. The gym is terrible and the pool is like a lap pool, it is narrow and small No option for assigned parking There are often homeless people sleeping in the loading dock of the building creating an uncomfortable space for residents walking through (the loading dock area is a shortcut to the side street that residents often use)

IN THE UNIT: The doors to the units are not soundproof and you can hear everything in the hallways. I constantly heard everything in the hallway such as dogs barking, elevator dings, conversations etc. The units are extremely small for the price; the 1 bedrooms might as well be a studio as they really aren’t big enough for more than 1 person The balconies are extremely narrow and you realistically cannot put any furniture on it Appliances were constantly breaking; fridge was always leaking. On top of this when maintenance did come to fix issues they did not speak English and I could not communicate with them. Blinds were constantly breaking and there are NO BLACKOUT BLINDS. You will be up every morning as soon as the sun is up. Water pressure in the shower is terrible If you live on the north side of the building, prepare to constantly hear the noise from the 8th Street Bar. As well as construction noise and traffic noise; there are people revving their engines Packages are delivered to your door (there is not a package room) so packages are often stolen. If this was a year and a half ago I’d give solitair an easy 5 stars. When first moving here my experience was great as the leasing consultant I had (Jovens) was awesome to work with. In fact Jovens is by far the best employee I’ve dealt with at this building.

I will give an honest review as to why I can no longer give solitair 5 stars, and honestly they barely deserve 3 at this point.

Pros: great view, modern units, nice pool area, fairly young crowd, location is phenomenal

Cons:

Pricing when I first moved to solitair in 2022 my 2BR 2BA unit was about $3700, the following year it increased to $4300 and now it is up about $4600 with the renewal they sent me. This is nearly A $1k increase in the matter of 2 years. To add insult to this, the leasing office sent me my renewal and asked for a response within 2 Weeks. I replied back with concerns and did not receive any feedback until 2 days before an answer was required if I am accepting their terms or not. Now see below for reasons I don’t feel any increases are warranted in the slightest:

Building/property management Hot water outage - there was an extended period of time end of 2023 where we did not have hot water for nearly a month, yes that is right one month. We were given the run around until it was fixed. In the end we were given a one week pass to equinox to take a showers. This was after 3 weeks go no hot water. A few months later it seemed like enough residents complained and the. They gave us one moth of $250 reduction in rent. If you don’t believe me I have all emails and screenshots of the communications

ELEVATORS - the reason that is capitalized because it has become ridiculous. To the point where I have had to take the stairs down from the 35th floor. We have 4 elevators, they are never all working at the same time. They were for maybe a week then we were back down to 3 then 2. Then one worked again, it’s honestly a crap shoot and there’s always at least 1-2 elevators down in a building that has 50 floors

Parking - now I dont have a vehicle here but the building management has had our parking gate open for at least the last 4-5 months. My issue with this is random people get access to resident only parking and use levels in the unit they shouldn’t have access to. This creates longer elevator wait times and also less safety with random unauthorized people in the building

most recently we had our trash compactors down for a week or so and residents needed to take smelly trash down by themselves in the elevator

Overall I really wish property management did better with what I outlined. Solitair is undoubtedly a nice building in a great location. For me normally those things aren’t a huge issue but if you feel the need to increase my rent 30%, then I can’t really tolerate...
