Two of these reviews are from a leasing agent Jim who does not live here but works here..... nice guy though (now removed as they apparently read this....... then they put it back up after they read this again) and apparently a relative. Another negative review was taken down for some reason stating they had cologne stolen from their apartment. I know the guy it happened to and he also had the same experience I am posting about below with the blinds (but they lied to my face and said they ever heard of anything like this happening before. It has and will continue to happen unless they can get it fixed) Let me start with things are missing from my apartment; and I am the only one with access. Further, a huge selling point was their access system with the phone. You could get alerts sent to you anytime anyone accessed your property. Mine stopped working 3 days after moving in, and worked for a few days and then goes off again. Just saying it does not make sense...... and then I find a plastic spoon in my sink that I never used along with trash in my trash can that I never left as it was a fresh bag that I always have when I leave town. Management refuses to return emails about this either which is shocking, but went ahead and referred to a lawyer rather than even speaking to me about this. I made it clear that I wanted nothing from them other than to get to the bottom of this, and be made whole. AND PAY MY RENT.
Someone definitely entered my premises and stole very expensive items. I just don't know who. Second, the blinds fell and hurt me. Repeatedly. Very, very badly. They cannot fix them. 5 trips and they still screw up. It would kill a small child, or in my case, cause serious damage to my hand. Their big solution is duct tape- not kidding. It looks beautiful, but if you don’t want things stolen (like the review that was taken down mentioned had happen to them) or get seriously hurt By just existing here…. run. I dare them to respond. I’ll consider amending my review if they can fix these situations. I might just get a shirt made that says all of this so everyone touring can see it clear as day as I walk around. Or maybe stand outside holding a sign. This is insanity. UPDATE: If I don’t get a response about the items stolen from management about what they intend to do about my stolen items, and the medical bills and losses I suffered because of these blinds falling repeatedly HURTING MY HAND VERY BAD, I will pay people to stand outside and hold signs until you do. I’ll also be in touch with city codes to see how well you applied for permits. I have a VERY EXTENSIVE background in this. Try me. UPDATE 2: They are now dropping letters outside your door as they still do not have a working mailbox for you. One of those letters actually had my social security information in it, so scary to say the least and improper and I think illegal? at best. Make sure they admit to you that you will not have a working mail slot with a key when you move in (totally wild they would open a building where you cannot get mail.) I mailed a package I had sold on offer up and dropped with the concierge (as that is the only way to send anything out) and it got put in the store room for over 2 weeks and now have a chargeback against me for that. I at first accused them via email of potentially taking it..... but then retracted once I realized they simply just did not mail it. They did not care. I am going to keep updating until they make me whole. Forever. And ever. And ever. I hate that I am having to do this, but what has happened to me is so wrong. I gotta love the other guy who just posted named JT....... nope buddy. They know this is me, and I am owning it 100%. I am sorry other people had a bad experience and left a bad review. Read moreThis is the WORST place I have EVER lived. Be aware that the leasing office is asking for people to leave good reviews to balance negative ones out, and they don’t actually live here/have only toured here. They can’t fill the building, but this review is from someone who actually lives here!
The “luxury” unit finishes are rapidly deteriorating and are a MESS! Our dryer has been broken almost three months now. It was written down on our move in sheet for our one bedroom, one bathroom 700sq ft unit that water + gas + electric would be around $50 but could fluctuate but not by much, Wi-Fi would be $75, and parking would be $150 = $300 each for the both of us. When we moved in our first electric bill was $13, then the next month it increased to $133, and then it increased to $166 this month. Not including gas or water. The building is billed, then it is divided up among the residents, and how many individuals you have in your unit. It’s still insane that we used to live in 1,400sq ft ft and our highest electric bill was $130, but we only live in 700sq ft at Prima, and our electric bills are much higher. There is currently construction going on within the building down in the sandwich shop, and at the new health place. If the building gets the bill, then has to divide it, but can’t measure individuals electric usage… how are they accurately measuring the constructions electric charges and how do we know that they are accurate?
It’s funny though because the building has the most annoying “eco” washer + dryers, and air conditioning systems… yet the electric bills are pretty wild. The washers and dryers are sooo small too. It’s crazy! You can fit at most 3 pairs of jeans for one wash, and end up using dry cleaning service for most things. They take so long to wash, and dry, and are the worst washer/dryers I’ve ever had to use. The Internet they require you to get through the building is awfullll too. It’s always losing connection and disconnecting. We’re having to look into getting Starlink since we don’t have to do that through the apartment.
The building safety continues to be a concern. The doors in the garage don’t lock. They claim it’s due to the building shifting, which I understand. We can tell the buildings shifting due to some cracks in ceiling corners, and nails that continue to push through the concrete ceiling as well so makes sense. Our shower floor has settled weird and squeaks, and sinks down when you step on different spot/makes cracking sounds when walking on it.
Be aware if you tour, and move on the pool side as well. They are about to start construction on a residence or hotel and that side will apparently be really loud for an entire year… they will be blasting stuff, loud construction, and large building going up in your view… but they probably won’t disclose that. The other side is supposedly going to be more quiet… but we’ll see!
There is a reason they are offering months free, and the other incentives that they are. Be aware before you sign a lease and make sure to ask questions!! The units are really pretty at first, but look at just after 6 months of normal living… that is NOT normal...

Hidden Utility Billing – You’re Being Robbed PRIMA uses an allocation-based billing system for utilities, but they don’t disclose this upfront. You’re charged for electricity, gas, and water based on the total consumption of the building, not your personal usage. The worst part? They leave the lights on in ALL VACANT UNITS, and guess who pays for it? You do. I went from paying $40 monthly for utilities in a similar apartment to a $150 bill here. If more than one person lives in a unit, you pay even more—regardless of actual usage. Don’t forget the $5 pest fee and $25 trash fee on top of that. Google “Conservice,” the company PRIMA and Elmington Property Management use.
Poor Move-in Condition – A Complete Mess As the first tenant in my unit, I walked into an apartment that was dirty and unfinished. I have a long list of items done incorrectly or poorly. This place looks like it was rushed together with zero attention to detail. Honestly, I’m shocked it passed inspection.
Concierge Caught Breaking into Cars If you think paying $150/month for parking or a $15 “Building Protection Fee” will keep you safe, think again. The "concierge" was caught on camera breaking into cars during his "rounds." How can you trust that your property is secure when the person supposed to protect it is committing crimes? It’s not just negligence; it’s a major breach of trust.
Trains and Noise – No Peace at All PRIMA is located next to three active train tracks, making the noise unbearable. The trains run day and night, rattling the building and interrupting sleep. It's so loud you’ll wonder if you live next to a freight yard, not an apartment complex. Add to that the noise from neighbors because the walls are thin, and so are the floors. The building is less than 40% occupied, and there is a planned development on the South side of the building. The noise, dust, and traffic disruptions will only worsen.
Final Thoughts – Don’t Waste Your Time PRIMA Apartments is a poorly managed, money-grabbing disaster. From hidden utility billing to unsafe conditions and criminal activity by staff, this place offers nothing worth your time or money. Don’t be fooled by glossy marketing and shiny photos. The reality is far worse.
