MANY THIEVES IN THE BUILDING! AND THE MANAGEMENT DOESN’T DO ANYTHING ABOUT IT! Updates for details + another criminal incident happened: * In August 2024: Our storage unit (pay monthly) in the storage room at the apartment was broken into by theft(s). The only person who responded to our message was a staff from their maintenance team. He explained that only people who can access the storage room were those who were given access to, those who pay for the storage monthly. The thing is that morning when we found out it was broken there’s no other storage units used in that storage room on the 12th floor. When we asked for any surveillance footage, no one can provide that, simply because they only have 1 surveillance camera installed in front of the elevator on every floor. Nothing in front of the storage room door/entrance nor inside the storage room itself. They can’t even track who goes into the storage room. * In December 2024: Our car on the reserved spot (pay monthly) in the apartment garage has been broken into. Within this year only we heard as well as notified that there were several break-ins happened in the garage. And again, no surveillance camera installed in crucial areas, e.g. near the garage door or in the garage itself, even after so many break-ins happened and reported by residents. Instead, the management blamed the victims that they shouldn’t have had store something valuable inside the cars. I can’t speak for other residents. But in my case, I only have a Costco blanket in the car that I usually use while driving, nothing valuable, and still got broken in. Every time crime happens in the building the management basically always say that it’s not their responsibility, call the police, call your insurance. We know that we need to call police and insurance company. But the management also needs to be held accountable for their lack of providing basic security in their property for their residents, some preventative actions, and post-crime actions to help the victims, and ensure that the crimes won’t happen again in the building.

Let’s start from the beginning—communication here has been lacking from day one. While the staff responds, their answers often miss the mark and don’t address the questions clearly. On top of that, they’ll randomly pass your leasing process between different employees without any notice, often to those who seem poorly trained. We repeatedly asked for pictures of our unit since there was no floor plan available, and despite being promised them over the span of a month, we never saw what the layout looked like until move-in day—even though they had already completed a move-in inspection. Our move-in was also chaotic due to the agent’s lack of training. The night before we were supposed to move in, we were told we needed to get our lease notarized, forcing us to cancel our furniture delivery and scramble to get it done on the same day. Since moving in, things have been okay, but the community electric bills are outrageous. We’re paying more for shared electricity than we do for our actual unit, even with AC usage. It’s likely because they leave the lights on in vacant units 24/7. Occasionally, one might be off, but it’s back on the next day, and we all have to foot the bill for that. Greystar’s policies feel more focused on profit than tenant satisfaction, especially with ridiculous charges like $20 just to set up receiving packages at your own home, plus fees if you don’t pick them up within two days. The lack of cleanliness around the complex is frustrating as well. With all the hidden fees and the fact that the company doesn’t have to cover utilities, you’d expect them to at least prioritize keeping the property clean, but that’s not the case. To sum it up, the leasing staff is disappointing and not particularly friendly, except for Ashley. The community is consistently messy, and there are endless hidden fees that they only disclose after you sign. They might claim it’s not hidden, but you’re given no other options when it comes to packages or paying for empty units. Be prepared for extra costs and frustration.

UPDATE - Michael did schedule a meeting for a week and a half after this review. It lasted 60 seconds before we walked out, not only did he not look at our account, he didn't know why we were there!! Incredibly unprofessional and a waste of time. **Do your research; most high stars are for future residents, and low stars are from current or previous residents.** RESPONSE Corrections: $190 park is a compact standard spot, we have a full-size electric = $290 (see photo) - a quick look at our account and he would have known this. The policy only matters if you enforce or follow it. Actions have not followed the policy. Pet owners, be prepared to show proof when you lose your furry family member, policy over people. Last point on parking, Verde had to assign spots because they are/were unable to ensure only paid residents were parking in the garage. Assigning a spot, which most buildings do, should not add an extra cost. However, they do allow FREE parking in loading zones (hindering people from using the loading zone) and in future resident spots after office hours. _______________________________________________ The quickest way to lose a lease, and the last straw... we just received a letter that increased our parking from $165 to $290 upon lease renewal. Nearly 100% increase!! This is price gouging at its finest. Not to mention, move-in was a nightmare, a bike-locked bike was stolen from a locked bike room and all the staff said was to file a police report, and they made me show PROOF when our 11y/o dog passed away. Asked me to email them our euthanasia bill. They claim to be a green property, but you cannot even compost because the compost bin is filled with non-compostable trash. Little service for steep prices. You would keep good tenants if you did the bare minimum and stopped being greedy!

Great facility but the worst leasing team. Here’re the gift pack you will receive from them after move-in:

  1. Migraine Ongoing noise chaos in the gym that seems to be the gift that keeps on giving – all day, every day, from crack of dawn till the wee hours of the night. It’s like a party in there, complete with residents blasting tunes like they’re auditioning for Coachella, commandeering the gym’s sound system like it’s their personal DJ booth. A special shoutout to those folks who haven’t discovered the miracle of headphones yet – who needs ’em when you can force your fellow gym-goers to listen to your killer playlist?’ That rave permeating the building is loud, and it’s obnoxious. Big shoutout to the courtesy patrol for their sporadic appearances in early AM– when they show up, it’s like the cavalry arrived. But consistency’s overrated, right? If you wouldn’t mind an invite to an after-hours party during the nominal quiet hour, or if you happen to enjoy jamming to EDM while working from home and want to trick your clients into thinking you’re at a concert, or if you’re a gym enthusiast who loves a rave-style workout and, then Verde is the place for you! Thanks for the ‘unique’ living experience!

Update: The management team asked me to surveil this issue BY MYSELF and told me I was supposed to know that I would need to bear with such noise from the gym before I signed the leasing agreement. RIDICULOUS.

  1. Bullying Prepare yourself for a delightful surprise: monthly water and electricity fees for a 1b soaring over $300 during the winter. When you inquire about this delightful surprise, brace yourself for the equally charming response from them: “We don’t know.”Following my discussion with one of the leasing officer in person, I went to check my mail near the leasing office. I heard other residents went to voice similar complaints about the bills. However, once the residents left, I overheard the staff gossiping about the residents coming to complains.

  2. Financial loss During the garage re-assignment, someone parked in my stall, so the security team asked me to temporarily park in a wheel spot. I dutifully notified two leasing agents in the morning, requesting that they tow the vehicle in my spot and let me know when I could move my vehicle back. Imagine my surprise when I received a community-wide email later in the afternoon saying they were going to tow my car instead. A perfect example of how things get done around here. Unbelievable…

  3. Emotional abuse It’s truly impressive how consistently they manage not to check their emails. Whenever you raise concerns in person, they ask you to send them via email, but you will never receive a response. I’ve sent my rental insurance to the leasing team twice per their request via email, but I keep getting notifications that they haven’t received it and that I’m at risk of violating my lease. I’m beginning to think they must be conducting some fascinating research on email invisibility. Two ways to get their attention: 1) Talk to the manager directly and make sure it’s done on the spot, or 2) Leave a Google review—because nothing says ‘urgent’ like public scrutiny! Make sure to keep evidence of your conversations with them; otherwise, they might not acknowledge the...

I've been living in Verde Esterra Park for about year now and it's been really great! I currently live in a studio which is perfect since it's only me residing. The gym is nice and very convenient since it saves me some cash on memberships. Jack Sprats is a pretty cool hangout spot after work and being in an area that's near a lot of cool outdoor spots is always a plus.

The unit I'm in has all the appliances I need, and the styling is very modern and clean. The ceiling is also pretty high which makes this unit very roomy despite being a studio! The courtyard area is also really nice as well, and it's a cool spot to relax in when it's not raining. The barbecue areas are also really nice (one of them has a great view of Bellevue), as well as the lounge areas.

The staff have been really friendly and helpful throughout my time here, actually even before I moved in, they gave me a great tour of the place, and since it was cheaper than other areas (and relatively close to my new job) it was a no brainer.

They've also helped me greatly with some inconveniences Just this week I had a package delivered from FedEx to the Luxor One locker rooms, I got the notification that it arrived, and when I got home from work I come to find out that the package wasn't in the designated locker. I contacted Luxor and I contacted FedEx, but they weren't able to solve the problem in a timely manner.

After speaking with the leasing office they told me that they'd be able to do a locker audit but it would take some time and they'd contact me if they found anything no later than the next day. I figured that'd be the case since there's two locker rooms, but in an hour or so, they got in contact with me with some really good news! They were able to track my missing package without too much trouble, turns out FedEx never communicated with the staff that they put the package in another locker when the courier couldn't fit it in the original locker.

They've also been really nice answering general questions I've had regarding parking permits, leasing, etc.

All in all, I've had a wonderful experience here. There's a few annoyances here and there, like people letting their doors slam when leaving/entering their units even in the early/late hours; but nothing that makes me want to just pack up and leave

I highly recommend this place, again big shout out to the leasing office staff, they're all very kind...
