I lived at the Hertiage for 3 years. Moved in Dec 2020 and Moved out Feb 2024. This review is slightly biased because I really don’t like San Antonio. Unless you are moving there for work or… well you have family there it’s kind of a miserable place. Theres many articles about SA and quality of life. Pro for Hertiage- Still new Views from certain units are nice Good location for downtown, biggest benefit being walking distance to the HEB. Unique design Att fiber Gym Hallways were kept clean and carpet regularly cleaned. Friendly front desk staff and service particularly about packages was solid. Quick to respond maintenance staff. Pool was kept clear 2nd & 3rd year living there. 1st year it was green frequently. I do appreciate the effort to keep it clear as it takes a lot of chemicals to keep water looking fresh in the hot summer of Texas. Everyday I’d see the maintenance team pouring in the chemicals which is like $75 a case. Cons- The items that broke during the 3 years I was there- fridge, dishwasher, door lock, and AC. All items were brand new, I took the plastic off of them as I was the first resident in that unit. Garage gates perpetually broken. Elevator are same case. Central water heating system broke twice. Water is not really hot but slightly warmer than mild. Pressure is very weak. Gym, while great equipment was rarely cleaned. Price increases YOY were a joke. Lived in Austin prior and even with their housing shortage never went up that much. Large deposit, don’t expect it back nor timely. Moved out in Feb and today got refund check. Email mailing list- even if you unsubscribe and message the community manager twice about it still getting weekly emails about valet trash and cleaning up after your pet.

This complex was once a desirable place to live; unfortunately, recent management changes have diminished its value. Three areas make this property difficult to recommend: weak garage security, guest parking, and strict pool access policies. Weak garage security — Vehicle break‑ins are occurring often inside the “secured” parking garage. Rather than installing cameras, management has only offered early‑lease terminations to affected residents. This response shows a clear lack of commitment to protecting tenants’ property, which is frustrating for the high amount in rent that we pay. Guest parking — Residents were previously able to generate unlimited 48‑hour parking passes so visitors could park without worry of being towed. The policy now permits only one pass at a time, each valid for 24 hours. Additional vehicles must pay to park, even though the physical capacity or quality of the lot has not changed. This additional charge feels like a cash grab made by management, and it makes having guests park costly and stressful. Pool rules- A recent email sent to residents (attached in this review) requires tenants to carry pool passes. While limiting non‑resident access is understandable, these stringent rules place undue burdens on tenants who already pay substantial rent and fees for this amenity. In summary, lapses in security, diminished parking flexibility, and overly restrictive amenity policies have significantly reduced the value of this complex. Unfortunately, with no changes in sight from management in any of these areas mentioned, I would highly advise to consider residing elsewhere.

Update: They fixed the dishwasher, washing machine and microwave. I guess is just poor choice in brand. The water pressure is still terrible, I am sick right now and I so wanted to take a bath to clear my chest congestion but as you can see in the video, I might get over covid first before that tub gets filled, I even told the girls I wanted this apartment because it had a tub; the joke is on me. Moved in end of May. The Area is great, quiet and seems fairly safe to walk. I have not had the best impression at move in. Many issues for having a “ready to move in” apartment. The washing machine was broken, the dishwasher is rusted, the microwave screen flickers, the toilet was left disgustingly dirty and the water pressure is terrible “chorrito de agua”, which you have to pay a fee to get hot water, which I thought it would guarantee good piping and water pressure. I wish, I wish!! I would’ve taken the time to turn the shower on when I came to see the apartment before signing my lease because I do not enjoy showering here. One gate to get into the parking garage works one day and the next it doesn’t. You have to have your phone with you to go anywhere in the building otherwise you’re locked out. I have yet figure out how to get in without my phone. Best of luck in your search!

DO NOT LIVE HERE — RUDE, UNPROFESSIONAL, AND PREDATORY MANAGEMENT

I lived here for 2.5 years and would never recommend this property to anyone. The location and maintenance crew are the only redeeming qualities. Everything else — especially the office staff and management — is a disaster. This place is predatory, disorganized, and openly disrespectful to residents. If you value your money, peace of mind, or basic human decency, look elsewhere.

Here’s what you need to know:

The Office Staff is Incompetent, Rude, and Disrespectful Emails routinely go unanswered. Phone calls? Ignored. When you do get a response, it’s defensive, dismissive, or flat-out unhelpful. During my move-out, I was told I’d receive an itimized statement for the security deposit refund in 1–2 weeks. It’s now been 3+ weeks — no itimized statement. When I called to follow up, LYANNA, the Assistant Manager, got defensive, hostile, and literally hung up on me mid-sentence. They are not answering my calls anymore. The unprofessionalism is disgusting. Towing is a Full-Blown Scam I was towed three times — including once from an unmarked handicap space, once 30 minutes after my guest's parking pass had expired, and once because the office forgot to renew my permit. That last tow damaged my car, and of course, they denied all responsibility. I was told to speak to corporate, who never answered my phone calls or emails. I was also threatened with towing during garage repairs — no notice was given, and I had to leave work just to move my car. Then, when I parked exactly where they instructed, I received another towing warning. It’s a game you’re set up to lose — even if you do everything right. Garage is a Joke The garage gates are broken more often than functional. They don't fix the root issue — they just threaten and tow residents. It’s absurd. Residents are punished while management shrugs and collects towing commissions. Quiet Hours Are a Lie They spam your inbox with “quiet hour” reminders but do absolutely nothing to enforce them. I followed their process to file noise complaints, video evidence and all. Nothing happened. The overnight security guard? Completely useless. Security is a Disaster There are no cameras in key areas like the hallways or garage. Entry doors are frequently broken or left ajar. I was literally hit by a non-resident in the garage — no action was taken. Package thefts happened regularly. Package System is Worthless You’re forced to pay for a “secure” package locker system — but it’s barely used. Drivers often leave packages wherever they want: outside your door, in the open mailroom, or just randomly around the building. Theft is common, and the office never takes responsibility. They Will Nickel-and-Dime You for Everything The lounge downstairs? Used to be free. Now they charge you just to sit there with friends. The lease renewal process is inflexible and always in their favor. I was charged a huge amount from my security deposit with zero itemized breakdown — just money gone, no explanation, and I still haven't received a check. Disrespect During Move-Out They sent me my lease renewal a week before it ended with a ridiculous rate hike. No effort to retain residents. After I moved out, I saw my old unit listed at a lower rate than what they offered me. Tried to schedule a move out inspection with management, got zero flexibility around their availability. This is how they justify stealing money from your security deposit. They Threatened Me with Eviction — Over Their Own Mistake After 2.5 years of on-time rent, one payment glitched because they switched platforms and unlinked my bank account. I informed them, was told it was “fine,” then got an eviction notice on my door days later. No phone call, no warning — just a threatening legal document taped to my unit. Completely unacceptable.

Bottom Line: Blatant disrespect from management - they will ignore your concerns, treat you like an inconvenience, and take your money without accountability. Save yourself the stress, rent literally...

Here is my honest review of Heritage Plaza because like most of you reading want to see what it’s going to be like living here. I’ll tell you the good the bad and the ugly without going over the top or worse lying because the staff are buddy buddy

The complex is not bad but definitely not good either. The gate issue is true, we have an app that controls the gate and in the 13 months I lived there it would get stuck so so many times. It’d go a quarter of the way up and stay stuck and you’d have to reverse in the small parking garage and use the other one which sometimes was half broken.

I lobby area was great for hosting events, inviting friends over, and for me the office space was great for work.

The pool was fun but also very VERY hectic in the summer. I understand bringing friends over to your downtown pool, who wouldn’t? But we all pay relatively high rent to live in a nice apartment, but when you go down for some drinks by the pool and see extended family of no joke 15-20 people FROM ONE SINGLE RESIDENT hosting a birthday party?! It’s unbelievable. And because those families didn’t live there they also did not respect the place either, trash was mostly cleaned up but these huge family get togethers would clog every single trash can causing them to overflow

Parking situation. The garage was often normal, but when it’s fiesta season the entire parking garage was filled to the brim, I lived on the 4th floor and never had to park a floor up or down for a spot, but come fiesta and I’m parking on the very top floor. The reason this upsets me was because while in transition of getting my new car I borrowed my fathers car for less than a week, and had to enter it into guest parking, then when I wake up at 3am for work I saw it was towed because my pass expired but a few minutes (less than 15/20 minutes) it sucked and I had to pay $200 to get it out. BUT I paid it nonetheless it was my mistake right? Cool, but to see so many cars who weren’t meant to be there and weren’t using guest parking AND NOT BE TOWED was truthfully disappointing knowing I live here and get towed but let a resident have 3-4 cars parked in residential parking and be fine.

But cool, that happened next on the list

Now this is where things get crazy because this is as of now. I moved out, paid my last $400 payment of cleaning cost yada yada, cool I paid it done. Now as of this week I applied at a new downtown apartment and my application was DENIED for quote “write off” and for those who don’t know that means when a landlord gives up on collecting rent and instead report it on YOUR record for future landlords to see your history.

Now I was extremely confused and out right pissed when I heard this so calls were made to heritage plaza and all of a sudden they couldn’t give any details and made me call a third party company who could help. Okay I’ll play. So after a call with that company it’s saying that $400+ balance was never paid.

Hmm that’s weird cause my bank statement AND INVOICE says otherwise.

So it has now been disputed and thank the lord for ACTUAL good apartment staffing for being understanding of this situation and letting me be a resident.

My point is, heritage could’ve truthfully ruined my livelihood with such a terrible mistake. What if the new apartment didn’t care? So I pay my dues and you make a mistake and now I can’t find a place to live? It’s just not right. I understand mistakes happen but such a huge one that impacts me so much is not right.

Overall I made memories, my vehicle was never broken into but the one 2 spaces over was, the pool is nice yet crowded, the lobby is great, but don’t let it fool you. It looks luxurious but living here is not perfect.

Also a lot of the reviews you see that are picture perfect is because the staff throws events and includes these people and their works so they all work together to uphold a positive look so 1. Heritage plaza gets more applicants and 2. Those people get booked at the heritage plaza events

I’ve been here about 6 months now and let me just say Monique is amazing! There wasn’t many flaws until as of recently. Most of my issues are problems that’s probably out of the staff’s control. My first issue was/is the constant loud bumping that’s above me due to my neighbor having really super huge dog. I’ve complained about this since my 2nd week of staying here. Monique has suggested almost everything she could, but those suggestions just didn’t work out. It’s to the point where sleep is broken, or I’ll have to tap the ceiling with my broom let my neighbor know that’s it’s entirely too loud. I’m very fatigue at work! Everyday at 5am (even on weekends) I’m being woke up from really loud bumping and also there’s some bumping throughout the day. I’ve reached out again via email almost 2 weeks ago, but no one has responded.

My second issue is my car was recently broken into. I had really important documents in my car (ID, social, birth certificate, old light bills from previous state, new address, car registrations, W-2s, insurance cards, voter registration card, basically everything that makes my identity) and it was most definitely a tenant that’s now using my credit and opening up many credit cards under my name and social. I called to see if there were cameras in the garage hoping that I could get a lead on the person who is doing this, and there’s no cameras. This is the second time my car looks like it’s been tampered with (my other car, gas saver). My glove compartment was open and papers were everywhere. I brushed it off and thought maybe I did it while I was rushing. But noooo, when my AirPod box came up missing, that confirmed someone has been in my vehicles. I don’t feel safe anymore knowing that someone out there has my whole identity and knows where I stay and they may be closer than I think. I will take every precaution I need to take to protect myself.

I moved here when the apartments were still quite new, so there was literally ALWAYS available parking on the 3rd level. Now that there’s a lot more people moving in, If you’re not parked by 6 or 7pm, you might have to park on another floor and walk a great distance to your unit. Also, tenants are allowing their guests to park in residents parking. To my understanding guests were to park on the 4th floor.

Other than that, the apartments are beautiful. Quite small but if it’s just you, you’ll like it. Maintenance is very prompt and quick with fixing things, they’re really cool guys. The valet trash guy use to always miss my apartment before other tenants moved on my hallway, so I’d always have to take my own trash out even tho I sat my trash out at 7:45pm, tied up, inside of the trash can and he would still miss me. The amenities are really nice. The front desk staff are sweethearts. I love April! The mail service & room is also great! This is my own personal experience, so I wouldn’t say I don’t recommend, I really do recommend.. I will say just because you’re located downtown doesn’t make you safe. At least that’s...
