I have lived here 8 months now and here are the main issues: A/C doesn’t cool efficiently. It was fine October - April, but since then most days my temperature inside is between 78-80 degrees by 3pm. Supposedly the coils have been cleaned and outside unit replaced, Freon has been added and it hasn’t helped. I was told to keep the blinds closed and buy room darkening shades, what for someplace I’m not going to be living in that long? I don’t think so. I don’t think the A/C unit is strong enough to effectively cool the unit. I’ve lived in several communities in this area and have never had the A/C issues I’ve had here. Lack of adequate storage in unit. Of the apartment communities I’ve lived in, in this area, this has by far, the worst amount of storage. No hall closet, closet by outdoor patio, nor a linen closet, small walk ins and 2nd bedroom has a regular sized closet in addition to the walk-in, but there’s really no place to store seasonal items, vacuum cleaner, broom, etc. Yes you can pay extra for a storage unit that’s nowhere close to where you live and doesn’t help with having your items conveniently located. Dog parks - there are 2, but the small one is virtually unusable because the grass is all torn up and it’s mostly sand & dirt. The big dog park is slightly better, but still has torn up areas of dirt and sand. Management does nothing when you report condition of the dog parks, Car washing/dog washing area - There is an area to wash and vacuum your car, but it only accommodates one car at a time. If someone has just washed their car, the vacuum hose is soaking wet and gets the inside of your car all wet. The dog washing area is just a big sink right by the car washing area - outside. So if someone is washing their car, you can’t wash your dog without being in their space. You also have to keep your dog leashed the entire time because it’s outdoors and it’s not separate enclosed room - very non-pet friendly. Gated community - Yes it’s gated and the first few months I lived here, no issues. Now it seems the entry gate breaks and stays open pretty often, thereby negating the reason people may have chosen this community over another one. Plus you’re paying to live in a gated community and not getting that benefit if the gates are open. Mandatory internet service - I knew this going in, but you are required to sign up for internet service with Summit Broadband when you move in. It’s $60/mo. for basic service and you can pay more to upgrade speed. Whether you use Summit or not is up to you, but you still have to pay for it. The last few weeks, Summit has had major issues and has been down a lot. I switched to another carrier awhile ago, and when a message was posted to the community message board about internet service outages, I posted that you can switch carriers, even though you still have to pay the basic Summit fee per your lease. So my message was not approved and wasn’t allowed to be posted. Guess I’m “subversive” for having a different internet provider - but my internet service hasn’t been down the last few weeks either. Trash collection and other violations- Messages are sent out about not putting your trash out for valet pick up before the pick up date & time and that you’re in violation if you put out trash early, etc. Yet others around here can keep rusty lawn furniture on their patios and clutter the walkways and patios with bikes, kids toys and exercise equipment and that’s apparently fine. Non enforcement of dog leash laws - There are a few small dogs that constantly are allowed to run loose off leash. Complaints have been filed with management and all they do is send out community wide messages, rather than address it with offending owners. This is actually a huge problem, and someone’s pet or child is going to get hurt. Overpriced & not worth it. Update: Just wanted to post a warning that you will be hit with a cleaning fee (mine was $500) when you move out, as cleaning the unit yourself is not sufficient. (the positive ones don’t offer much support as to why) Two of the points I read, I can’t attest to - anything about dogs or the pool not being heated. I lived there for a year and a few months. Left in mid- January for Virginia! Yay!
Pros first Convenient location - supermarkets nearby, strip mall stores - common chains Newer buildings Cons (in no particular order) Noise inside - bottom floor apt can hear upstairs neighbors talking (not words), walking, etc. (I kept the TV on to help with that.) Imagine the sounds when the grandkids are there (every day). Fun. Poor quality construction - Noise, pests, cheap cabinets (granite tops), appliances - W/D - very small - can’t wash set of sheets, delicate cycle left clothes twisted, dryer - hour to dry almost anything (I stopped using it and my bill dropped $40.), fridge - loud snap, crackle, pop cycles - woke me up initially, you get used to it. Plumbing - you’ll know when neighbors flush and shower. Month to month - don’t do it! I had to extend for the last few months - they almost doubled it because… they could (recurring theme). The prices of all apts change on an almost daily basis. Security gate - about 25-35% of the time wasn’t functional Fitness center - shut down for weeks - “inspection” ; car wash - lol, again, didn’t work and when it did, was rubbish - not very important, but advertised these things as extras they offer Important information/notices are left outside the front door - seriously, a paper envelope left on your doorstep for official notices. They have your email, the apt portal, your phone number - and they leave a piece of paper on the ground and hold you responsible if/when it blows away. ANT INFESTATION - all time I lived there; they DO get the Pest Control co to you but ignore the reasons for the problem. I repeatedly suggested, told, begged them to caulk the places where pests were getting in - nothing. After a couple of months, the nice Pest Control guy brought his materials and did part of it and that almost stopped it in those areas. I have dozens of photos - ugh. At move out: there were some cleaning products and an inflatable mattress left inadvertently - my fault. Probably took 15 min. to bag and drop at the trash bins. They charged me $500 and claimed apt. was “dirty”. I had it professionally cleaned and provided the receipt. Also, I was charged $100 for not having renter insurance. I had it all the time but canceled it for the day I moved out. Current property manager (Katrina Kalhil) is unprofessional and confrontational. Emails attack everyone for something only a couple of people have done and almost all her communication as such will end with a threat (penalties to eviction). Inexperienced, at best. Passive-aggressive, at worst. Cell coverage is spotty, both inside and outside of your apartment. I often had to step outside on the sidewalk to get a signal.(Wifi calling helps.) I saw others doing this over the time I was there. And more often than not, I had to get away from the complex to connect to Google Maps.
No doubt, the owners/managers will say that all of these problems are covered in the contract. Maybe. Who’s going to engage a lawyer to fight it? Lol. Do your research before signing with Springs at Posner Park. Hopefully, there are better...
Read moreUpdated: As Spring responded to us here, saying that they explain at the time of the tour about the practice of signing the provisional form and etc… We didn't tour, we did a tour ourselves and we also talked on the phone and nobody told us about it. And there was also talk that we would be welcome to come over to the office to look things over in person, so my husband did this weekend. He went there in person and the answer they gave him is that they could welcome us there, but the values would not be what we had applied. And the deposit we made?! We lost too.

Well, we saw the Springs at Posner Park apartment and were super excited to apply to livro price and a beautiful place, that's what we thought! And happy because we had found our home, but it was just disappointment and neglect and bad faith with us.
We apply and wait. The same day we got an email talking about partial approval and the next day we got an email with move in saying we had to get some things done by 5pm to secure the price. My husband left work and rushed to sort everything out. We made a contract with the electric power company; home insurance for “our new home”. My husband closed everything until 6pm on 9/15 exactly as they asked. After sending everything to the office, when we thought everything was ok, we received a doc to sign, my husband called the office and Isa, the lady at the office, explained that it was a document that if the criminal background check was not satisfactory , it should exit the merger property in 3 days. And she told my husband that if he didn't sign that document and didn't give the $1060 for the 15 days rent at that time, on 09/15 he would loose the price of $1794.00 monthly.
Why did they only tell this important detail to the end? So now at the end they're saying the criminal background check isn't done. So my husband didn't feel like trusting them over $1060 without the criminal background check fully completed which could take more days ahead. My husband has never had any criminal issues but criminal background check is not just about criminal records there is more like credit history as well, so, how would i trust them at this point so they could deny my request for anything they find unsatisfactory for them. So can you think about moving into a place with your wife and 3 year old daughter with entire furniture and 3 days later they feel like they didn't like your credit history very much???
I told this to Isa, the office employee, and she said: “but we will give you 3 days to leave”. Serious?? That's it??? lol I didn't sign the document, I asked to speak with the manager, which would only be possible the next day. In short, the next day they changed the move in date and rent from $1794 to $2060, which is not in our budget at this time. I asked them to keep the original price and they said NO.
In conclusion, they told us that they can't do panything and we lost all application and deposit money, $475!
My family and I are looking elsewhere and are disappointed at the complete lack of consideration and insensitivity they...
