I lived there for 2 years. For the price, it is so not worth it. Take a walk around the building where people live. The hallway carpets are filthy and smelly. I complained so many times and I always got the answer, "we are working on it". For 2 years it never got worked on. They told me several times that they were replacing the carpet. Never happened. The community is always getting packages stolen from their doors, from the residence cars or cars getting hit in the garage. One time I told the staff that we actually had a picture of the person that was stealing from everyones cars including ours. Our car records. They said they didnt want to post it because it looks bad on them and they would scare people. Needless to say, there were more incidences shortly after. This is just one example of how they really dont care about the safety of the occupents. I have so screenshots to prove that from a ton of messages these past 2 years. They just make a ton of promises that they dont keep but they will say its getting worked on to shut us up. Im just saying, my advise would be to look at other apartments. Its not worth the headache, the price, the disrespect, and the smelly filth. After moving out, they are trying to charge me $800 to replace the carpets in a 1000 square ft apartment when only the bedrooms have carpet. Mind you, I kept my carpets very clean. They should be more worried about replacing their hallway carpets instead of milking residence for more money. These are just a few pictures of what the whole building hallways look like. This place is completely unprofessional and rude.

Piedmont didn’t approve the community post that the other resident wanted to make to warn the other residents because this would ‘scare’ the residents. Nice. 4. Stairways always have trash. Whether it’s trash bags or regular trash it’s not clean at all. 5. There’s been a homeless man wandering around the apartment garage. He wanted to get in get back elevator by the trash garage but luckily had no way of doing so. 6. This is more on the residents but dog poop has been in the hallways and side stairways. Take all of this into consideration before moving in. Location is great, everything else is mid.

(The bullet points are the most important info for you to know)

• I’ve lived here for a year and the place is beautiful really, but if I would’ve known for all the hidden fees that they charge and the way they treat tenants at times i would’ve picked somewhere else because they are MONEY HUNGRY HERE, and please don’t take it lightly when I say this.

• Base rent is 1800 yet I’m paying almost 2200 a month due to unnecessary and hidden fees

• Their valet trash which they MAKE YOU PAY FOR ($35) a month is inconsistent and they charge you ($25 + $5 service fee) if it is left out after 9am (I’ve had this happen because they rarely come to take my trash, I always end up having to take it out which is a waste of money that you can not opt out on) they take a pic, send it to you, and charge you yet still won’t come and get the trash which is pathetic

• Their parking situation is horrible as they turned the whole 1st and 2nd floor into retail parking which leaves minimal spots to park for tenants that pay $100 a month ( not to mention that the gate is always broken or is the loudest thing if you live on the 3rd floor)

• If you have guests over at your home you are only allowed 2 per home and a day pass for them is ($20) plus $5 for adding an extra night, as well if you have more than 2 in the pool area or clubhouse they charge you per hour if you do not reserve it which is • $250 an hour + a $500 deposit or for their wine room they charge • $150 and hour and another $500 deposit which is bizarre to me since they have so many spaces for guest to park and so much retail parking as well as nobody is ever in the clubhouse and when people are parties over 2 they are always respectful of each others spaces

Another thing with the garage is that visitors do not pay attention walking or driving and will hit you or walk right infront of you or will stand in the middle of the ramp.

The halls reek of smell on the lower levels which sometimes makes you want to gag

The elevators are constantly down and or breaking and sometimes it’s difficult to get into the building after hours especially on 3rd floor if you are getting dropped off and have to wait for someone to open the gate or the elevator isn’t working for you to go through.

The fire alarms constantly going off

This is the perfect place for the Frat Boys and Girls out there! If you hate sleeping, enjoy the pool being closed due to tenants breaking glass in or near the pool, entire floors smelling like a frat house, this place is certainly for you! For how often the pool is closed, the Pool parties are likely epic if that's what you are into.

If you enjoy sleep and want somewhat of a normal living arrangement, unfortunately this place is not for you. We made many complaints about noise (most every time as early as 3AM). Management did little to help. They "promised" they would talk to the tenants, but literally the next day the same problem would happen, another complaint logged and another empty promise to talk to the tenant.

On multiple occasions we had to book hotels down the street just to ensure we got some sleep for once. Again Management did not care at all when we told them of this "solution", just empty promises that they would talk with the tenants.

Normally would give 1 star, but Im giving this 2 stars, because this place is truly beautiful, clean, and lots of great amenities (that are great if they are not closed due to broken glass, etc). Unfortunately the tenants there do not make for a restful place to live. Normally would give it a 1 star, but they do need some credit for how beautiful the place is. It is 1 year old and given the tenants living there, I give it 3-4 years and this place starts to resemble a Holiday Inn.
