Disappointing Stay – Misleading Photos and Poor Value for Money

I stayed at Guest House Grazioli and was very disappointed. The photos online are completely misleading — they make the place look cozy, modern, and comfortable, but that’s far from the reality.

This is not a hotel, but a converted apartment split into separate rooms. The room was tiny, with old, worn-out furniture, and nothing like what’s shown in the pictures. It felt cramped and uncomfortable. Noise carries easily between rooms, so privacy and quiet are lacking.

The bathroom was especially bad — extremely small, with a tiny shower. I’m an average-sized person and couldn’t even stretch my arms or shave my legs comfortably. I honestly don’t know how someone larger could use it.

At €120 per night, this place is absolutely not worth the price. For that amount, you expect a certain level of comfort, cleanliness, and honesty in presentation — none of which we found here.

The only real positive is the location — very central and close to major attractions. But even that doesn’t justify the cost or the misleading experience.

Overall, I wouldn’t recommend staying here unless you’re prepared for something very basic and priced much lower than what they charge now.

Booked a long weekend here. We contacted the host 45 mins before arrival to let them know we would be arriving no response we get there and are left standing on the street with our luggage it was 6pm dark and raining. A local resident let us in the building which smelt awful with overflowing bins. Eventually after the host hung up our phone call we get a WhatsApp message with instructions we get to the apartment. After helping ourselves to the keys left in a cardboard box at the front door the bedroom we got resembled nothing of the pictures online. The walls were paper thin and the loud buzzer went every time someone entered the building meaning we were woken every hour of the night. The walls were paper thin so every noise in the building could be heard. After spending one terrible night here I decided to book a different hotel for the rest of our weekend complete waste of money! As we left in the morning we had the cleaner with 0 customer service skills questioning us for our tourist tax honestly could not get away from this place fast enough!!! Would have gave this place 0 stars the only thing that’s good about it is the location but everything else is falsely advertised avoid...

Came to Rome with little one and we chose this guest house due to the location. It was an amazing stay, room very clean and modern, was all within walking distance to most places to visit. Bus terminal 6 mins walk. The room had WiFi, towels, private shower , we had even slippers, coffee and tea station. Fridge bar but this if you use you pay for the item but not very expensive, room cleaning services includes. I read many bad reviews on here, but I had no issues, before I get to the room you get a video message on whatapp with all details and pin to get into the building . The host is brilliant Katia. Trust me when I say is all within walking distance. The fun in the shower room is connected to the shower room light, so when you switch it off that will stop to. My room wasn’t by the lift so I never had any noise issues. And yes there is a working lift. Was a brilliant expensive and I will def go back again there. Don’t judge the building from the outside .
