This was a pretty terrible experience, and if you booked through Priceline or Booking.com the first thing you should know is that it’s not in the location it says it’s in on the website. A couple days before you check in you will receive a message giving you the real location, but the host will not make it clear that this is a different location than what you booked. Unfortunately, not realizing this, my fiancé and I arrived at the location given to us originally via water taxi and then had to walk 30 minutes to the actual location after finally reaching the host to get the correct directions. Also the first directions we received from her via text still had the wrong location and door number, so we were stuck outside another 20 minutes well past midnight trying to find the correct door on the building, so if you do go here then be absolutely are you know whether to enter 3518 or 3515 and where each is located.
But it gets worse… my fiancé has multiple autoimmune issues including Addison’s and diabetes and due to the stress of hauling out luggage through Venice and the stress caused by the host that morning she went into an Addison’s crisis the next day. It was exacerbated by the host pushing us to leave (while my fiancé was actively vomiting her guts out) so the host could get ready for the next guests, and if you know anything about Addison’s then stress is the worst thing for it, so within a couple hours we had to call an ambulance (I’m writing this review from the hospital). We now have to cut the remaining 2.5 weeks of our trip through Europe short so she can return home to her doctors and it is absolutely due to the stress the host caused both through the unclear directions and her callous disregard for my fiancés health.
She will claim she offered to call an ambulance, which she did, but what she fails to understand is that calling an ambulance is simply one more stressor and my fiancé told her (through me) she didn’t need one she just needed time to rest and she would not accommodate us at all, she only wanted to call the ambulance so we would be out of the room and she could get the payment from the next guest. Truly despicable and we will be requesting a full refund.
Also I have been a landlord and I’ve owned/hosted/ managed an Airbnb and I have never treated a guest the way she treated us, so definitely beware when dealing with her (she goes by Ary). Afterwards she blamed us for coming to Venice when my fiancé was “sick” (which she wasn’t… she went into an Addison’s crisis as a direct result of this experience) and said her “responsibility ended at calling an ambulance.” So if you do book be absolutely certain you know where you’re staying and definitely don’t get sick while you’re here. But she is “fine with her conscience.”
I’m truly disgusted by her behavior and callousness. She needs to get out of this business.

Read moreThere are some frustrating elements to this B&B. When we found the B&B no one was there and it was only afterwards that I realised we had to check in at Hotel Florida. I accept fault here as I should have double checked everything but it would have been very easy for them to have note on the door to remind guests where to check in - I see I'm not the only one to fall into this trap. It would have been ideal to have it in my main confirmation email, not as an attachment. As we were visiting many places in Italy I didn't think to look at attached information. ||||A second frustration was check in itself. We arrived in Venice at 8am and I had to pay for luggage storage until it was time to check in (again, if I checked attachements to the emails I would have found out that I could have left our bags at Hotel Florida) but a simple reminder on the B&B door would have made life a lot easier for us. I have to agree with other reviewers that 3pm is a long time to wait to check in, I know the response has been that people check out late but as lots of people will arrive early it does make check in a little more difficult for guests. Again, a reminder on the main door would have been useful too. ||||As for the room itself, we had a private external bathroom which was fine but it was a bit of a hassle. For example, in the middle of the night if you needed the toilet, you had to unlock the main room door then unlock the external bathroom door which is a hassle as you had to bring keys with you which was also quite noisy to unlock so could have annoyed other guests. I knew there was an external bathroom in advance but it was a bit irritating all the same, I feel it could have been simpler such as a lock from inside the main bathroom door. The bathroom did the job but it was small and there were mouldy fittings in the shower for putting shampoos and shower gels. ||||The room was basic, the TV didn't work (only the audio worked) and there was a plug socket that wobbled around. The pictures on site were a bit misleading as our room looked nothing like the pictures in my view. We slept okay but using the loo in the middle of the night was a pain. ||||Overall, it did the job but the general experience was a bit annoying. Read moreWe stayed for 3 nights. The location is excellent, it's next to canals and a 2 minute walk to a row of restaurants, bars and cafes. Close to boat taxi stations and a 6min walk from the main bus terminal.
The room itself is a good size, storage cupboard, good size bathroom. Couple of mirrors and a good hairdryer. Shutters on the windows keep out the light and outside noise.
There is a kettle and fridge in the room but no sugar/ milk/ coffee.
Our issues with the room were the internal noise, you can hear so much noise from the other rooms in the B&B. We had people come in at 2am and chat on the phone, felt like they were at our door it was so loud. People checking out at 6am using the hairdryer in the early hours. Naturally the people aren't to blame, but the noise internally is so loud, we had 3 nights of interrupted sleep. Our friends stayed in a hotel and because it's built for purpose they didn't have any noise. The other issue is the mosquitos, we arrived and 5 were in the room, you cannot open the windows without more appearing. I feel the B&B could get more plug ins or spray or something to help with the problem.
I wouldn't go back to the B&B personally, I would spend that bit more to ensure a good night's sleep so you can get up refreshed for the few...
