First and foremost, when you arrive to Kyoto and search in Google for direction to this place; make sure you don’t go or mistake it from “Hotel The M’s Kyoto” which is just one block away from this hotel. That’s what happened to us. Good thing it was just a street away.
We love and were satisfied with our stay here. Very convenient for transportation to all the major tourist site as it so close to Kyoto station. The room isn’t at all that spacious but clean and enough to accommodate our needs as a place to sleep, rest and shower. Friendly staff and despite being close to the station and a busy area; it was quite peaceful and did not hear any noise outside or other guests whether during the day or night. That’s a major plus for me as I am a very light sleeper with super human hearing. Noisy accommodations are my ultimate pet peeve’s. Bed are very comfortable and bathroom had a tub if you needed to soak and unwind after a long day of walking and exploring around. They have coin operated laundry but good only for small quick loads, especially for their dryer. If you have bigger loads or clothing items that are thicker or heavy, I suggest to use the 24-hour laundry service which is just a couple steps away from the hotel.
Something to note: When going to Kiyomizu-dera Temple; don’t take the infamous 206 bus (which is super busy and have long wait and line ups) at the bus station in Kyoto station, instead take 202 or 207 bus by Subway Kujo station which is 5 mins walk from the hotel. No line ups or long wait time. Also, set aside a day to also explore Kyoto station only as it is quite a magnificent place with lots of restaurant, store and wonderful secret gems to explore.

location is quite good, not very far from Kyoto Station. you just need to exit from Hachijo West Exit and then cross the road, Nakao restaurant will be right in front of you and you just need to walk straight on the road beside Nakao building, Kyoto Avanti will be on your left across the street, and after 250m walking you'll find the hotel entrance right in front of you
We booked a double bedroom for 4 nights and compared to their sister hotel at Kawaramachi, the room size is a bit bigger, brighter, and cleaner. Everything in the room serves a purpose and is designed in a convenient and modern way. what I love most is that even though the hotel is just right beside the road, it was quiet and we have a really good and peaceful sleep during our stay. and I also love their pajama too and would love to buy them if they sell them.
The heating was perfect through the AC unit. Bathroom amenities are self-service in the lobby, but soap, shampoo, and conditioner are already in the bathroom. Free 2 bottles of water every day if you let cleaning in. The cleaning service has a custom schedule, but towels are changed every day.
The staff are very friendly, helpful, and can speak English.
Just like the sister hotel, they only provide just 2 of each coin laundry machines and dryers. hope they can add more so the queue won't be too long and time-consuming.

Read moreThe double room size is very small for its price. We went inside our room with our check in luggages taking space all of our walking area towards the bed so we had to hurdle our way every single time. The bathroom area is very small as well and we cannot even open the bathroom door fully as remember, we had our check in luggages lined up there in the floor. Internet router is set up wrongly so we had to have it fixed 🙃. No free water daily so we had to self service get it ourselves on the 1st floor although they provide it for free. When we go towards the hallway of the floor we booked, it smells so bad and for a hotel chain like Hotel M, it was such a disappointment. They don't clean it everyday either and when we left our towels outside, the expectation was to replace it with new ones but guess what, they didn't. Note that we have tried a number of hotels during our trip and even Hotel M itself before so we know what we are are getting into with what we booked and with our travels, we know we should be getting a much better experience with this one. We got this one due to the location but funny typing this one cause there are a ton of other options near Kyoto station as well.
Please help reconsider and find a better option. I will for sure bookmark this as one of the hotels i will never book...
