Was recommended to this by a friend. The room is really spacious. The living room comes with a sofa and a smart TV that you can screencast if you know how. There is a clothes rack and my room is next to the laundry room. Yes, you can do your washing and drying there. I did that on my third day there. There is also a balcony where you can hang your clothes out to dry. The access is secured by a reinforced glass slider, while the balcony is also secured by grills, giving one a good sense of security. The toilet comes with a tub, and a ventilator to prevent mould and mildew. There is a mini kitchen with a fridge, microwave, electric kettle and an induction top. There are bowls and pots too for light cooking if you like. Lets not forget, that they also provide umbrellas for guests use too! The amenities provided meets my needs.The location is not exactly the best however. Quite a bit of walking is required from Kyoto station, and/or from the bus stop from Kyoto Aquarium. But there are a few vending machines in the immediate vicinity and a mini stop convenience store just over at the Kyoto Aquarium there. Read moreWe had to leave with my 6 year old on Christmas Eve, because the heat in the place doesn’t work consistently, and the place is covered in cobwebs. See picture below (also what’s the ¥10,000 cleaning fee for?)||May be a nice place to stay in the summer, but even when we emailed to Management, they suggested we clean air filters and send them model numbers of broken units – as if they didn’t know what’s in their own building. I’m guessing the owners are far away (no one answered the phone number and emails aren’t ascribed to anyone). Poor communication and putting the work on us. No offer of how they’d help a freezing family till they heard we had made reservations at a local hotel.||After less than 24 hours we moved our daughter to local hotel for Christmas Eve.||The place didn’t offer us any refund, but did ask if we’d cancel our reservation (without any re-payment) so they could rent it out again.||Our only bad experience in a month of working in Japan ||No parent would stay here and watch their kid shiver...

I accidentally locked the room key inside and discovered that reception, which I believed was open until 9:00 p.m., had already closed by 7:30–8:00 p.m. There were no clear instructions for after-hours assistance.
When I managed to get a restaurant worker to call the staff, the individual on the phone said they were "closing up soon" and then refused to help, abruptly ending the call. When I called back, they disconnected after recognizing my voice. It wasn’t until the restaurant worker intervened that I received any assistance.
This was a disheartening and stressful experience, and I hope the host improves after-hours support to prevent such incidents...
