The room is nice and spacious enough. The location is quite ideal and reasonable for the price.
I didn't like that the check in time was 4pm and check out was 10am. For me, the check in time was too late and check out was too early.
The elevator was kind of tiny (It would fit 2-3 people with one check-in luggage each). You also would need to check out or at least bring down your luggage before 10am because if you do it 930-10am, you would be waiting a long time because other people from other floors would use up the entire tiny space. There's also no option for stairs (or I couldn't find it) so If you are going out of going on tour. Leave by 9am or leave by 11am because you'll be stuck waiting for the elevator.
I also didn't like that the lock is still a physical key. I am not sure if it's isolated to our room but the locking mechanism is wonky (it's hard to unlock the main lock) and one time, we are hurrying back into the room since my youngest had to pee and I was having problems unlocking. I spent a good few minutes on it and it was frustrating there was no help desk/personnel to assist us...

There a number people that "transfer" their luggages prior to their arrival using Takkubin services like Yamato. Just be aware that once arrived these luggage will be placed downstairs near the entrance but there will be no one to watch them. I mean in term of safety it's kinda OK but ensure not to store important stuff there like your passport.
Location wise it's smack bang in the Dotonbori area, plenty of eatery or place to visit outside within walking distance.
