Hotel is located right next to the west gate (Suan Dok gate) of Chiang Mai old town. Walking distance to all the temples, eateries, and markets in old town. We arrived from the airport by taxi in about 15 mins.||||Vis checked us in, process was smooth. Our room was on the top floor (Level 3) with no elevators in the hotel so we had to drag our bags up (no surprises we had seen reviewers mention this so no negative points for this). Vis was nice enough to help get our bags up too! Since we were on the top floor, our room was VERY hot when we checked-in during the afternoon, when we expressed our displeasure, Vis was nice enough to agree to move us to a 'new' property the following day.||||The following day, right after breakfast Vis promptly showed us to our new room right across the street in a new property they're just about finishing up. I think the new property when finished will be called B House 2: Busara Hotel. Our new room was great! Vis said we'd have to walk back to the old hotel lobby where breakfast would be served since the new hotel kitchen was not ready - no problem with that!||||Front desk staff is normally very helpful - hand them a bag of laundry, will be done overnight for 60 thb per/kilo. (VERY helpful for us since we were on a long term travel with limited clothes), print train/flight tickets at the front desk at no extra cost, book tours, rent bikes/cars etc. ||||All in all, an excellent budget stay right in the center of old town with very friendly and helpful staff. Precisely what we were hoping for during our almost week-long stay in Chiang Mai.||||Why not five stars?! - (1) the room change, although worked out in our favor, was a matter of luck. If no other rooms were available we'd have been stuck in the extremely hot room for the length of our stay, that room needs fixing with either a larger-capacity air-conditioning or otherwise. (2) breakfast, although sufficient, was very basic. There isn't hot coffee (only instant 3-in-1), eggs made to order were inconsistent. The women at reception was a real asset to the hotel and nothing was too much for her to do. |The room was very small, although the bed was big the area to change and move wasn't. |Only 10 meters from the room was a shop which was beneficial as you could get the bare essentials.|One negative for the hotel would be the ants, they loved the place and were everywhere from in the shower to under the pillows, for some people this would have been a massive problem but we just kind of got on with it. |The Guesthouse offers breakfast but at a cost, we didn't try it but I'm sure it would have been lovely.|The hotel is quite a way from the main attractions such as night bazza but a short taxi ride (60thb) and you're there so it wasn't a problem. |Overall I really enjoyed my stay at the Guesthouse and at all times felt safe during the stay. Lovely welcome with the sweetest fruit juice ive ever tasted. if you can, ask to stay in the new building across the road The rooms have just been finished and theyre lovely and spacious and bright, i have a feeling the rooms in the main building do not have very bright windows. Its not a hotel you would choose for the view!||||Clean bedsheets and towels, and good clean toilets in reception/ restaurant area (i think toilets tell you a lot about a place!)||||located on a quiet street inside the old city walls, great for exploring the pagodas on foot. You can easily flag down a tuktuk on the main road (come out property take a left). Also close to ninman (the trendy student area with lots of cafes and restaurants/the big shopping centre called Maya. So perfect location.||||Breakfast is simple - eggs and those strange thai sausages. Or cereal, fruit, juice, only instant coffee. ||||Overall a great stay and i would recommend this place to friends....
