Dania and her team were brilliant. They helped us pick the most appropriate property and room for our needs (they have seven properties to choose from in Brighton) and sorted out the on-street parking permits we needed (obviously, there is an additional charge for the permits). We had a minor maintenance issue when we were there (caused by the previous guests) and requested housekeeping on one occasion (housekeeping is on demand, so no need to worry about them banging on your door to change the towels at inconvenient times). In both cases, the reception team were a text away (you can call them if you prefer) and both requests were dealt with promptly - housekeeping were in fact there within 3 minutes of me texting! Friendly professionalism from every team member we encountered, either via text or in person. The location was great and the room was perfect for our needs - Room 2 has the full kitchen, which we didn't use other than the kettle and fridge, but it gives you extra space to move around and leaves the bedroom to be just that, as they feel like two separate rooms.

Lovely hotel managed by the owners Barbara and John. Very friendly and professional service, with a personal touch. The room was excellent; bright, lovely decor and impeccable cleanliness (a very “Swiss touch”). This place is so much better then the Hilton where we stayed a week before. The breakfast is cooked to order (vegetarian option is available too) and the selection of healthy granola, oats, yogurts and juices just amazing. My wife was particularly fond of the homemade banana cake. We had an issue on our departure with charging our EV and John helped out with an extension cord to be able to charge. Both, Barbara and John were in the middle of taking delivery of supplies, but did not hesitate at coming to our rescue. Thank you so much. We will definitely visit again, when in Brighton. Well done Barbara & John keep up the good work. PS: Loved the lamp (picture attached)

Stayed here for a weekend with my partner and had a lovely time, I can't begin to describe how great Jonathan and Barbara are, I think they are the most friendly people I've ever had the pleasure of meeting! We booked a double room on suite with a sea view, the room was nice and had a nice view. Parking wise you can park on the beachfront but this will be expensive, you can buy parking permits from the hotel and park on the surrounding rounds. The location is great as it's quiet at night but the beachfront, sealife centre and peir are close by. Breakfast is served as you like and cooked fresh and can cater to all. I even forgot my Chromecast in the TV in our room and only realised when I got home, I called Barbara and she got it posted to me within two days! Brilliant service and I can't recommend enough, will definitely be returning in the future

Stayed here for a weekend with my partner and had a lovely time, I can't begin to describe how great Jonathan and Barbara are, I think they are the most friendly people I've ever had the pleasure of meeting! We booked a double room on suite with a sea view, the room was nice and had a nice view. Parking wise you can park on the beachfront but this will be expensive, you can buy parking permits from the hotel and park on the surrounding rounds. The location is great as it's quiet at night but the beachfront, sealife centre and peir are close by. Breakfast is served as you like and cooked fresh and can cater to all. I even forgot my Chromecast in the TV in our room and only realised when I got home, I called Barbara and she got it posted to me within two days! Brilliant service and I can't recommend enough, will definitely be returning in the future

Although it is called a hotel, this is actually an unmanned guesthouse with no reception staff. On Google Maps, the photos show well-maintained rooms, a beautiful breakfast restaurant, and breakfast service, but in reality there is not even a shared kitchen or refrigerator available. The atmosphere of the room is also darker than in the photos.

I stayed in “Marina 10” on the third floor. Out of the four lights in the room, only two worked, and the lock on the right-hand window was broken so it could not be fully closed. Cold drafts and noise from outside came in, which would make winter stays especially uncomfortable. The Wi-Fi did not work at all, even after entering the password.

The bathroom was renovated and looked clean. The amount of hot water was limited, but at least the temperature was stable, which was a relief. Since parking in Brighton is very limited, I requested a two-day parking permit. However, on the second day I could not find a spot within the designated area, so I ended up paying separately to park elsewhere. I later found that there was a place near the hotel where I could park for half the price of the issued permit, so I do not recommend requesting one.

The staff responds by text message when you ask questions, but until I requested it, I did not receive any confirmation email or booking details. Even shortly before my arrival, I had not been given instructions on how to check in or how to collect the parking permit, so I had to contact them a few days before.

Although the booking was listed as “free cancellation,” the payment was charged to my card sometime after the reservation. I read in a review that refunds are processed via bank transfer, but since I don’t have a UK account, I decided to go ahead and stay.

Most of the photos on Instagram and Google are either stock images or old photos from when it used to be a proper hotel. The booking system is very unclear, and I would not recommend this place to anyone looking for a comfortable and...

Liked · The room and en-suite were both exceptionally clean and tidy. Check in process was very easy, due to self-check in. The amenities provided were excellent; tea and coffee, hand wash and shower gel, a suitable number of towels and toilet rolls, a large smart TV, a fan for warm weather and a heater for cold weather. The location of this property is excellent, roughly a 10/15 minute walk into the centre of Brighton; we felt very safe whilst staying here. Value for money at this property is excellent! I would highly recommend this property and would 100% stay again!||Disliked · Parking permits at £10/day were falsely advertised on the booking.com website but were not possible during the time of our stay. We were only informed this after booking, which wasn't ideal. However, when challenged, the management team quickly pointed me to a nearby car-parking space that was available to book through INNIT rooms near the property at a higher price. The only slight complaint about the room itself was that it was exceptionally hot for the weather at the time, which may have been because our room was on the 3rd floor.
