What a lovely place. Steven and Peter were great, the attention to detail and cleanliness was nothing short of superb. A very stylish establishment, where every detail had been well thought out from the toiletries in the bathrooms (REN) to the linen on the beds, to the décor of the rooms and the drinks/snacks provided (without charge). We stayed for two nights and the first morning we both ordered the full English... Quality sausage and bacon, perfectly cooked egg, Heinz beans, herby tomato and I don't quite know what Peter's trick is with the mushrooms but they were divine and very good toast, tea and coffee. There was lots of good quality buffet stuff too (granola, yoghurt, fruit etc.) but to be honest it didn't get a look in with me, what with the smells that were coming from the kitchen (which is next to the dining room - gorgeous, clean and very open to chat to the boys as they are busy at their work, which always makes me feel better). The second day I opted for the scrambled egg with smoked salmon of a toasted bagel.......OMG!! Try it, I am conscious that I'm starting to sound like a paid blogger, just try it and tell me on here if you disagree. I love Brighton and have been many times and will continue to do so. Now I have discovered this gem (which by the way comes with parking for £10 per day - they come with you in your car to find you a space near the premises for the flat cost of the daily parking permit - I was two streets up day one and directly outside day 2) I will always try Steven and Peter first and will be disappointed if I don't get in. I am considering the Brighton Marathon in 2018 and asked if they had availability for 12 months time. They are full as a consequence of all this years guests coming back next year and booking ahead...book early people. I've never before felt the need to review a stay, literally never done it. These guys are putting their heart and soul into delivering a smashing service - and are very nice chaps to boot. From the moment I stepped in the front door I felt a warm, friendly and professional welcome from the hosts that immediately put me at ease.
I knew I'd made a good choice as it is evident through the décor and design features on entering the building that much thought and consideration has gone into creating a classy but cool vibe, it felt very calming.
I stayed in a single room at the top of the building and loved the fact that the rooms on each landing were shielded by an see through internal door to muffle any potential noise from the rooms or the landing area, such a thoughtful detail.
The single room was small but perfectly formed, again the well thought out design made it feel spacious. The room was well lit with a large window and modern shutters so I could control the amount of natural light (and fresh sea air) that I wanted in the room.
There was more than enough hanging, drawer and desk space for all my weekend clobber. Alongside the room refreshment facilities the biscuits and Freddo choccy bar were, may I say it a 'sweet touch.'
Loved the 'rain shower' I didn't want to get out. The sensitive lighting in the bathroom was appreciated. Really good to have a dim and bright light option as well as automatic sensory floor lights for middle of the night loo visits (although that didn't happen as I slept like a baby) a good safety aspect.
I slept so well on the uber comfy bed and felt cosy as I luxuriated in the high quality bed linen. The hotel and the area was quiet and peaceful even though it was minutes away from lots of Brighton's independent cafes and shops. Such an excellent location, I walked everywhere from here, including my 1 minute morning walk to the beach.

First of all Pete and Steve are very helpful, understanding, patient and overall great hosts. You can and should ask everything to them, from them etc. The place is very very homely — I hadn’t come across such a hotel ever before and quite frankly it often killed the idea of “hotel” to it as there’s enough hotels in Brighton that don’t have nowhere near the same coziness at all. Often a relaxing environment so frequently I forgot about certain hotel procedures (like forgetting my key at night all the time)…
I stayed in a very small room and without finding your way to deal with the space and possibly organise yourself at first, it’s kinda distressing on the first day but I found my way to deal with it straight away lucklily enough. The endless coffee and snacks and hot chocolate and wireless charger, extra Alexa etc. all made up for it. Bed is alright, but the room can get warm easy which is really good in this stormy winter so you sometimes don’t even mind sleeping over the sheets. Location is great, my down point would be the wifi, it is quiiiite slow in my room and while I found a way around it, maybe it won’t be the same with you. It was room 5, so double check the speed when you get there!
