We had a horrible experience during our entire stay. The first issue started with ants all over the table and furniture. They assured us they would spray and take care of them, but we couldn’t use the table to eat because as soon as there was food, the ants were all over the place. On a Saturday night after a long day out of our room, we came back to a sink that was backed up and full of food debris. Since we hadn’t cooked in our room, we knew someone in another room caused this. We called the front desk and they told us that they think they might have someone available to fix it. Luckily, an hour later a maintenance worker came to check things out. He was really nice and did get the sink drained, but not before emptying most of the contents all over the kitchen floor. He used some towels to soak everything up, but the rotten food stench remained. Shortly after he finished, the manager on duty and another person came to do a quick spot clean just to get us through the night. They left after 1 am Sunday morning, but said maintenance would be back to permanently fix the sink and housekeeping would do a full sanitizing clean on the kitchen. We were out of the room by 7:30 am on Sunday. When we returned at 9:30 am, we noticed that nothing had changed. My wife called the front desk for a status update and they seemed completely clueless to what had happened. She explained everything and they assured her everything would be taken care of before we returned later that afternoon. We came back to the room for a quick change and the kitchen still hadn’t been touched. Once again we called the front desk and once again we had to explain everything from the beginning. They assured us it would be corrected ASAP. About an hour later they called again asking what happened and what we needed them to do. It was at that point we knew their system had failed us and we were dealing with an inept group of people. At 9:45 pm Sunday night we asked for new towels since some of our towels were used to clean up. An hour later there was a tap on the door and a bag of towels was dropped off. Still no sign of cleaning or a permanent fix. Monday morning at 8 am, 2 hours before check out, they disabled our keys. Luckily we left the door open while loading our car, otherwise we would’ve been locked out. The cherry on top was when I called Hilton guest services to explain the situation and they hung up on me mid sentence. If you’re looking for a place to stay while in Orlando, please do yourself a favor and pass right over this place. All of these issues and they still tried to sell us a timeshare…that was laughable.

We are 15-Year Hilton Grand Vacation MAX owners and this is our first time at this property. The property is a little older than some, but it has been kept up very well. The grounds are beautiful and immaculately maintained. The lobby staff is friendly and helpful. Our room was smaller than most 1-bedrooms at HGV properties, but it was super clean and comfortable for two. If you've never stayed at any Hilton property (From Hampton to Waldorf Astoria), I should warn you the beds and pillows are consistently miserable. We've been telling them for 15 years but the beds are still hard as rocks. One note - if you book here be sure to ask for a higher floor. Our first floor room patio was a real womp-womp disappointment with its claustrophobic view of the backside of shrubs, drain pipes, and mud. The first floor breezeway is of course a high traffic area and it's loud pretty much 24x7. Finally, there are mechanical rooms outside the first floor 1-bedroom units in every building. They are quite loud as they constantly click on & off night & day. We had only one bad experience and that was when we tried to order food from the deli. The guy on the phone was rude and difficult when I asked basic questions like what was in their salads (ingredients are not listed on the menu). And, despite the menu saying that delivery was available when I asked him if that meant to the rooms or to the pool, he snapped at me and said you're gonna have to come pick it up yourself. OK that's fine. Then don't put it on your menu. Customer facing jobs aren't for everyone. If you don't enjoy working with people then just don't! Needless to say we ended up ordering out from Greenbeet and it was fantastic - see review! I probably sound like I'm complaining but these are really small things that are just part of condo-style time share vacationing. The property overall is very nice and we will definitely be back. I only mean to pass on a few tips to those who have never stayed at this particular property.

PROS Great price per night (non owner) $1400 for seven nights in a 2 bedroom condo. Washer dryer. 2 bathrooms. Master has big spa tub, not jacuzzi, a double vanity sized sink base with 1 sink, lots of counter space. Then a separate room with toilet, 2 person shower, pedestal sink with exhaust fan! Living room, dining room for 6, kitchen pantry and coat closet. Activities to keep you entertained, beautiful grounds. They have elevators!!! Safe in master bedroom if you like that. The balcony has a 4 seater table. It's screened off so no bugs. The extra cool thing is it's accessible from living room and master bedroom. The staff is very nice. Grounds are beautiful. There are 2 pools. Lol I didn't realize it. My kids said they were going to the pool and I went to the pool and couldn't find them. Ha ha on me. The pizza shop reminds me more of a Bodega. The guys in there were awesome and spoke many languages. They also had decent priced souvenirs.

CONS IN RESORT'S CONTROL This is my 3rd time staying at a Diamond resort. Two times in Williamsburg and this time in Orlando. The beds suck. Every morning my back and neck hurt so bad. The beds are hard, perhaps they're firm. Also my bed was lower at the foot of the bed, perhaps from guests sitting on end of bed to watch TV. I saw a few reviews mention their rooms weren't ready upon arrival. Do you know how long it takes to clean a 2 bedroom 2 bath apartment? I have a 3 bedroom 2 bath airbnb and it takes me 5 hours to clean it if the guests don't clean after themselves. And 2 hours if they do. After 1 night here, my glass dining table was dirty, there was no way to clean it. I spilled a lil popcorn on carpet, no vacuum to clean it up. I can't clean skid marks from toilet or ring in tub after bath. Can't clean bathroom mirror from toothpaste splatter. Yes you're on vacation, but these are 3 minute tidy that you can do yourself. Leaving all the cleaning to the staff is so wrong. I called the front desk to inquire about windex and toilet brush and vacuum. I was told we cant have chemicals in bedroom, but they did send a vacuum. I called front desk a few times about noise from upstairs guests. I swear it sounded like they were dragging concrete slabs above my head it was so loud I called front desk to ask if there was construction. It really made me upset. It took me 2 days to realize it must the their balcony door needing oil or adjusting. ITS LOUD and they are constantly opening and closing it. And since it's above master bedroom, I had to hear it until they went to sleep. That, too, disturbed my sleep greatly.

CONS OUT OF RESORT'S CONTROL I had a great time but I think I just ended up in the wrong room at the wrong time. My neighbors were very inconsiderate. Playing loud music on balcony, extremely exaggerated loud laughter, kids screaming in a happiness and running in room next to me and that dam patio door constantly being opened and closed. I expect noise at the pool and common areas, not my room. At one point , I just banged on the wall we share. Yes my masterbedroom is probably against their lovingroom wall and balcony, so I had to hear all...

Pros: Location - it’s near everything. Three Bedroom Option - perfect for us Cleanliness of the unit - we were able to be in one of the renovated units.

Cons: Did not have access to the internet most of our stay. We would be hooked up to the internet for a minute then not for hours. Very frustrating when you have computer work to do.

Leaking ceiling in the bathroom that no one could figure out and they never even offered a change of rooms.

Stayed in a renovated unit which was nice but they clearly did not purchase new mattresses. Very uncomfortable.

Lack of housekeeping unless you stay there for 8 days or more.

Did the timeshare presentation. Then received a text to go thru the timeshare presentation with even a better offer including flights. Recommend not to say yes right away. Wait a few days.

I highly recommend not ordering the pizza at the grill. Worst meal of our trip. The bar wasn’t great either.

The stairs had gaps underneath them due to the rust. Make sure you have the most updated tetanus shot…

I did file a compliant. Got no response from Hilton

I stayed at Hilton grande villas back in November. While I was there, I did attend a timeshare presentation. Weeks later, I received numerous phone calls. I finally answered and they stated that they’re from ‘Hilton’ about a vacation deal. $129 for three nights and get $100 gift card after attending time share presentation. I asked them how would I know if this is a scam. They mentioned the day I attended the timeshare presentation and where I stayed. Thought it was legit bc of that info. So I gave them my credit card info and got a receipt thru email from VRC vacations. I googled them and everything I found was about it being a scam and negative reviews. I had to dispute it thru my credit card company because they never refunded it after I ‘cancelled’. Now I receive numerous phone calls from all kinds of numbers just like I did before I answered that one call. I do not appreciate being harassed with all these calls. I also do NOT appreciate Hilton selling my information. How else would someone know the date I attend the timeshare presentation and where I stayed?!?! I get MULTIPLE calls a DAY from these scammers that claim to be Hilton. It’s harassment at...
