I just want people to know exactly what they're paying for. The staff was very friendly and helpful, the house was very clean, the view was beautiful, housekeeping was prompt with providing clean towels. This place would be good to stay for just a night.
We rented a room here because we thought it would be cheaper for a nice place but in my humble opinion, it isn't worth the price. We paid for a double room at the Cozy Inn promising a view and short walk to the beach. When we got to the Cozy Inn, there was a sign telling us that we would be staying at the Lakeview house up the hill instead, which was kinda sketch. The "double room" is very, very tiny, with only one fullsized bed. Your bathroom isn't shared with one other room, but every other guest staying in the house, where the owners live as well. Altogether there are two showers and three toilets but you have a sink in your room. This is more like a room share, only you don't have access to the kitchen. The parking is terrible, in my opinion, the designated lot was rutty and you had to maneuver around a bit ole pothole. The room is up three flights of stairs with no elevator. From 11:30pm to 8:30am, there is "quiet time" but more accurately it's about 10pm to 10am because that's when they turn off the wifi. The free breakfast is old lookin muffins and they shut off the coffee pot at 11am. The beach is about a 10 minute walk away. The Lakeview house also has you wear a bright, yellow band on your wrist with their name printed on it, which tells everyone you're a tourist and basically makes you a target.

Read morePros: The staff at Lakeview were exceptionally warm and welcoming, providing us with top notch hospitality and accommodation throughout the duration of our stay this past weekend. My husband and I were celebrating our wedding anniversary and were interested in upgrading our reservation from a room in the inn to a cottage. The staff was kind enough to show us the common areas and the lodging that was available for upgrade to help us make an informed decision. They also brought us extra towels, blankets, and surprised us with a lovely floral arrangement and bottle of champagne for our anniversary which was such a nice surprise extremely thoughtful. We enjoyed an incredible view of the fireworks from our panoramic porch overlooking the lake. It's location was extremely convenient to the main boardwalk and having an additional parking spot for visitors was an added perk. ||||Cons: There were a few minor opportunities for improvement that we noticed. The beds could be cozier. A mattress topper and duvet cover could go a long way. The coffee / tea / pastry selection could be more diverse and higher quality. Real milk, cream, and healthy alternatives, more variety of coffee / tea options. The chocolate brownie pastries seemed homemade but not fully cooked / stuck to wax paper. The exposed pipes in the bathroom of the cottages get very hot when the water is running and are close to the toilet which is a little dangerous and could burn your guests so I would add some signage and some other layer of protection there. ||||Overall: Great staff and service, great location, good accomodation, average amenities. Read moreOur second year staying and, after an awesome stay last year, we were impressed again with owners Janet and Joe's improvements to the gorgeous Inn. The widening of the main porch results in an amazing, panoramic view of Lake Winnipesaukee and accompanies a fresh, cool morning breeze. Along with Janet's freshly baked muffins of all varieties (mine was banana nut), it provides for the perfect entry into your day. Enhanced lighting makes walking at night around the property a breeze. Owners also found convenient parking for our huge tour bus, as we performed at SoulFest on nearby Gunstock Mtn. Actors and entertainers with a new hit Boston sitcom, we travel and stay at many properties often. That said, we were totally blown away by Janet and Joe's tlc and hospitality. They even offered us a tour of the lake on their boat, wow! Rooms are clean, comfortable and property is very family friendly. Pool is awesome and wait til you see the view of Lake while in the pool. No surprise they were recently voted Best in Lakes Region.
