Everything is so out dated it’s not worth the money. Beautiful beach but, you can find that or better down in Miami, Fort Lauderdale, Sarasota as well. We are from Orlando, the 6 hour drive was boring. There’s nothing but trees. I was hoping the property would’ve been worth the drive but it was your typical beach apartment, scratched up furniture and dirty, which explains why. The water situation is HORRIBLE. We stayed in Tower 2 Unit 503 and we barely had water to shower, cook, do dishes. If someone was in one shower the water pressure for the rest of the apartment was little to none. See my picture of the water running in the bathroom sink when someone was showering, that’s the most water pressure you will get and if you leave it open for a minute water is off for the entire apartment….If someone took a long shower we had to wait 30 mins for the water to come back. We reported it and maintenance came to tell us “that is weird and they were going to tell the association”. That didn’t help our issue, 7 people and no water??? That’s 3rd world living!!! We came to vacation, not to be reminded how good we have it back home. And the hygiene was very bad overall…..All the faucets looked like the picture, the sink in the kitchen was so nasty I had to deep clean the kitchen when I got there and a thick coat of grease with dirty water came off the kitchen sink and counters. We stayed 3 nights and had to dry clothes and towels, I felt like I was going to catch some sickness after using the washer and dryer. They have never been wiped down. The dryer had pieces of hair or a wig stuck in it. We had to empty the dishwasher and clean the filter because it was not washing dishes, it had a puddle of water at the end of the cycle on the bottom (we found it empty with a puddle of water when we got there) The table in the balcony had some nasty stuff on top like spit or some gooey human body fluid. It looked like it had not been wiped down for decades because the part where people put their feet on the bottom was completely black. The owners left 1 roll of toilet paper that was used. Mind you, the property has 2 bathrooms. 1 trash bag and 1 dishwasher pellet. When we opened the door the first day, they had left 2 trash bags with sheets and some towels in the living room (right after the kitchen where you enter the apartment) and we thought they had forgotten the garbage, we were missing towels for all the people in our party until we noticed that it was clean towels. We never saw a comforter, just white cheap sheets. The room with king bed (my room) the bed smelled like dried up sweat or old something was sleeping in it. Under the bed they had plastic bins that I never noticed until check out, when I was making sure the kids didn’t leave shoes behind. I still don’t know what was in them because the bottom of the bed is not a storage room. That’s just weird The mattress box springs had covers and I removed them to see if there was bed bugs because the place smelled musty, the box spring was soooo dirty!!! It was scary. I didn’t take pictures of everything because I was just beyond upset at myself for bringing my kids and family to this nasty rat hole. We have paid half at other airbnbs by the ocean and they even have left snacks and souvenirs, water, etc. I should’ve been paid for leaving their place cleaner than it has ever been!! 3 nights for $1200?? Insane to pay that again here. In Anna Maria Island, we had a fully renovated home 3 bedrooms 3 bath beautiful huge kitchen for $800. Again, We will not come back to Panama Beach unless we see that all the buildings start renovating as everything in the apartment including hygiene, ac thermostat, decor was from the 90’s. Unless you are coming in an RV it’s not worth coming here. We went to Walmart to buy cleaning products to clean this place and it was the ghettoest place too! Read moreFor the price of most of these rentals in this building it is ridiculous they wouldn’t mention the ongoing construction and renovations. There are ZERO handicap spots as they have them closed for construction, great, we were informed it would be ADA accessible. When we arrived one of the two elevators was down, three of the beach access gates were closed with no proper signage. Had it not been for someone nice enough on the balcony letting us know it was closed we would’ve been clueless. Half the lagoon pool is closed with scaffolding and construction equipment lying around. We had to walk two buildings down in the asphalt parking lot just to get to the beach which we should have direct access to. The construction noise has been non-stop during our stay and starts at or before 8:00 am and goes until whenever they feel like stopping. Our room had no toiletries, two pillows for a king bed, and no extra toilet paper. There is no clear fire exit with all the closed off areas so I believe that is cause for concern. All the railings are covered in plastic wrap and the elevator is covered with pink insulation we guess to keep the workers from scratching the elevator. The walkways 8 stories up to our room were being pressure washed from above so we got soaked coming back from lunch as if we were caught in a rainstorm. Had this construction been mentioned prior to booking we would have booked elsewhere as the last thing you want to hear in the morning is a circular saw on the other side of your wall 8 stories up. Everyday we have been here it is non-stop sawing, construction beeping, or the only breeze way that was open has a worker cutting tile with a circular IN OUR PATH TO EXIT! Do Better. Small detail but the vending machine power was also non existent. I cannot stress enough to avoid it at all costs. We will never return after this and we will share this review and videos with others to help others spending their hard earned money. I will be adding more pictures and videos for the duration of our stay.
Update: 9/9/25 around 12:30pm, the only working elevator was down with no sign or any employees it was stuck on floor 11 per the electronic sign indicator. The security guard walked past as it was happening and offered no explanation or care and just continued pas. I asked if there was anybody to contact or call and he said “Nope” then I said so there’s nothing we can do? His response “Guess I’ll walk up 12 flights of stairs” This is disgusting behavior. The phone number don’t work for this place either to contact anyone, the office manager or whoever she is was coming back from lunch and again disappeared to her office without solving anything or at least coming back out to give us an eta. All I can think from this interaction is with only one working elevator, garbage staff, and 8 floors to climb my disabled spouse would have to call the fire department to get down. I sincerely hope that someone addresses this. P.S FIRE EXITS ARE INACCURATE DUE TO THE CONSTRUCTION, NO CLEAR OR MARKED...

We entered and there was a woman inside w cleaning supplies who said she was the property inspector. She was caught off guard because she said she had not released the property and it was already 5:30 pm. She shows us the couch and tells us she is very unhappy with all of the staining and that she had reported it along with the window drapes, rug, and sofa bed. She proceeds to tell us that if we are using the sofa bed, it will need replaced. I informed that we had to have it. She said she would get us either a new sofa bed delivered or a new MATTRESS. She came back a few hours later w a two inch mattress pad cover and my aunt helped her put on top of metal SPRINGS!!!!! There was no mattress!!! The springs are rust!!! |She told us the same for the rug. It was brown and was supposed to be cream. She also said I may want to call about it. Well, I did and was told they could send someone to clean it if I’d like…????? Well hello didn’t someone just clean?? It needs burned… |She leaves. I start taking pictures of random things I’m afraid we may be accused of tearing up or damaging. The sliding door does not work. It is so rusted out that it is off track and will not close completely. The drapes are stained horribly and pulled off track in many places just hanging. Pictures are propped up on tables that have fallen off the walls. The tile is extremely dirty. The bathrooms—- the tubs are so out dated that my elderly in-laws had to have help getting in the shower bc the tub walls are so high and the shower doors are off track and won’t slide properly. The toilets are shifted off the tile to the side and the toilet paper holders are rusted out…. All of this in BOTH bathrooms… I am not exaggerating! |The kitchen cabinets laminate fronts are peeling off. The AC unit is so loud you can hear it throughout the entire condo… |Now… here is the best part… there were gnats… we kept noticing a smell all week by the refridgerator. My mother in law loves washing dishes (crazy I know) so we did not use the dishwasher all week. This morning, when getting my cup of coffee, the smell was stronger. We checked the cabinet. I happened to open the dishwasher and my aunt and I begin gagging. Gnats fly out and the mist God awful smell hits us… not a moldy or soured smell… it was like a dead rodent smell. I ca not get over it. This condo was extremely outdated, not clean, needs a major remodel, or the price needs dropped significantly. We usually stay at much nicer places for the same price.
