I cannot emphasize how much you absolutely should not get entangled with this place. The guy who runs it Tonn Cao has to be a sociopath with some major issues. I booked a three night stay here and was respectful during my stay. I was told the minisplit a/c units could not be adjusted so we did kind of freeze all three nights but didn’t make an issue of it. Additionally, they provided the smallest thinnest cheap towels I’ve ever gotten and we had to ask for another set during our stay, another thing we didn’t make an issue of. The staff came in and took the bath mat away and some ended up on the floor since there weren’t sufficient hooks etc to hang towels and reuse them. Finally, the toilet barely flushed, another thing we never made an issue of but we asked one of the days for the staff to come look at it when they came to clean the room. We were civilized on Airbnb and left a short respectful review just to be decent humans.||This neanderthal (Tonn Cao) decided to tear us apart on his review of our stay when we came in pretty early every night and barely any drinking occurred on our trip, we couldn’t have been more decent guests. Not once did we not ask for the beds to be made and with three friends staying in the room there were definitely no “adult toys” being used. In a town like Provincetown, Tonn decided to try to publicly s3x shame us in his review for a toy none of us had, saying we left one on the bed and then we complained they didn’t make the bed. He also claimed we left the a/c on blast and all the lights on and towels soaked on the floor. We learned Tonn Cao also sold out to a bank and apparently specializes in helping people come out (see image)?! Why then is he s3x shaming guests? We attempted to have his review removed but Airbnb uses too much AI and said it wasn’t against their policy.    Read moreThe Lotus has a great location directly on Commercial St and is rather central to the main center of shops & restaurants. The rooms appear to have been recently renovated - fresh carpet, paint, furnishings. It's perhaps closer to a B&B style property but there is no breakfast. Some of the rooms have private bathrooms, and some must use a bathroom down the hall. The small rooms are just large enough for the essentials - bed, night stands, and dresser. They increase in size, adding room for a Futon couch/bed, all the way up to including a mini-kitchen and living room areas.
There is no "front desk" - you pay online and receive a code for the locks to get in which isn't valid until your check-in time. There is an on-site rep to handle emergencies. Housecleaning is like a typical hotel.
Being right on Commercial St, they are in the heart of the action, which comes with a certain amount of celebratory street noise from parties. You may be going to be a part of this fun environment. This is not a sleepy, relaxing coastal cottage vacation.
The Lotus building has all the charm of New England style construction. This is very typical of most properties in P'town. This is not the Ritz Carlton or the Four Seasons. It is very neat, clean, and safe. It is not fancy.
There is no parking included, so plan on spending $30/day to park your car on a nearby lot. There is very very very limited on-street parking, so don't think you'll be doing that. You probably won't drive much once here, as there is very limited parking everywhere and most Commercial St businesses don't have any - you walk to most everything.

He was trying to explain our situation to you which he didn’t fully convey correctly. We cancelled the room because it wouldn’t let us edit the stay and our friend we intended to share the room with was only going to be able to stay one night because of travel issues so we wanted to change it and simply stay for one night but that wasn’t an option given.
When he canceled the reservation, he immediately called to try and convey the situation because he knew there was a no-refund policy and he didn’t want to lose out on the money he had put as a down payment for the reservation so he left a voicemail but never received a call back.
After several days of not hearing back, he called the emergency line today as he wanted to get it sorted before too much time passed and was concerned.
Once he tried to explain himself and get more clarity, you started elevating your voice and getting impatient with him, got fed up after he tried to get you to use the $780 he used for the reservation to simply utilize towards the one night as that’s what it would have costed which seems reasonable and we thought would be an amiable outcome given we had paid that money already but you didn’t like that, told him to call Expedia and rudely hung up the phone instead offering any sort of assistance.
Case in point, any customers who puts down close to $800 for a room would want to have some sort of recoup of costs and not have it flushed down the drain and he was simply looking for some empathy and a resolution given the circumstances and was met with resistance and a combative tone.
