Regarding Japonica Apartments-
Rented us a flat that, quoted by pest control, is “disgusting and completely inhabitable”, heavily moth infested property which was claimed to be a “fully private development”, turned out 99% is housing association.
Don’t even bother emailing customer service because they won’t reply. Took our money, took back the keys, claimed they were refunding and then disappeared.
Having read some of the other reviews on here and on other forums this seems to be a common issue of negligence and bug infestation. Chase Evans let us a property that we later found out has been bought in 2016 and abandoned ever since (landlord failed to sell), (we were informed by other tenants it hasn’t be vacant since). Please make sure you double check inventory because everything in it was wrong - mould and damp in the bathroom to the point that the ceiling was black, broken lights, broken lock for the front door and severe MOTH INFESTATION. The flat wasn’t even hoovered let alone “deep cleaned” as stated in the contract and you are expected to pay for a cleaner upon leaving. Moths had completely eaten the carpet. Pest control confirmed it is inhabitable and would take a minimum of 3 visits over 1 month to clear them out.
Furniture was also eaten by the bugs. After a lot of going back and forth they agreed to give back the deposit (but keep £400 as an admin fee) once we gave back the keys. Keys were returned the next day, it took 3 weeks and hundreds of calls to head office to get refunded (some of) our money. Their delay in returning our deposit and up-front rent, and mis-selling us the flat forced us to do a short let at £2000 per week as a result of their negligence. Expressed we needed to move ASAP as I am pregnant so we need our deposit. Honestly 1 star is too much.
EDIT: It has been 3 months since we returned the keys for the flat in JAPONICA APARTMENTS, we moved into a very beautiful flat 3 weeks later through a different agency who were amazing. We did not live in Chase Evans’ flat for even an hour. Chase Evans refused to refund £400 of our deposit and without our knowledge or consent provided our details to British Gas for the property that is now tenanted by someone else. We are now receiving bills of £1500 for someone else’s use of gas and electricity? The company claim the landlord/agency provided our details.
We have sent the bill and letter to the property ombudsman and made an official complaint about the landlord for providing our personal information without our consent and to British Gas for providing false...

I recently moved into a property in Barking
I am glad with the services provided by Mr.Saleem who was apparently courteous helpfull and helped us with this property.
However I am disappointed knowing the fact that The rent I am paying for includes the Balcony as well which I will not be able to use for entire tenure of my 1 year as a notice shows that 38 weeks WIP and hence it is locked completely and I have no access to the patio. And this is completely unacceptable and was unaware of and it was hidden fact and is dishonesty.
Secondly my next door is infested with Bed Bugs and there is powder all over the corridor till my door and I was never made aware of this and this comes with a shock and I am disabled with Diabetic and on insulin and love to stay in a hygienic place and apparently it doesn't seem like one.
The house was told would be provided clean to me However If you may please come in and check the boiler area shelves and see how dusty and dirty it is.
I was made aware of Microwave However doesn't seem to have one.
So this is just within 24hrs of move in I came across. Hence this really makes it very disappointing which ultimately makes me think 100 times when it comes to Chase Evans.
And last not the least I deliberately asked way before move in about the broadband as we need to work from Home and was informed that it is matter of an hour once you move in and call the provider hyperoptic will connect you and now to my surprise the consigre desk informed that hyperoptic is banned in this property and I am stuck as I called and ordered router from them. And more shocking is that I was just told a day before move in that router is not available and have to get one for which I was repeteadly following up from a week before, knowing its importance and I am in such a mess now because of this.
Out of only 2 lifts One of the lift is malfunctioned and apparently doesn't seem to work which is so bad.
Even they put on a new bed which is so pathetic that it keeps making sound due to improper fixture.
Unable to access curtain in bedroom as it is blocked with a wardrobe.
However they expect advance, market above rent and every possible thing out of you I lieu of nothing.
Transparency is another name of honesty and this is a basic expectation of anyone.
Hence this total experience is really so appaling and bitter. Hence would never recommend or fancy Chase Evans.

I must make it clear that this review and the details below are based purely on my experience after moving in. I was moving back home after living overseas so took the property based on a video viewing. We had already seen this property and many others in the area previously so were confident in the quality of facilities.
The video viewing received prior to moving in clearly stated 'BED FRAME WILL REMAIN', when we arrive at the property, the bed frame was completely different and clearly much cheaper. It has already scratched the floor multiple times and I just know this is going to be an issue when we try getting our deposit back. Low and behold, the bed broke on pretty much the first night! We requested a new bed considering we had been there for such a short time, dealt with it for a couple of weeks before somebody was finally sent to fix it. But I am still not confident in the quality and feel out of goodwill we should have received a new frame.
Our mattress is ridiculously old (old style classic checkered pattern, open coil, feel every spring). Not only that, and most importantly, the mattress has NO FIRE SAFETY LABEL, which has been confirmed by the company conducting inventory checks. This does not only prove my suspicion that the mattress is old, but is NON-COMPLIANT WITH FIRE SAFETY LAWS. When flagging this to the agent, this has been ignored. By the way, we have already paid for a new mattress out of our own pocket, but guess what, they don't want to dispose of the old mattress that is sitting in our flat. They also have told us that in order to dispose of it, we will have to leave our new mattress in the property. Absolutely insulting given how much we are paying for the property. The mattress has stains on it as well, just to add some flavour.
Shower head broken, lights flickering, the list goes on.
My dialogue with Chase Evans is not yet complete, the most recent correspondence was them ignoring me calling out the non-compliant nature of keeping the old mattress in the property. I have passed on a formal complaint which (I doubt) will hopefully be resolved. Nonetheless, my negative review will remain.
