After 9 months I decided to terminate my agreement. The apartment is great, but the building management is a joke.
Lifts are constantly not working (so to wait 10+ minutes isn't that rare) on a daily basis, for several months we had tons of issues with essential things like hot water, electricity etc, reaching the peak around October, where the disruptions were almost daily.
Tons of residents had issues with the windows breaking in an open state (not ideal, since the area has such strong winds all day long)
The POSTCODE changed after a few months because they didn't account for the tons of postboxes in the building!
Every now and then you still hear loud work noises, since there is still a lot of things to finish.
The external windows have been cleaned ONCE! In 9 months!
The gym should've been ultimated in June/July but it became operative in December, it's not 24/7 and you have to book a slot to go there. The cinema, parking and all the common areas are far from ready, the team doesn't even know when these are going to be ultimated.
The package/food delivery management is overcomplicated and far from being automated.
The resident portal has graphic bugs that are there since day 1 (endless loading animations, to raise an issue on this portal is useless, you have to email the concierge team to get a reply).
Last but not least, the moving out has been a nightmare. I booked a move in/out slot twice (this should guarantee a lift for you to quickly move stuff), but of course 2 lifts out of 4 weren't working and this wasn't possible, so my relocation took 4 days instead of 1 (it ended up costing twice as much as expected) and I often had to give up the lift since there were already people in there and my things couldn't fit.
It's such a shame that a building this gorgeous is managed like this. Definitely not a luxury experience. Hopefully things will change when all the works will be completed, but until now it's been a massive waste of money for services that do not exist or that are...
Read morePlease do not rent here. You will be begging get out of your tenancy very quickly. A large pain point are the lifts, they are constantly broken and it is not uncommon to have only 1-2 lifts servicing all the residents. The lifts are poorly programmed and WILL leave you waiting around for 15-20 minutes on regular intervals. Make sure you leave early to offset this. The doors slam extremely loudly so if a neighbour is leaving their flat in the middle of the night you will likely by woken up. The door entry system is awful and will make it difficult to bring guests. The conceirge experience is by far the worst you will ever experience. They will ignore you and dismiss any issues you bring to them. The management company constantly cuts corners to save money. The floors/lifts are constantly dirty The security is used against residents more than it's used for intruders etc. Most of the amenities are closed and there is loud building downstairs for the residents cafe. the post room closes early so you won't be able to get your parcels if you work until late the amenities close at 10PM and have too many rules which means no body really uses them the internet is down regularly due to power outages (the landmark team will not email you or notify you of this) the cooling and heating is down extremely regularly the apartments make an extremely loud creaking noise the windows are never cleaned and look grimy the management company (JLL) have a terrible property management team and will not fix issues you are required to book the gym in advance which means if you go spontaneously you may be refused entry

loud creaking in the building which gets worse with time heating and hot water providers refusing to apply government discount schemes building is surprisingly dirty, litter around the outside , construction debris everywhere and inside the floors are sticky and lifts are falling apart the communal spaces have too many restrictions, unfortunately this means nobody really uses them (that paired with the fact that they aren’t actually that fun or entertaining to use) gym equipment is is subpar, no serious training is possible residents found to be stealing good deliveries delivery room closes at 8pm so late workers won’t be able to collect parcels constant construction means that you will feel like you’re living in an unfinished property revolving doors at the front are constantly stuck. This is embarrassing when bringing visitors large windows means apartments get cold very quickly poor building management and rising fees make this a very poor investment opportunity
Now for the pros :
overall quality of the flats is very high spec ventilation heating and cooling works very well for hot and cold todays internet speeds for wfh is good views from top floor are very good concierge will try to be as helpful as they can
Unfortunately not enough positives to out weigh massive negative list. If possible you should look at other options until they find a way to properly manage...
