As a first-time home-seller, selecting Ashley Skeen and Anna K Intown to help me sell my Druid Hills townhome was the very best decision I could have made. Here's why.
(1) Experience in my neighborhood: After interviewing several seller's agents, I was impressed by the experience Ashley and Anna K had in selling homes in my neighborhood. I understood how this positioned them to be well connected with buyer's agents who were looking for a home near where I lived.
(2) Listing strategy: All the agents I interviewed produced a comparative market analysis for my consideration, but only Ashley and Anna K presented me with a genuine listing strategy. Ashley helped me to understand how the market really responded to a listing price - and it wasn't at all what I had expected. I started to realize that some of the other agents I spoke with might have been more interested in getting the listing out of the way than in getting me top dollar for my home.
(3) Staging strategy: Since I had the flexibility to move out prior to listing, Ashley encouraged me to consider going ahead with my move in order to allow my condo to be freshly painted and professionally staged. I was skeptical of this at first, worrying whether I'd recover these upfront expenses. But, as it turned out, this was money well spent. I suspect I recovered every dime and then some. Needless to say, it dramatically simplified staging and showing my condo since I wasn't around.
(4) Managing relationships: Not only did Ashley and Anna K come up with listing and staging strategies, they provided me with exactly the support I needed to make it all happen. They identified contractors I needed, solicited quotes, and supervised their work on my behalf. This was accomplished by the efforts of relationship manager Nicky Nixon who coordinated all these activities and kept me abreast of the listing process as it unfolded. I realize now that when you select a seller's agent you are selecting someone who you want to be able to orchestrate the work of a variety of service providers to make your sale happen. All this occurred with an absolute minimum effort on my part.
(5) Recruiting potential buyers: I wasn't privy to how Ashley pulled it off, but potential buyers flooded in to see my home immediately after my listing went live. I was able to monitor this process in real-time with the ShowTime app that Anna K provided. I think that there were around 40 potential buyers who came through from the time the listing dropped on Thursday until the end of that weekend.
(6) Fast results: I ended up with what would turn out to be the winning offer in less than a week after my home went on the market.
(7) Effective negotiation: Another thing I learned is that when you select a seller's agent you are selecting a negotiator, as well as someone who will vet potential offers to make sure that the ones you pursue have a good chance of panning out. Ashley really excelled as my negotiator and was able to put together an exceptional deal for me in just a matter of days.
(8) Getting to closing: I had, again naively, thought that with a deal in hand getting to closing would be a cake walk. But I learned that there was a lot involved in getting all the ducks in a row to make the closing happen. Nicky Nixon, once again, helped me navigate the twists and turns of this document-laden process. And Ashley went above and beyond the call of duty with the wrangling of my HOA and its management company to make sure that needed documents ended up on the closing table. Coming from across the other end of the country, I was referred to Ryan Todd and Anna K Intown for my home buying needs. Given the crazy market and being at the other end of the country at the time, I wasn't able to be available in person to look at properties, which made it challenging for the home buying process. With the amazing help from Ryan, not only was he always on top of his game (immediately providing disclosures and additional information on each property), he was more than willing to drive to all of these properties (I know some were not close) in the metro Atlanta area that I was interested in and gave me a very detailed video walk through of each.
