I'm honestly shocked at all the "good reviews" on here about this complex, I've had a horrible experience at the Atlantic Buckhead and I have numerous friends who are having similar terrible experiences here. TLDR, here's a summary: terrible communication from leasing office, dog poop in the stairwells, loud neighbors, leaks throughout the buildings, unresponsive maintenance, mandatory mid-lease renovations, nightmare package room, units with 0 natural light, the list goes on.
First off, the Atlantic is doing complex-wide renovations on every unit mid-lease. This is super annoying since we signed a 6 month lease and we're moving out in February. But it's written in the lease so there's nothing we can do about it. When we asked if they could wait until we move out in a couple months they refused. We were told that our renovations were planned for December 14th and that we needed to clear out our entire kitchen and bathroom counters and cabinets for renovation. It's a $500 fine if you don't move everything. Then on December 12th, they told us the renovations were pushed back to December 18th. So we spent hours clearing out our kitchen and bathrooms to comply with renovations for the 18th. On the 18th, nobody showed to do the renovation. We called the office, and they told us the renovations have been pushed back to January 11th. So now we have to unpack our kitchen and bathroom stuff and then pack it all back up for renovations on January 11th. The office should've communicated to us that our renovation was pushed so we didn't have to pack all our stuff up prematurely. All we got was an "oh sorry" from the office. Thanks a lot guys lol
They also promised they would give us 2 week, 1 week, and 24-48 hour notice before renovations would begin, but my friend who also lives at the Atlantic did not get 2 week or 1 week notice, he only got 24 hours notice to pack up all his kitchen and bathroom stuff and make plans to work elsewhere during the construction for 3 days.
Secondly, the buildings are not in good shape and not clean. Someone's dog pooped in the stairwell and just left it there. After a week of waiting for someone to clean it up, I finally called the office and told them about it. The dog poop still sat there for another day or two before it was cleaned. There have also been multiple times where the trash chute gets clogged up on the 1st floor and people just dump their trash next to the trash chute and it sits there for days. As a result, the hallways smell terrible. There have also been multiple occasions where there are leaks in the ceilings in the hallway resulting in large puddles on the floor and water damage on the ceilings.
Thirdly, my actual unit itself is horrendous. It has literally 0 light. If you are looking at building 1 DO NOT pick the side that faces the Homewood Suite next door you will be living in a dark depressing dungeon. When I was choosing a unit, I had to move as soon as possible due to a flood in my old apartment so I asked if I could tour all the units that were 'available now'. They did not let me see any of the available units because they were all "being cleaned". I asked multiple times over the course of a couple weeks and they were still "being cleaned" the entire time and they would only show me the model unit. Therefore I got stuck with probably the worst unit in the complex that I didn't get to see beforehand.
I could truly go on and on about how bad this apartment complex is. It's sad because I have friends who lived here when it was called The Manor at Buckhead under a different management, and they all had positive experiences with them. I think since The Atlantic bought out this complex, things have just gone downhill. The leasing office can be really nice at times, but I think they are just extremely overworked and as a result a lot of things are slipping through the cracks. Read moreOut of curiosity months after my lease, I read the recent reviews. Seeing as Raquel (the insufferable community manager) is still being a total jerk in the replies either being argumentative, gaslighting, or claiming she “does not have a record of the reviewer in the system”, I decided to finally take the time to write a review as well.
We lived here from August 2023 to July 2024. 3 days after moving in (during the hottest summer ever recorded) our air conditioning broke and was not fixed for almost 2 months. I will give credit where it’s due that the leasing office gave us a $500 concession on our rent, but that was only after a month of us constantly having to follow up with them because maintenance kept ghosting us. On top of our AC, our dryer was broken for a month, our microwave was broken for 2 weeks, and our garbage disposal broke 3 times. Raquel (hi girl!) will probably reply that these were somehow user error. Nope, just crappy appliances and understaffed maintenance that is too bogged down with requests to fix this dilapidated place to come in a timely fashion. We often had to resort to getting the leasing office involved because maintenance never responded to any requests. We even resorted to contacting corporate on a couple occasions that the leasing office was slow and never got a response.
On top of all these maintenance issues, the complex forced intra-lease renovations on all of the residents. The “renovations” included swapping out white cabinet doors with white cabinet doors, new kitchen and bathroom faucets, and a heinous new hospital lighting kitchen light fixture. When The Atlantic decided to renovate, they emailed all the residents saying we would receive a 2 week notice of our renovation date, followed by a 72 hour reminder, as we would need to make arrangements to work elsewhere if we work from home, and for pets to be out of the home during the 3-day reno. We also were instructed that we needed to empty out all of our cabinets/counter tops in the kitchen and our bathrooms and we were told we’d be provided bags to store our belongings in during the Reno. We ended up never receiving the storage bags, and had a Reno notice slapped on our door about 30 hours before they were going to begin the renovation. They did this to all of our neighbors too. It was lovely having to urgently pack up our kitchen/bathrooms (during the work week) and then make pet and work from home arrangements with literally no notice. I’ll attach a pic of our nightmare dining room after having to basically evacuate our stuff.
Other issues while living here: dog poop everywhere. Constant smell of weed. Musky damp hallways. The parking gates were constantly broken. The package room is a disaster. The showers in the units are so outdated, I felt disgusting every time I took a shower. It was a pain to get DoorDash because there are 4 different buildings on the property and it gets super confusing for the dasher. You are required to pay $50 a month for reserved parking (dumb that it’s mandatory) except they couldn’t keep track of which parking spot was whose because the system records are terrible. Raquel was also just all around so unpleasant and had an attitude any time we went to her with an issue. Again giving credit where it’s due, I often had an attitude with her too but only because I received hostility from her in the first place and she repeatedly couldn’t get anything accomplished. Her lack of professionalism made living here uncomfortable and she made us feel like we were a burden anytime we had a problem with our unit.
Not specific to me or building 3, but I also had several friends who lived here in the other buildings who had the following issues: a leak in the hallway that left huge nasty puddles multiple times, a leak in the ceiling of their apartment that took them months to fix, a roach infestation that Raquel blamed on “improper hygiene”, as well as similar horror stories with the intra-lease renovations.

If you value your sanity and hygiene, I strongly recommend finding another apartment complex to rent from. We have experienced constant flooding, broken thermostats, loud washing machines, and lack of water due to maintenance issues.
-FLOODING- On April 10th 2025, we reported to the leasing office that there was flooding in our apartment due to a broken water heater two floors above us. It is now April 25th 2025 and the water for our ENTIRE building has been shut off leaving us unable to shower or tend to our hygiene while having work and class, of which I am unable to attend due to not being able to even BRUSH MY TEETH.
The flooding was "handled" and the leak continued due to management not hiring professional inspectors to check the heaters. So after sanding, painting, and leaving incredibly loud machines in our apartment for over 3 days, the leak left my entire floor completely SOAKED. The tackling of these issues was so unprofessional that they've tasked maintenance with handling issues outside of their skill, leading to one of them being SEVERELY injured and sent to the HOSPITAL.
Now, there are two industrial sized machines constantly running and heating up the entire apartment, forcing us to run our air conditioning on high just to compensate for the ridiculous temperatures.
-HEAT- We reported to the leasing office that our heat was off and it has now been off for OVER A MONTH. Their response was, "Well at least it is warm outside so you don't have to run it." While this ridiculous response may sound like a "solution" it is not because there have been extremely cold nights since then in which we would have loved to be comfortable in our own unit. This issue has still not been attended to and our heat is currently inactive.
Our "fireplace" has been inactive since December and they have to hire a professional company to fix it of which they have not done nor have they shown any concerns to.
-AMENITIES- The pool is closed for use until "further notice" with no date being posted as to when we'll be allowed to use it. So no, the pool is not open year round and we have no explanation as to why or when it will be able for us to use.
The leasing office is completely closed other than the gym unless it is within the hours in which staff is present. Secondly no guests are permitted inside of the leasing office or pool without staff being present aka within the hours in which the building is open.
-SECURITY- The parking garage is completely open for those that enter inside of the premises. Secondly, the security doors that lead to the units do not work and unauthorized guests can easily come and go as they please. I have had several delivery orders in which the drivers have come inside without having to call the gate or the front door to enter where our apartments reside.
-PETS- I'm sure if you've inquired about this complex you've heard of the "strict" pet policy which would be the furthest thing from the reality of living here. Everyday you will see dogs off of their leash and there is absolutely no concern from those in charge at the office. If you have a pet and choose to live here please keep them close as there will be random animals approaching yours with intentions of which can't be assumed until you're in a position to which you are forced to defend yourself.
