Despite being on the first floor, I never heard my upstairs neighbors - though I heard that the sound proofing was bad on other floors. Location itself is very convenient, and the building itself is clean and well-maintained. Although the leasing staff changed about four times, everyone was friendly and helpful. Maintenance, towards the end of my stay, was great.
I was the first tenant in my apartment, and it came with a bunch of issues. The baseboards are cheap MDF, which are prone to water damage at the slightest hint of moisture. Even before I moved in, multiple baseboards already had water damage and were marked for replacement. Unfortunately, maintenance was slow, and it took months for them to be replaced. The bathrooms also had cheap MDF, and the areas underneath were not caulked, leading to further damage until I asked maintenance to address it.
There were also some minor issues with the closet door and cabinets. One major problem was the window, which wouldn't close properly without a lot of force, causing a loud bang whenever it was shut. This seemed to be an issue in other units as well. The frame appeared to be bent, and despite it being under warranty, it was never replaced. Two years later, the window still wasn't fixed. During the winter, this issue worsened, and my partner and I even got sick because we couldnโt fully close the window.
Another frustrating issue was with water metering. The property uses Conservice to handle water and sewer charges. On multiple occasions, I was charged more than twice what I was supposed to pay. This required several trips to the leasing office to resolve.
Finally, when moving out, I was hit with a painting fee on top of the mandatory cleaning fee, despite the charges being for normal wear and tear. The floors are incredibly thin and you can hear your upstairs neighbor walking regardless of if theyโre wearing shoes or hard sole slippers in the house. We got unlucky with a neighbor who had a kid upstairs and they ran around at random hours (sometimes starting 7:30am) and parents canโt always control their kid running.
Then a new neighbor came in and we could hear them pounding something in the kitchen at 4am. The floors are built with such cheap materials that donโt block any noise. Weโve brought this up to management so many times but they did nothing to resolve the issue.
The water takes forever to heat up (really inconvenient when you have a baby esp) and even though we took hours patching up holes, repainting the walls with the buildings white paint, and leaving the place squeaky clean, they still charged us a cleaning fee of $245 and paint fee of $162. Donโt bother cleaning up when you leave the place.
Maintenance requests take forever to get resolved. Weโve been waiting almost a month to get some things fixed: water not heating up properly nor quickly, window screens coming off, etc.
Some pros of living here are: great location, clean amenities. Location is truly amazing. Youโre right across the street from Hmart, Blazin Bagels, 8 min walk to the bus stop that takes you to downtown Seattle, 15 walk to the mall.
