**Look somewhere else, you will thank me and all the other negative reviews here!!** **If you are a resident here looking to book a guest suite (speaking for tower A - see last paragraph below) for visitors, you're betting off having them stay at a nearby hotel, they are dirty and cockroach infested (I am sure the rest of the floor/building might have this issue)** *Reposting as my previous review was deleted or reported as a violation* Management asks for your feedback then goes dark / doesn't reply. They don't care about their residents. I do have to say the door staff, maintenance and janitorial staff is very nice. Agree with other reviews here about noise insulation, I can hear everything in the neighboring apartment. My review as a two year resident in the B tower that deeply regrets my last renewal and is glad to be leaving. If you're looking at this building, HIGHLY recommend you look ELSEWHERE. I tried to give them multiple chances but the things I've had to put up with here is something I have not experienced even in older/smaller buildings in the city with a less robust management/owner. They are constantly entering your apartment for work that is necessary given the age of the building (they don't warn you about this when you tour) and do not offer any rent concessions for the inconvenience. Management has zero consideration for the tenants and has terrible communications. Red Flag since week one of moving in. Four days after I moved in in 2021 I walked into my furniture being covered in plastic and work being done on the ceiling due to water leak. I was NOT notified at all that workers would be in my apartment / the water leak issue. This lasted 3 days. May 2022- Work in bathroom needed due to a neighboring apartment clogged line. May - July 2022 the building underwent a 7+ week long HVAC project that a coalition of tenants of the building had to fight long and hard for to get some rent relief given our units had equipment in them for ~2 months. We were promised are units would be cleaned after the work was complete; I had to follow up constantly for this to happen. Took them another two months to send someone to clean all the dust left behind by the project. November 22, 2023 -I'm notified of some plumbing work that needs to be done through my bathroom for the neighboring apartment. I'm told that the work will take 3-4 days and that I will still have access to my apartment, but they are providing me with a guest suite. Given I'd be out of town for thanksgiving I asked if this work could commence on thanksgiving or Friday after thanksgiving and over the weekend, they said their "vetted" plumbers can't work over the holiday. (It's so easy to find plumbers who work 24/7 - 365 days a year). Come back and find out that the rest of the apartment is inaccessible, walk-in closet entrance and hallway closet are covered in plastic, which I get to protect my belonging but I was not notified of the extent (again management communication is terrible). Not to mention, their "vetted" plumbers left parts of the vanity they removed INSIDE my walk-in closet with out covering that area… They think they can soften the blow of not providing rent relief for the inconvenience by offering a guest suite for you to stay in while they do the work in your apartment. I was given keys to the a guest suite in the A tower. Upon arrival, sheets were visibly dirty with stains and so was the rest of the unit. The second day of my stay in the guest suite, I was greeted by cockroaches and notified management - 12 hours later, still have not heard from them.

Omg, Beside the elevator & construction problem, this building comes another huge problem… Who wants to “arrive home” and feels even colder than the outside! Im living here B-tower for 3yrs already. It’s seems not only me and my friend experience the same cold issue. The building refuses to turn on the heat until Oct 15th ( it should be start on Sep 15th according to chicago heat ordinance) by using lots of excuses. After several times complaints and requests, they finally adjust the temperature up today(oct 25th) coz it’s raining heavily outside with wind, and nobody gets sunshine, but the temperature is still low (66-69 ) when they finally send the maintenance guy come to check the heat problem In my apt. Before today, it was super cold like outside, I’m pretty sure the temperature was not meet the chicago heat ordinance (66-68) during sep 15-oct 24th cold time. Coz I have to wear down, thick sweater and thanksgiving socks in my room. I already notice the management office and maintenance office I will call 311 if I find out the tem is lower than the cities law. FYI, residents and friends who lives here, “From September 15 through June 1, the temperature inside a rental residence is required to be at least 68 degrees Fahrenheit from 8:30 AM to 10:30 PM and at least 66 degrees Fahrenheit from 10:30 PM to 8:30 AM. Landlords face fines of up to $1,000 per day, per violation, for each day they do not supply adequate heat. The reason for lack of heat does not matter -- landlords must follow the law, and apartments must be heated. If you are a renter and your landlord is not providing adequate heat or no heat at all, you may file a complaint via CHI 311 website or mobile app or by calling 311. The Department of Buildings will inspect your unit and we will take action against delinquent owners.”

Update: BE AWARE: McClurg Court management staff just reply to reviews here, but not actual direct emails. How UNPROFESSIONAL is that!!! Also, "considerable pet damages" is just a joke -per usual, just trying to overcharge the tenants, just like they did for the 1 yr + that I lived there. Where absolutely everything breaks down, including heat in the winter and A/C in the summer and you are forced to live under unacceptable conditions and ALL THEY SAY IS “We apologize for that” in a Google review- laughable!!!

In the end of the day I’m just so glad that I have moved out!!!

The Habitat Company is just an absolute JOKE!!!! And living at McClurg Court won’t be nothing, but a HUGE inconvenience. Therefore, save money and a huge headache and DO NOT MOVE IN HERE!!!! I finally moved out on August 2018, after living here for more than 1 year. I hired a professional cleaning service to clean the apartment and I left the unit in perfect condition. Now they are trying to charge me $400 plus for carpet “demages” where the pictures that they sent me clearly show that it’s only simple dirt spots where they can EASILY clean (it will take less than 10min) with the carpet vacuum that they have!! IT IS AGAINST THE LAW TO A LANDLORD CHARGE THE TENANT FOR ORDINARY WEAR AND TEAR!!!! ALSO NOT PROVIDING ANY RECEIPTS FOR THE “REPAIR” AND FALSIFYING A “DOCUMENT” WHERE THEY HAVE EMAILED ME ON OCTOBER 6TH AND THE MANAGER NATALIE S. DATED SEPTEMBER 29th JUST TO MAKE IT LOOK LIKE IT WAS 30 DAYS AFTER I MOVED OUT. WHERE IN REALITY THEY ARE TRYING TO CHARGE ME MORE THAN 1 MONTH AFTER I MOVED OUT!!! HOW DO I EVEN KNOW THAT THOSE PICTURES ARE EVEN FROM MY UNIT???? WHEN I QUESTIONED THE MANAGER ABOUT THE CHARGES SHE IGNORED MY EMAIL AND DID NOT REPLY ME!!!! AND THATS PRETTY MUCH HOW MANAGEMENT BEHAVED THE WHOLE TIME THAT I LIVED AT MCCLURG COURT!! THIS MANAGEMENT IS A COMPLETE JOKE ( JUST LIKE THE HABIT COMPANY ) AND THEY DO NOT GET ANYTHING RESOLVED PERIOD!!!!! And that’s not all. The whole year that I lived at this building I had nothing, but regret to signing that lease. I have never had a problem ANYWHERE ELSE BUT HERE!!!! Lazy and incompetent Management. THEY WILL NOT GET ANYTHING RESOLVED NO MATTER WHAT!! Do not count on them!!! You are expected to pay the amount agreed rent every month, but you won’t be able to enjoy what this building had promised you - gym, pool, sun deck, laundry room, garage, even the elevator - BECAUSE EVERYTHING IS UNDER REPAIRS OR BREAKING DOWN ALL. THE. TIME!!!!! Repairs are a HUGE INCONVENIENCE!!!! If you think about sleeping in on your days off work. Think Again. They are constantly remodeling the units next door to you and DRILLING NOISE AND CONSTRUCTION WORK WILL WAKE YOU UP EARLY IN THE MORNING AND MAKE YOU LEAVE YOUR OWN APARTMENT BECAUSE ITS IMPOSSIBLE TO STAY IN!!!! This place is NOT WORTH WHAT YOU PAY IN RENT EVERY MONTH. YOU ARE BEEN RIPPED OFF. LEASE DEPARTMENT WILL LIE TO YOU AND SAY ABSOLUTELY ANYTHING TO MAKE YOU SIGN A LEASE - EVEN IF THATS A LIE. You cannot get your MAIL/PACKAGES or get any repairs on Sundays because they are CLOSED!!!! But you sure can rent a apartment on Sundays because the leasing office is the ONLY one open!!! THAT SHOWS PRETTY CLEAR WHERE THEIR PRIORITIES ARE!!!! DO NOT MOVE IN HERE!!!!!! Do your research and look at the reviews on YELP and Google Reviews and you know more about ALL the absurd that goes on at McClurg Court!!!! There are pretty scary reviews HERE where people could not even live in their own home!!!! I WISH I HAD THE OPTION TO RATE THIS BUSINESS ZERO STARS!!!!

May 2022- Work in bathroom needed due to a neighboring apartment clogged line.

May - July 2022 the building underwent a 7+ week long HVAC project that a coalition of tenants of the building had to fight long and hard for to get some rent relief given our units had equipment in them for ~2 months. We were promised are units would be cleaned after the work was complete; I had to follow up constantly for this to happen. Took them another two months to send someone to clean all the dust left behind by the project.

November 22, 2023 -I'm notified of some plumbing work that needs to be done through my bathroom for the neighboring apartment. I'm told that the work will take 3-4 days and that I will still have access to my apartment, but they are providing me with a guest suite. Given I'd be out of town for thanksgiving I asked if this work could commence on thanksgiving or Friday after thanksgiving and over the weekend, they said their "vetted" plumbers can't work over the holiday. (It's so easy to find plumbers who work 24/7 - 365 days a year). Come back and find out that the rest of the apartment is inaccessible, walk-in closet entrance and hallway closet are covered in plastic, which I get to protect my belonging but I was not notified of the extent (again management communication is terrible). Not to mention, their "vetted" plumbers left parts of the vanity they removed INSIDE my walk-in closet with out covering that area…

They think they can soften the blow of not providing rent relief for the inconvenience by offering a guest suite for you to stay in while they do the work in your apartment. I was given keys to the a guest suite in the A tower. Upon arrival, sheets were visibly dirty with stains and so was the rest of the unit. Nice building in a nice area, but an irritating experience since the beginning. Before moving in, I had already set aside and made my first month's payments, months in advance. Upon move-in, I was charged an extra $400 that I was told was waived, AFTER I was already given the keys and granted access to my unit by the leasing office. The manager Malcome doubled down, and said I was required to pay because of "fair housing laws", even though it was their mistake when calculating what I was owed. The fee was eventually silently removed the next day after standing up for myself, so clearly it was capable of being done.

I dealt with Priscilla throughout the setup process and she was great. A very friendly and helpful member of their staff. She also helped me deal with the initial apartment issues I had when I did my initial inspection.

Unit itself consistently has something breaking every few months. Have lived here less than a year, and have already had to have maintenance come in seven times to fix issues since my first day.

Maintenance team is great and friendly, but would prefer to be able to just enjoy my home in peace, without having people enter multiple times to fix something, with the dust that comes with it, and the work boots on my carpet floors.

Currently, there is a pipe leak in my bathroom, so I was told I would be given a "guest suite" from Sunday - Friday. They decided to let somebody else move in to the suite they offered me, so now I'll have to deal with getting a suite on Monday morning instead, and possibly being late to work.

Apartment buildings are difficult to manage, and there are many factors that come into play, so I understand not one individual is responsible for the issues I have faced. These comments reflect my unit only, since I can't speak for other units in the building. I have nothing personal against Arrive Streeterville, and this review is just a reflection of my own experience here. Based on my experience, a building like this can do much better for what you're paying.

Edit: My Sunday - Friday "guest suite" (temporary housing because pipes leaking in the walls), that they switched to Monday - Friday, ended up being switched AGAIN. I received an unexpected phone call on Thursday at 1PM, telling me that I had to return the guest suite's keys by 4PM, despite being told otherwise in writing. It was very inconsiderate of Arrive Streeterville management to not keep their word twice, and then disrespect my time.

Whether my unit was done early or not, I adjusted my schedule and obligations for the Friday check out time I was given. The guest suite's keys even came in an envelope that said "Check out: Friday, February 28th, 12 PM". You do not tell residents they have a check out on Friday, and then call them on Thursday, saying they have to be out with the keys returned in three hours. As if we are on-call for the management office, and don't have our own business to take care of with our time. Extremely unprofessional.

Once again, this is just my personal experience with management. The maintenance team, cleaning, the package receiving room, receptionists, and Priscilla from leasing, are all very pleasant and...
