Dec 2024 Morguard the Management here harasses the residences then acts surprised when residence come into the office to confront the harassment. They also allow their employees to use fake Instagram accounts to attack the residents on their personal social media accounts. Also for the record the community manager canceled 2 separate meetings to discuss - citing last minute travel then health reasons. They shut down the water in the building from 830am-5pm. Can't go to the bathroom, shower etc. They are saying a plumbing issue. I called several times to the office for a little more information on exactly what is going on and why this couldn'tbe taken care of overnight, no answer. For the record they will comment on all the bad reviews saying you can call us at anytime blah blah blah but they never answer. People in this building are paying 3k-5k+ for 1 beds 2 beds etc a month and they cant answer the phone when a resident wants to know what is going on and why I cant go to the bathroom in my own home? Morguard is the absolute WORST customer service I have ever come across. The list goes on and on, this is just the most current example of their incompetence. The views are nice tho.. 9.11.2024 The building is "exploring more options for internet service" (meaning they probably cut some kind of deal w a new internet provider that benefits morguard over the residents) Anyways for the scheduled install today (wich the time frame was 9-5 so no way to plan for them to come in) they literally knocked on just about every door in the hallway (9am) at the same time causing complete chaos on our floor, dogs barking , hallway filled w equipment and workers, people coming out of their units trying to figure out what was going on, etc. And by knocking I mean they knocked on the door about 6 times aggressively before I could even get to the door to open it. It resembled a swat team serving a warrant. Just another example of how morguard treats residents. (I'll report back when they try to raise our rent for talking about what really goes on in this building) And for the record maintenance, door staff gets 5 stars, the 1 star (0 if was available) is for Morguard the building management.

Listen to all the other 1 star reviews here. The building had a pipe burst in December that flooded our apartment unit. We were forced to live outside of our unit for weeks around Christmas and New Years Eve, to which the management told us we were SOL and still required that rent be paid in full (once you sign that dotted line they do not care about you, trust me). When we came back, they had not finished putting the flooring in, and we had several pieces of loose nails sticking out of apartment for months. Contacted management for months to try and get this taken care of, to no avail.

Prior to this, we had severe problems with cigarette and marijuana smoke coming through the vents and into our unit. I contacted management over 6 times about this issue. Trust me, they cannot "track down" smoke in the building, even though they send a bunch of emails telling smokers they will find them. Your room/yourself/your clothes will reek of smoke, and management is not going to help you in any sense. They will set up a meeting where some building manager will show you the floor plan and talk about where he thinks the smoke might be coming from.

-In one year, I have personally had 4 different property managers I had to deal with. After living here, this is not a surprise.

-Elevators, as others have stated, are a complete disaster

-It will smell like garbage for weeks at a time, and they will do nothing about it (see cigarette smoke)

They cannot properly enforce almost any rule of the building.

I don't have a dog, but I would feel miserable for the animal if it had to go to the bathroom in their severely unmaintained dog "run", which is a small strip of synthetic grass that is actually disgusting.

-Almost every piece of equipment is flashy but cheaply built in the unit. Fridge/freezer breakdown quickly, knobs on cabinets and such are very poorly built, shower is leaky and has recurrent water pressure issues, washer and dryer break down. Literally the amount of maintenance requests I had to make in a year exceeded the past 3 places I lived combined.

Will upload pictures of the trashed room after the pipe burst and how they left the unit after "replacing" the floors. Anyways, out of here soon and hope this prevents someone from making the same mistake I did. There are much much better places in the area, take...

EXTREMELY BAD SOUNDPROOFING

We constantly hear our neighbor "talking" and playing loud music 24/7. We've been awakened by her noises multiple times after 2am. If the floor plan on the website is correct (it would be a scam if it's not), the wall between our bedroom and her apt is only 5-inch thin.

The policy has made it extremely hard to control the noise level. My phone is filled with video proofs of her loud noises, and we've contacted the management office at least 40 times in the past SIX MONTHS, but nothing has been improving. If you can't offer proper soundproofings, then at least make a proper policy that can control this situation. We're also not allowed to know what the management has done about this situation due to "privacy issues". The only answer we get is "We're actively addressing this issue." or "We're not able to reach your neighbor." Not even a timeframe of how long this is gonna take. But 6 months is LONG ENOUGH.

After countless sleepless nights, we are forced to move our mattress to the living room and sleep there instead. Paying over $2600 rent a month for this kind of living condition is just completely unacceptable.

Our apt has also been "flooded" by the washing machine pipe line to a point that they need to come in to repair all our kitchen and living room floor, as it's been damaged by the constant flooding. $0 compensation has been received. Not even for the swipers and a few damaged towels!

If you're working from home, watch out for this place. Plus, the "bucket boys" are constantly doing their loud drummings just around the block after 10pm and even on weekends! You will hear them no matter how high up you live. Can't call this home if you can't find peace.

I'm grateful for the front desks people, (especially Barry) and Gwen from the management who's been constantly on call for checking the noises for us. Would have given them 5 stars. The 1 star is towards the management policy and extremely bad soundproofings. If you look closely enough, you’ll find that I’m not the only one complaining about this.
