Pros: Location was great. Right outside of the Waterwall, next to the Galleria mall, walkable to the food conservatory, and best of all, right next to I-10, I-69 and the 610 beltway. For my job, I'd sometimes travel out to Katy or Sugarland. Due to the proximity of the highway and reverse commute, I would routinely get out there in 30minutes.
The building was pretty nice. Apartments had beautiful wood floors, Nest for controlling your thermostat, nice appliances, tall ceilings, etc. The amenities were also nice, such as the gym, common areas, and the sky lounge. Maintenance staff was also nice and punctual.
Cons: Greystar. When I had moved in, the staff was generally friendly and understanding. Gavin was the one who showed me around the property and has always been great. Nancy the previous building manager was nice and reasonable. However, there was staff turnover at the end of my lease. During that time, the building converted over to a new payment system and my autopay didn't go through. 5 days after my late rent, I received an email indicating my payment was late... fair enough. Paid it immediately. When I got home the same day, the building manager had entered my apartment and on the door was a notice for eviction within 30 days. I talked to the building manager (Sydney) and they said that they were "legally" required to do so. Nowhere in their mind did they think to just call me to ask what was going on, or to just message me earlier.
Also, I looked up the law. Nowhere are they "required" to give you an eviction notice for late rent. The only requirement is that they want to evict you, they have to have notified you 30 days in advance. Mind you, I already had lived there for 10 months and signed the contract saying I was moving out at the end of my lease in 2 months.
If that wasn't enough, I left Waterwall before my lease date ended. During my checkout process, Sydney stopped by and told me I had to keep my keys and hand them in at the end of my lease date. Seriously? I am moving out of state. Her explanation was that they didn't want to lose the keys. In the end, Gavin helped me out and I was able to turn in the keys that day.
I just got an email saying not only do I not get my deposit back, but that I owe $200. The final bill just lists a "WATER/RESIDENT" fee of $500 for half a month. After trying to reach out to Greystar corporate, they said it was because the first 3 months my utilities weren't charged, so this is back billing. Looking at my itemized bill, my "WATER/RESIDENT" fee is only $38-70 a the month. Even at $70 a month, I'd max out at $210. I've continued to email Greystar corporate to explain what the line item "WATER/RESIDENT" means as everything else is clearly labeled (e.g. trash, gas, utility, etc.)
I was originally going to give them a 4 or 5 star review, but the new management hasn't been very helpful. Since I'm already writing a review:
Other issues with the apartment For a period of time there was dog poop in the hallways on my floor. The owner on my floor figured it out, but there are others. The backdoor on the first floor consistently smells and there's been multiple occasions where there is dog poop.
The rugs have stains. I guess it is expected with the age of the apartment, but they could easily have hired someone to clean things up seeing its a luxury apartment.
ATT internet only and no fiber optic connection. The internet was fast enough for me, but may be an issue for others.
If you decide to rent storage, you have to keep it until the end of your lease. I cleared out my storage 2 months before my lease ended, and they wouldn't remove the monthly fee from my rent.
Its overall safe, but the mall had 3 gun shootings in 2 weeks. One, about 200 feet away from the property.
Some guy in the garage has what sounds like a straight piped V8. As someone who likes cars: awesome. What's not awesome though hearing them come off the 610 exit ramp downshifting at 11 PM, and then the continued loud rumble through the...
Read more*UPDATE *It's been a whole month since this post and neither door nor garage works with the Butterfly App. The level of inconvenience for a so called "luxurious apartment" is baffling. This lease can't end soon enough. *
I currently live here and if you can, please read the reasons why this isn't worth your money:
When I first moved in almost 2 years back, everything was flawless: clean hallways, pet owner monitoring, remote door access, garage access, concierge, easy gym access and most importantly, safety. Fast forward to today, read the grievances below:
Clean Hallways - There's almost always a pungent smell, cockroaches and they do NOT clean the carpet as often.
Pet Owner Monitoring - This is one of the worst! I have seen multiple residents who happily take their dogs out and let them defecate infront of my apartment balcony and they do not pick it up. It's honestly disgusting!! Also, the entrance opposite to the mall always smells like dog urine because guess what? The same resident who are lazy to pick up after their dogs are the same that just let them pee by the door.
Remote door and garage - This is so annoying. We used to be able to remotely let people in using the Butterfly app. It has not worked for almost a year and now we have to walk all the way to the door to let people in. What's convenient and luxurious about that?
Concierge and Safety - Concierge is generally great but their hands are tied. With the remote access not working, they are forced to let people into the building (some of which might pose a threat to the residents. I am speaking from experience based of off multiple encounters with unwanted strangers banging my door.). Also, their doors are open more often than not which means people from outside can just walk in anytime as they please. Weekends are the worst because a lot of people visiting the WaterWall just park in the residence space and no one questions them. What's safe about that??
Gym Access - There's a gym which is very small for the number of residents who live here but that's not much of an issue. The main concern is there's personal trainers who live on this complex and if you are unfortunate enough to go when they have their clients, good luck find a spot to stand, let alone a machine to work out on. I have never experienced personal training that inconveniences residents who have a right to the gym.
Lastly, the location might be great but based on what you are getting, you are better off paying a bit more and getting a safer, cleaner and well kept...
Read moreUPDATE: Due to the recent natural disaster Hurricane Beryl, a few handful of units here were affected with flooding and water leakage. A lot of the community feared losing their personal belongings; I was one of them. Water had come in from my balcony door due to the heavy winds and rain storm and I was completely flooded in. Within an hour of emailing management, Justin showed up to assess the situation and quickly told me that he was getting ahold of a team to help drain the water out and minimize the damage as much as possible. I was not the only one affected in the complex so I can imagine how much headache and devastation everyone was having to endure. Justin and Nancy showed up even on the day of the hurricane and very quickly and efficiently went door to door to make sure each tenant was safe and assessed the severity of the damage Beryl had caused. Industrial dryers and dehumidifiers were allotted to those units most effected and renovations will continue to proceed throughout the complex. Management has been extremely quick and communicative in helping all of us get back to a sense of normalcy as soon as possible and we all truly appreciate the team and the effort they put in day in and day out. We could not ask for a better management team. Thank you for your hard work, empathy, and dedication through these tough times on everyone. Big shoutout to Nancy, Justin, Tomas, Gavin, and Alba, as well as our wonderful concierges and maintenance team. We thank you very much! I've been a resident here for 6 years and will continue to be here, I highly recommend this community for anyone who is searching for their next place to call home!
