I have been a resident here at 1133 for a few months now and this has by far been the best living experience I've ever had in a luxury apartment building. There are so many factors that go into what makes a great building but at the end of the day it comes down to management and staff and the team here at 1133 could not be any better.
From the second you enter the building, you're immediately greeted by the most friendly, professional and efficient concierge who's always on top of everything. Marcus really excels at making residents feel important and goes above and beyond to help with any requests they have or any assistance they might need. If you've met Marcus, you'd know he's the best. He's organized and a meticulous problem solver and is an absolute joy to see every day.
Raven, the building manager, is not only on incredible at her job and handling the building but she's an extremely nice, friendly, and kind person! As a resident here, I love that it's easy to be able to reach her and talk to her about any questions or concerns that may arise. She's gone out of her way to accomodate and make sure that myself and other residents are comfortable and having the best living experience here.
Maintenance is an absolute breeze. You put in a request in their system and in my experience, they come within the same day to quickly resolve any issue that might arise in your unit. Fausto, the maintenance leader, is friendly and clear and makes being in your unit very comfortable. He's efficient and fast and knows how to resolve whatever issue it is with ease. Above him doing his job well, it's also really lovely to have someone who's so thoughtful and nice.
Yu, the leasing agent, is so friendly and really pays attention to the details with the residents and making leasing an apartment a dream. Being able to work with her on securing an apartment has been the most seamless experience I've had thus far with any leasing agent, which I appreciate.
Francis, the previous building manager, was also extremely personable, accommodating and helpful. I cannot stress enough how much I appreciate him and how he helped everything with the move in experience, how he answered questions, and how intentional he was with getting back to me about any concerns I had prior to moving in.
The team here truly does go above and beyond. I've lived in multiple luxury buildings prior to this one and my expectations were always low since I found the staff in all my previous homes to be difficult and challenging. Not only was I pleasantly surprised at the degree of professionalism here, but I was blown away by how intention the entire staff is with making this living experience phenomal.
Outside of the team here, the building is well-kept, quiet, and safe. There's 24 hour security and a gated parking garage. I've never had an issue with my car here, parking, or feeling unsafe within the building. The residents here have been mindful, respectful, and honestly great neighbors to have. The community, from what I've seen, mainly consists of young professionals who keep to themselves.
I always tell my friends that 1133 Hope is a perfect little bubble in DTLA. The immediate surrounding area is nice, well-maintained, and peaceful. We are less than a mile away from Fig at 7th, a shopping center, gyms, and different bars/coffee shops you could visit. While DTLA holds a reputation for being a sketchy place to live, the area surrounding 1133 Hope feels like's own little utopia refuge. I feel comfortable and safe walking my dog in the area and returning home to the friendly staff.
The amenities here are a dream and you literally cannot get a better view of DTLA anywhere in the city. Trust me, I toured every building. The position of 1133 Hope is directly in the middle of the DTLA skyline so you aren't getting a partial view -- you get the whole thing. Read moreGenerally, the actual apartment is nice. The only cons are that the walk-in closet is on the small side and the only smart feature is the nest thermostat. The amenities are ok. They would look much nicer if some additional effort was put into the decor. The maintenance team is good and always responds quickly.
Major cons and why I would not renew my lease: Building does not feel safe. I won’t go into details here but there is a lot to be done that one would expect a “luxury” building to have in terms of safety precautions. At one point, the garage door was broken. As a resident, I didn’t hear about it until an email was sent saying that a car was stolen and all they offered was to “remember to lock your car doors” and that they were waiting to hear back from the owners about having additional staff on at the gate while it was stuck open. I’m not sure how long that took since I don’t use that gate and don’t believe any follow up was sent. The management of the building is unresponsive and unhelpful. I’ve lived here for 7 months now and have consistently reported during this time that one of the floors above mine regularly runs a hose to clean off their balcony which splashes all of their dirt down my balcony. It was so much water that the balcony was not useable whenever they did it (more than once a week). I was able to see which floor it was coming from, so kindly spoke to the neighbor and they said they would stop, but they did not. I attempted to talk to them again but they refused to answer the door, which is when I began reporting to management months ago. Video evidence was provided by myself and other residents. It has also escalated to them throwing pet waste down the balcony which has been reported on more than 1 occasion. Obviously, no one wants a nightmare neighbor, but I have been reasonable in understanding that the building may be limited in what they can do as far as how quickly someone can be removed from the building. My concern is that I have reported (and I know other residents have too) for months and the last time that I spoke with the office manager about them throwing animal waste down, she said “since we can’t prove that they’re doing it, all we can do is clean (the affected common area)”. Cleaning the glass on the balcony is a challenging task which never remains clear more than 2 days due to them running water down and dirtying all the units below. When I asked about my balcony space and reimbursement for cleaning services, I was told that they would need to ask the owner, and as expected, I never heard back. Every time I report, the office manager says that the residents deny it and that she will connect with the lawyers, but this has been months with no resolution or communication from the management. The only solution I have currently is to keep cleaning up after them which is gross and unacceptable. Again, management does a poor job with returning messages in the portal or returning phone calls. I understand that not every problem can be solved immediately, but I would expect good communication at minimum.
Update: Added a star because there is a new management company that is much more responsive and helpful. Now having been in LA for a year, I’ve been able to see other buildings in the area. I still have the same security concerns for 1133 Hope. There were talks of installing key access to the elevator from the parking garage. Hopefully that has been completed as that was my most significant safety concern, especially when the garage doors were broken. Access to the garage meant access to all residential floors in the building. Also, neighboring buildings (with similar rates) have put much more effort into the amenity spaces which I think encourages more community if you’re hoping to possibly meet...
Read moreI have been a tenant at 1133 S Hope for almost 18 months and this will be my 4th year living in DTLA. Overall, my experience here has been very positive. I have never had packages stolen, have always felt safe inside the building, and have generally had management respond in a timely manner to concerns when they arose. The gym, which I use often, is always in working order and clean. It is also open 24/7, which is great for me given my working hours. The parking garage feels safe, though my only critique would be to add large mirrors at the corners as it is difficult to see around them safely when driving up/down. Sure the garage gate has broken in the past, but I think that happens everywhere and it was fixed.
1133 South Hope was also very accommodating to my parrot, whom I have had for 8 years. A lot of other buildings only have policies for cats and dogs, and will refuse to think about any other type of companion animal. My feathered friend is very accustomed to apartment living and has had great views of DTLA from my apartment.
Overall I would say this is a "smaller" high-rise community, which makes it more manageable -- you get to know the staff, and management is not constantly inundated (so they are able to keep up). Most of my neighbors are working-class, younger individuals, so I felt that was a good fit for me.
I'll finish on this note: I recently had an issue with my drain, which occurred on a Friday night and rendered my shower unusable. Fausto, who does most of the building's maintenance, came in on a Saturday morning to help fix it even though he was technically off until the following Monday. He did so happily and with kindness.
