I've never stayed at a hotel quite like this.||Went for the Anime Expo and were trying to find something not too far from the convention center (its under a mile walking or taking lyft or uber... which is $10-12 including tip for the driver) and a bit more cost effective than some other options available since we decided to go 2-3 weeks before it was to happen and so many hotels were sold out. This place filled our requirements and even though the room looked a bit rough around the edges there were some things at this hotel that were top notch.||Ill begin with the not so great or the things that caught us off guard...|| The floor was a combination of concrete and yellow carpet. The walls were almost like an unfinished drywall with seems and all but I'm not quite sure what the material was as it wasn't drywall. ||The foot of the bed (which felt like a futon mattress and didn't have a fitted sheet but instead a flat one tucked under) was at the wall so that the desk could be behind it and you could sit at the desk or in the bed to watch the tv (which we didn't use).||There are no phones in the rooms to call to the front desk. ||The bathroom was quite the shock with only the toilet being enclosed and the shower had zero privacy from the waist up in the room. You definitely have to be comfortable with who you travel with if you choose this hotel because its completely see through (though you may be able to make some make-shrift towel curtains since the hooks are built into frames of the glass surrounding the shower. No shower door but a half wall so water did get out but not to terribly and it was concrete so somehow it wasn't bad especially with the towel mat they provide. ||No keys or keycards for access... you get a code to use on the door. Also, for the elevator so the hotel does feel safe. ||That being said, this place was clean. And I mean cleaner than some of the mainstream brands. I checked the corners, under the bed AND on the mattress under the sheet and I was pleasantly surprised at the detailed level of clean. ||We felt completely safe in the hotel itself. Outside was mostly good too but as night falls, as with any city, I'd make sure to limit walking around by yourself. Overall the location was good and comfortable. Not the best but certainly not a 'bad' area either. ||Noise levels... We stayed on the 9th floor and though we did hear some noise from the road below, it wasn't bad. The hotel provides earplugs which I only used on the evening of 4th of july because of the fireworks. Outside of that, as long as there wasn't a siren, the road noise was almost like a white noise of sorts. Little complaints there and I loved that the hotel was proactive with the earplugs.||Towels are actually really nice. Better than some hotel chains. I was suprised at the quality for what the room looked like. ||Bed - Comforter was perfect for the room. I'd prefer fitted sheet so the flat sheet doesn't come undone at night BUT there is a daily bed making services (and new towels if needed) that is included in your stay which again, was proactive and it was nice to come back to a freshly made bed each night after a long day at the convention center. The bed is SHORT. So if mobility issues are a thing for you, you may want to check to see if they have something more accessible. ||Also, the bed wasn't the most comfortable BUT I have a really bad back and didn't have pain the 5 days I stayed there. So while it isn't the pillow top and comfort you may be used to at some hotels, it definitely does the job well enough. The pillows were top notch and better than most hotel chains I've visited. I'm not sure if they were down or like down but they certainly felt like it. Not too soft and squishy but not too firm either. ||The hotel staff is only there for checking until 9pm which is a unique experience for a hotel but for those that prefer a more hands-off approach hotel... this is a good fit. ||We were out of the room most of the time so just needed a clean place to stay and to save a few dollars compared to the overpriced hotels that were available due such a big event going on (saved $300 compared to other hotels that were much further away) this place definitely did the job. Read moreUnlike the cookie cutter hotels, the ACE DTLA has its unique charm and beauty. It is an old art deco building so the rooms are small and you won't have the conveniences of a new hotel. The front desk staff and bellmen were very friendly and welcoming. The valet guy could be more attentive and helpful. We arrive in our car but were going to across the street so didn't need valet. He just stood there while we got all our luggage out, then he opened the door for us while we dragged all out stuff, I dropped my suitcase and he just stood there. He finally helped me with my carryon while I pushed the bigger suitcase. The bellman was inside, but didn't see us until we were inside. IMO either the valet guy should have called the bellman, or the bellman should walk outside from time to time to see if there are guests arriving.
After checking in, we went up to the room and it was a bit dark. Simon the bellman suggested we go ask for another room, and Michael upgraded us to a nicer room. We had a king bed corner room with a balcony with 4 big windows. It was a super nice upgrade!
PROS for me: Great location in downtown LA. Hotel style (decor, building) Good quality mattress, pillows and bedsheets/comforter 4, Eco conscious - small hand bar soap (less waste) and refillable shampoo, conditioner and body soap Big windows - lots of lights Rooftop bar is cool and not too big so more intimate They clean your room only if you request it the day before so you they won't bother you trying to get in your room at different times like in other hotels Very nice and good quality assortment of snacks, and drinks - coconut water, Topo Chico, nice brand chips, etc. No carpet in the rooms!
CONS: Hallway paint color and carpet is very dark, depressing and old looking. Rooms are small and there's not much space to put your big luggages, small closet and no drawers to put your things Restaurant menu is average, not great. Bathroom tub /shower was elevated and there was no handrail or anything to hold on to when getting out. I suggested to the hotel to put something, someone can slip if not careful.
One thing that I found odd s that I called the day after we checked out because I thought I had left a dress. They said housekeeping didn't find anything left behind in the room. Later I found it among my stuff and called back to let them know I had it. That night, I realized we had indeed left a bottle of wine in a gift bag that my boyfriend received as a birthday gift. But they didn't say anything about it. I found it odd that they wouldn't report that, especially when we checked out at 1pm and left our suitcases with front desk until 7pm. Housekeeping certainly had cleaned the room and could have notified the front desk. I am not certain of hotel policies of forgotten items, but I'd think they would attempt to notify guests in case it was forgotten and not left behind knowingly.
Overall we had a great stay and experience.

They ruined an iconic hotel, and by contactless hotel service what they really mean is we don’t have sufficient staff to run a hotel because we don't want to pay employees to be on-site. This is no longer the Ace and it has decreased substantially in quality - do not stay here thinking it'll be the same!
My room looked gutted when I got there - mattress folded up (see photo) cabinets open, sink drain ajar. The singular on-site staff person was friendly, but unable to process a request to change rooms directly because everything is virtual. I submitted a note in their check in review with the photo and received a response that I should go to a closet and get my own sheets and make my bed, and only if the closet didn’t have sheets that I could switch rooms…at a hotel I paid $160 for, make my own bed? The mattress wasn't even set up!
It took about 30 mins to finally get assigned to a new room after on site staff contacted their “virtual” team. No apology in their email to update the room whatsoever (and they implied I would've already unpacked my belongings in the abandoned room they gave me?). Their online check in didn’t upload with the new room so on site staff had to assist.
Room was fine ish but they have clearly just tried to run a hotel after the Ace brand moved out and they didn’t care to replace anything including shower curtains, wall art, etc. Shower made strange noises and was hard to get the temperature controlled. Shower curtain was missing -- my assumption is the Ace sold them the hotel but took their linens, because the linens were a big decrease in quality and the shower curtains were...missing in action.
There is no longer a valet so if that was something you’re looking for it’s not available. I didn’t attempt to park with the hotel but it wasn't apparent how they’d even park cars here. The parking lot next door is sketchy and $30 for 16 hrs. It’ll work, but it’s not ideal an ideal scenario and the hotel has no on-site security so there are no eyes on the street for that lot so to speak.
This area of downtown has some safety issues that have arose primarily post-COVID, and there was no on-site security whatsoever, no one at the door of the hotel, etc. which was very unsettling. There were people at the hotel door in the morning, which seemed odd as you'd think the evenings would be important to have a secure hotel.
I did receive a $65 refund for my stay after finally getting a response back from management acknowledging their mistakes, but I personally feel like a full refund would be warranted for the stress and frankly misleading information online about how this hotel is being run. My request for a full refund was rejected.
There is a reason their prices have dropped (but clearly not enough). Stay here at your own risk, you may or may not have a room ready when you arrive. But hey, there are sheets in the closet!
(On site staff was as helpful as they could be and not the problem, this is clearly a top down issue. Whoever is running “Kasa” has no idea how to run a hotel...
