Overall:
Park Fifth used to be a very good place to live when it was under Greystar, but there was a sudden shift when Greystar sold it to Bozzuto.
Pros (w a little minor con mixed in. There was no way to avoid it)
-Location – The location is good as it’s close to everything but you are in the heart of downtown so traffic is real bad. You’re also next to SKID row so get ready for the craziness.
-Leasing Office/Staff – They used to be nice, friendly, and attentive if you had a question, problem, or concern. This was under Greystars direction before they transitioned to Buzzuto. Now no one from leasing speaks at all. Also, the front desk staff changed and I had an incident as I asked to get into the mailroom for a large package. The guy at the front desk asked “do you even live here?” I stated, “why wouldn’t I live here?” He got upset that I notified him that his customer service is bad.
-Pets – The people used to have good pets and clean up after them. Now the pets just use the bathroom anywhere and the tenants will leave it. SMH
Apartment – This is probably the best feature of Park Fifth. The place is nice, clean, and has great views.
Security – It's okay in the daytime, but at night….
Parking – You have a designated parking spot for an additional $200 monthly fee.
Mail Box- The deliveries are secure, and they will send you a passcode if a package needs to be delivered. The additional mail room for oversized packages was nice and used to be organized under Greystars's direction before they moved to Buzzuto.
Elevator – They have three elevators, which is great because if one breaks down, you could wait a while.
Cons
-Price – I am paying around $4000 in rent a month. I would expect the place to have much more room for that amount, but it's small. Also, for all the issues that continue to happen, they need to drop rent below $3000 as the amount I pay for rent doesn't match the quality that Park Fifth has been offering lately.
Tenants/Residents – I noticed a lot of people have moved out that were friendly. These new residents don't speak to each other and have bad attitudes. Also, leaving trash outside their apartment door instead of going to the trash shute is unacceptable. You must be very lazy to leave your trash outside your apartment. Also, multiple residents have told me that the dogs use the bathroom anywhere, and these new residents would leave it. At first, I thought it was maybe an accident, but then I started to see dog urine and poop often. That is so unsanitary. If you cannot clean up after your pets, you shouldn't have any. There have been multiple times when the signs in the elevator tell residents to clean up after their pets and keep them on a leash. Other residents I spoke to have also been having many issues with the new residents. Also, strange, smelly liquids are always spilled in the elevator.
Apartment – This complex seems to have a water and air conditioning/heating problem. I have sent multiple tickets regarding this issue, which only gets temporarily fixed.
Security – Security used to be friendly at night, and I felt safe. Now, I don't. Also, you will be lucky if they answer the phone if there is an issue.
Parking – Since they use a dual parking structure with another complex and allow public parking, someone always parks in my spot. Also, there are so many random people parking in the garage that it has caused safety issues.
Mailbox – The big mailroom used to be organized, and the front desk staff was happy to help. If you ask someone to open the mailbox room, you will likely get an attitude. Also, there are boxes everywhere that are hard to find anything.
Elevator – That middle elevator always breaks. Just be prepared that you will be waiting a long time if it breaks down.
Overall: I used to enjoy coming home to this place, but it didn't feel like home when that transition happened from Greystar to Buzzuto, especially with all the issues going on and me paying $4000 a month for this level of...
Read moreI lived at park fifth from Oct '22 to Jan '24. Overall I'd say my experience could've been better. This building may work for you more than it did for me, below I'll summarize some of my main grievances.
The unit that I moved into wasn't properly turned, food was left in the cabinets and overall I found myself having to clean up stains & residue left from previous tenants. I brought this up to Luke (then manager at the time, and he simply apologized and left it at that) There was some really weird stuff like hair-strands mixed with oil stuck to the ceiling (no idea how it got there), dog hair? In and around the refrigerator, water damage / staining around the refrigerator, weird corrosion like staining on all of the drawer & cabinet handles that wouldn't come off, and the sink had ample browning staining as well. Overall it felt like the unit was not deep cleaned which kinda killed my first impression after I moved in.
Over the course of my stay I had numerous breakdowns of appliances and interior in total I had my: Stove replaced (wouldn't heat), microwave replaced(fan broke), toilet replaced (it cracked while on vacation and started leaking), shower door re-sealed, closet railing broke numerous times, window broke (it refused to close) - I was surprised on the amount of work orders I had to routinely put in given the aesthetic of the apartments, I'm not sure if I just got unlucky or the building materials chose are questionable.
Maintenance team was overall nice & respectful, I only had one weird experience upon move-in with Joe. When I moved in I noticed my toilet seat had these weird abrasions on them, almost like someone had taken a copper scrubber and scrubbed grooves into the plastic seat. I filed a work-order to have my seat replaced, and upon returning home after being informed it was, was surprised to see that those same grooves were there. I filed another order and this time met Joe and pointed the same grooves out to him and mentioned that I don't think my toilet seat was replaced. He insisted that it was and that the seat was 100% brand new, even while looking at the grooves in the seat. I asked for another seat to which he replied, "We're actually out of them right now" - Finally I just decided to go to home-depot to buy my own seat and had Joe install it. On install I showed him the difference in the two seats but he still didn't seem convinced, no idea how to explain this one, it really had me scratching my head. The building never compensated me for this.
If you're facing south (towards pershing square) beware of high noise levels, if you're a light sleeper like me, you'll most likely need to sleep with noise-cancelling head-phones / ear-plugs. Over my lease I was constantly disturbed at night and couldn't really sleep properly. The latest being a taco-food truck that parks right out front the building on 5th street running a loud generator + playing music until 2-3am every day of the week (even sundays). Building said they can't do anything about it.. This was the last straw that made me avoid renewing my lease. In the summer the city throws weekly concerts at Pershing Square meaning you'll get very little peace & quiet in your apartment Fri/Sat/Sun. The building rests on a traffic corridor leading out of DTLA, be prepared for constant revving of engines / horns, buses stopping & dropping off people, protests and the occasional street takeover. It's DTLA but I've found this spot is definitely louder on average than the other areas of DTLA I've lived in. Again I think most of this comes into play if you're facing Pershing Square, I've talked with people on the other side of the building and they mentioned...
Read moreThere are so many options when looking to live in DTLA, but Park Fifth is by far the best. I honestly cannot think of a single thing to critique here at Park Fifth; the staff are exceptional and truly go the extra mile, the quality of life is unmatched, the amenities are some of the best offered in LA, and the apartment homes are extremely high-quality, and the building is well-managed and maintained. I love living here and my experience as a resident at Park Fifth has truly exceeded my expectations.
STAFF: While the building itself is top-tier, the staff truly makes it the great place that it is. The leasing staff (specifically worked with Keith, Luke, and Neal) have been extremely helpful, responsive, and accommodating. I have worked with each staff member at some point during my time at Park Fifth (leasing, amenity rental, renewing my lease), and they have all shown that they really do care about the residents and go above and beyond to ensure that needs are met in a timely and organized manner. I have lived at apartments where the leasing staff are inaccessible, unhelpful, and where responses take days to weeks; that is definitely not the case here at Park Fifth, and I am very grateful for the staff's commitment to ensuring resident satisfaction. The concierge staff (specifically Reilly, Tom, Ezri, and Q) are very helpful and welcoming. They greet you by name, and while that's a small thing, it really does make you feel at home. Recently, the smoke detector in my unit started beeping and Q arrived in less than 5 minutes to help me disconnect it and replace the battery (it was past midnight), again, this is the commitment to resident satisfaction that is just unmatched at Park Fifth. The maintenance team goes above and beyond to complete service requests, and my service requests have always been completed either the same day or the next day. Park Fifth really did a great job putting together a team that really cares, and it really makes this building the great place that it is.
BUILDING/COMMUNITY: Park Fifth has some of the best amenities offered in DTLA. From an expansive rooftop Skydeck with 360-degree views of DTLA to the rooftop pool, 24-hour rooftop gym, and a lower-level patio and clubroom the amenities really are unmatched. The gym has free weights, a smith machine, a cable machine, set barbells, treadmills, bikes, ellipticals, a stair master, TRX cables, and there's an entire yoga room adjacent to the gym with insane views. There is a coffee machine for all residents up on the roof with great espresso and coffee options. Park Fifth also hosts regular resident events with great food and beverage options. Park Fifth has scent machines throughout the building and the hallway and common areas always smell great. There is 24-hour security and valet in the building. While the building is access controlled, their commitment to safety is also appreciated. With everything that has been going on in DTLA recently, Park Fifth has been quick to send residents safety alerts and has always increased security presence around the perimeter of the building whenever necessary. The views are amazing, and the building, amenities, residential experience, and community are unmatched.
Overall, I'm so happy to have had the opportunity to live at Park Fifth. It has by far been the best residential experience I have ever had in LA and I cannot recommend Park Fifth enough if you are looking for an apartment in...
