The building and his manager Brook Purcell already have a ton of lawsuits filed against them and they will have a brand new giant fat lawsuit to handle, very soon. Do not rent here unless you want the company's nasty lawyers to send you a letter saying that "your complaint is denied and disputed" for any little issue you may have with your unit. Loud neighbors, amenities out of orders, smoking all around. In our case, the issue was far from small. The manager Brook refused to amend the lease due to domestic violence and violated California Law, yet no one cares in the entire company and they keep saying they did everything perfectly by forcing a domestic violence survivor to keep paying rent on top of the penalty she already paid to break the lease after moving out. And if that wasn't enough, the domestic violence survivor was sued by Sunset & Vine for an eviction after she already left the unit, paid the penalty and provided all required paperwork. This is how far the manager of this building will go.And they even tried to get a default judgement knowing that the victim was out of the country and wouldn't be able to respond! Nasty! Domestic violence is very serious. The tenant could have died because Brook wouldn't believe her and didn't care and told her that the abuser didn't financially qualify to stay in the unit by himself so her name would never be removed after the victim already paid the penalty! Brook would do anything to cash in. A human being's life means nothing to him. He would have someone beaten up and abused rather than give up money that legally Sunset & Vine is not entitled to cash in. As far as I am concerned, Brook is a disgusting criminal and this is my opinion and I am entitled to my opinion and he can go cry to his lawyer and put up a fight with Google to remove this review but nothing will delete the truth. Once our lawsuit will be filed it will never disappear. Brook is going to have to respond personally to the lawsuit and he will have to explain to a judge why he didn't want to amend the lease of a domestic violence survivor after she already vacated the unit and provided plenty of paperwork and even paid the penalty to move out. And there will be plenty of witnesses who could hear the victim screaming for her life inside the building and they will all be at the trial testifying.If you want a landlord who ignores California laws/regulations & does whatever he wants to enrich himself then Sunset & Vine is the perfect place.They are not even responding to our request to have our deposit back after we have legal paperwork that clearly state we can have our deposit back.God knows what lies they are going to make up. Be careful because they are all pathological liars and awful people, especially Brook. Sunset & Vine will take extreme measures to lie in court. Even asking tenants to vacate a unit just to take pictures and lie in court and say that the unit is vacant.We were attending another tenant's lawsuit against Sunset & Vine at the Los Angeles Courthouse and and we even witnessed Brook intimidating and bullying a senior tenant right before attending the trial with statements such as "you are gonna get nothing" delivered with the most cruelty I have ever seen. Who does that? Who says that kind of things in that way to a 70 years old with heart problems? Brook is nasty. Before renting here check Brook's lawsuits and Sunset & Vine's lawsuits at any courthouse of Los Angeles and check their complaints filed with the Better Business Bureau and also check for their complaints filed at the California Bureau of Real Estate and Consumers Affairs. If you want to be literally disgusted by human kind then go ahead and be managed by Brook and rent at Sunset and Vine, it's our duty and responsibility to share our story and our experience. We are sick to our stomach every time we think of Brook and what he did to a young woman and what he put her through. Not sure where to start, but this place has so many issues on a lot of levels. They buildings are old, walls are paper thin, weed smell everywhere( I get it, itâs Hollywood and California and all, but they barely ever sent out emails or notices to people to stop freaking smoking weed in hallways and balconyâs and even inside apartments! They donât care about your complaints much. Had a very noisy couple move above me who would be moving furniture almost every single night, even after itâs been like 6-7 months of them moving in (I still canât understand why they were moving furniture every night till 2-3am! Still puzzles me). Spoke to them nicely first time, and a second and by the third time they started getting rude. Spoke to the office several times and nothing happened till one night I called the cops on them after having a loud party, moving furniture and people laughing really loudly and banging on the paper thin floor/ceiling above my head.
Another incident when I came home to someone parked in my assigned monthly paid for parking spot on the upper floor where I used to live, and I ended up parking all the way down in the guest parking 2-3 floors below for 2 nights until that person left. Spoke to the office manager next day (African American lady) and she was rude telling me not to tell her how to do her job after asking her to get that car thatâs PARKED IN MY SPOT FOR 2 nights toed. Her excuse was that she didnât know about itâ eventhough I had called security the night before and the night before and they put a warning âticketâ on that car and they said they told the office. So how come âshe didnât knowâ? So much for knowing how to do your job!
And not to mention all the other issues that others here mentioned, the issues with the garage gate, the very loud and disturbing sound of the fire alarms (that I am sure could kill someone with a weak heart one day because they are soooo loud and come off without warning waking the whole complex up at 3 am or so. I donât necessarily have a weak heart, but I did wake up with an extremely fast beating heart at least a dozen times), shady looking people walking around and lazy security they have especially overnight.
The last straw was them trying to take my whole security deposit (also like several people on these reviews mentioned. It seems to be a common thing they always try to do). Thankfully I took pics when I moved in that showed the state the apartment was in (spotty/stained concrete floors, dirty balcony etc) and despite the fact that I talked to the leasing office about those things when I first moved in, they claimed that thatâs as best as those floors and balcony can be cleanedâ. So when I was leaving, I had the apartment professionally cleaned and left in a state that was the same or better that when I left it, and I took pictures, they had the audacity to say that it wasnât and charged me for cleaning. I filed a claim at the Supreme Court and they didnât even show to court and the judge ruled in my favor by default (For the amount of the security they claimed for the cleaning plus court fees) but I had to go through a lot to file for the case, send copies of the claim here and there, send a friend to serve them, pay the court fee, and then I get an email out of nowhere from a ânew property managerâ saying that they knew about court rulling and said they are paying me that portion and totally ignoring the fact that there was a court &judge ruling and court fees. Contacted that new property manager again to reimburse me the court fees and was totally ignored. Now I will file another court form that will be served to them by a sheriff and put a lien on their property if I donât get paid for...

I deeply regret my decision to lease at this deplorable apartment complex. What appeared presentable during the initial tour quickly revealed itself as a nightmare of mismanagement, neglect, and questionable business practices.
FACILITY MAINTENANCE: The property's maintenance is nothing short of embarrassing. The elevators and parking structure turnstiles are perpetually broken. Basic repairs go unaddressed for months. Yes, months! We moved in October of 2023. Elevators and parking structure turnstile both broke within a month of us moving in and never returned to working condition for the remainder of our 13 month lease! The air conditioning would not work in hot weather. During summer months regardless of the temperature the thermostat would be set at the internal temperature of the unit would never reach below 74°. Despite requesting maintenance on this issue multiple times, property management basically left it as âthatâs the way it is, you are overloading the air conditioning unit.â Expecting the ability to maintain a temperature of 69° inside our apartment during summer months should not be a negotiable thing. Whatever the problem is that is not allowing me to do so is not my problem. It is the responsibility of the property to make sure that their facility is up-to-date and working properly. Embarrassing!
WASTE MANAGEMENT & CLEANLINESS: The grounds have become a literal dumping ground. Messy tenants leave abandoned trash in trash rooms not depositing trash in proper disposal areas. Dog urine has been allowed to stain and marinate throughout corridors and inside elevators. Despite constant emails and complaints from myself and multiple other tenants management has done nothing to rectify these issues. Management's complete failure to address these issues has created an unsanitary environment that poses genuine health concerns.
TENANT SCREENING: After we signed our lease, the quality of new tenants declined dramatically. The management's apparent abandonment of proper screening has led to constant stolen packages, noise complaints, messy common areas littered with trash and pet urine, and a general atmosphere of unease. The once-peaceful community has devolved into chaos, with zero enforcement of community guidelines or basic decorum. This community defines the word âRatchet.â
PREDATORY MANAGEMENT PRACTICES: The most egregious aspect of our experience has been the leasing office's blatant attempt to extort additional money from us through deceptive practices. They conveniently forgot lease terms and balances owed throughout the lease term in an attempt to extort more money.
QUALITY OF LIFE: Living here has been a constant source of stress and frustration. The combination of deteriorating facilities, negligent management, and declining community standards has created an environment that no one should have to endure, especially given the rent prices. We couldnât get out of this community fast enough.
CONCLUSION: Save yourself the headache and financial exploitation - STAY AWAY. The management's predatory practices, combined with their complete disregard for property maintenance and tenant welfare, make this complex an absolute nightmare. Your mental health, safety, and financial well-being will thank you for choosing literally anywhere else.
If you're considering leasing here, do yourself a favor and run in the opposite direction. Unless you are a ghetto / ratchet person who takes pleasure in cultivating a ghetto / ratchet living situation save yourself the stress, frustration, and potential financial exploitation.
